Instead, we now consider buying a small piece of empty land (something like 1 - 5 hectares) somewhere in nature near a river and mountain. Do you perhaps know how we can find something like this? I follow your channel for the past year and I enjoy the insight and valuable info! I agree that Batumi is a sound investment ( I too plan to buy a one bedroom sometime between 2022 - 2024) but I think the best time to buy in new buildings will be the end of 2022 or perhaps even in mid to late 2023 for the following reasons that you didn't mention; 1) The new projects on the outskirts of Batumi are huge and despite that they are not located in the most desirable areas for international investors the sheer amount of new residential units will inevitably mean supply outstrips demand for the coming two, three, maybe even four years. 2) The economic and political climate in Turkey (where an eighth to maybe even 15% of total unit buyers come from) is very negative due to the continuous plunge in the value of the Turkish Lira. If the Turkish Lira falls another 50% this year as many analysts predict demand from Turkey will completely dry up. Also Georgia is witnessing increasing political tension and the latest elections show the opposition commands 40% - 47% support in all cities and towns. If the government is unable to deliver on its economic promises there is a risk of violent confrontation between supporters of the rival political camps and this always spells lesser demand for real estate if amicable settlements and compromises are not found. 3) Demand during the last two years is much less than in the period 2017 - 2019 but prices didn't fall as much as demand gas for the simple reason that since spring 2020 construction materials rose sharply (on average 30% - 60% depending on the materials used) and so developers cut profit margins to a point they can no longer reduce prices but they will have no choice as most are indebted to the banks. In conclusion Batumi is a wise choice as long as the construction company is professional and trustworthy. However, prices will drop a further 8% - 20% in USD terms in the coming 6 - 12 months IMO and as rentals are currently plentiful (the pandemic is not going away anytime soon) and cheap I think to adopt a 'wait and see' approach is wise.
The markey change its face every day, so nevermind of turkish buyers. If a content is good, the world is much wider than boardered neghbourhood (the last season illustrates it best of all)
