Hello, In the floor plan given to me, Carpet area as per RERA it is 893 sq.ft but when we calculate dimensions as per the room sizes, enclosed balcony dimensions , bathrooms it goes exactly 780 sq.ft. So there is difference of approx. 113 sq.ft. Can you please provide your inputs as earliest. Why so much difference here and builder is saying internal thickness of wall should also add in RERA carpet area.
I'm purchasing a property in Bhiwandi-kalyan bypass and builder told me that the total built up area is 720sqft then how much will be the carpet area and what will be the rate for the same and also it's a 1 bhk flat with rate of 3000

We feel it is ambiguous. I man he is not considering our enclosed balcony area in our existing carpet area but we have to purchase enclosed balcony area which is free of FSI.

Technically, you’re not allowed to alter the building’s external design. However, enclosing the balcony with acrylic or glass windows without making structural changes is quite common. Many people proceed with it for added convenience, so you can likely do the same.
