    Nice insights about Georgia. But too broad to say those things apply to 'Eastern Europe' as a whole. Done about a dozen residential RE deals in the region. Works differently country by country in CEE - not possible to generalise.

    I think I'm finally ready to push the button and move there, and you may have just convinced me to use a lawyer just in case when I decide to buy something. Will rent first and take my time to find something I like, but this is gonna happen.

      Nice, it's a fun thing to do. I love my place there. Happy hunting. (I would look in Tbilisi... specifically, Vake, Vera, or even over the otherside near Fabrika. You will understand when you are in Tbilisi) :)

    1300 dollar per squaremeter is more than than what you pay for the richest district of Georgia, which is Mtszminda (1100 dollar per sqm). My friends bought a one room flat in a nice hotel in Batumi for 24 k.

      I didn't say it was cheap for Georgia. It is in the ski resort. So it's expensive compared to Tbilisi you are right. Batumi I think is a bad idea, oversupply of apartments. That will be hard to appreciate in value over time. What do you think about batumi?

    Love this video mate, very cool that you are ski in ski out and a pretty sharp price for 70k. quick question how much on average are the ongoing fees for the building like body corp and snow clearing fees if you don't mind me asking?

      About $1000-$1500 a year. I think it's expensive.

      I have a technical question! Since foreigners are not allowed to own land in Georgia, when purchasing a residential property such as an apartment in an apartment building, do you then not also own a part of the land on which the apartment building exists?!

      Hi, I did spend 6 months there in 2020, but it's a bit tough to get back there right now. I'm in Kiev. It really is primitive. Not a resort like austria or anything like that. But it is fun and affordable. one if the best places to snowboard 🏂 in fresh snow, no trees so it's a big open park

    There’re a lot of stupid layers as well who aren’t possess any real estate laws knowledge, will take your money and just ruin a good deal, because they don’t like something in the agreement. Later on you’ll find out that that particular condition is actually a normal practice and in fact in written in the law. I’ve personally encountered this while was purchasing an apartment in Belarus

    I’d love buying a flat in Montenegro or Belgrade Waterfront but the prices are very high, especially for Eastern Europe... Do you think the prices may go down in future due to Corona?

      Thanks for the comment. Yes I definitely think prices will be affected. Maybe less on waterfront places. But the trick will be trying to find a desperate seller. Someone will need money, and be desperate to sell, and this way you can get distressed prices

      The price went up from 35,000 to 100,000 to purchase property. That's the easiest way to become a permeant resident.

      Go to Georgia on a visit and contact any cheap Lawyer. Register a business license in a day. Don't waste 100k. Just pay minimum taxes and in a month you can apply for an ID. Buy a car and with that ID you can take your car to neighbouring Countries like Armenia, Turkey, Ukraine and even Russia.

    I just read an article from the National Association of Realtors that 22.6% of our Colorado buyers are coming from Georgia. I understand the California buyers but not the Georgia buyers. Do they like the cold now? ??

      Hi, I first became a resident. Then I opened a TBC bank account. Then wired my money with transferwise into the bank account. How long have you been in Tbilisi?

    Hi Andrew great video. Do you have any info on planning/building/construction laws in Georgia. Also can property/land be owned by expats or is it a ethnostate. We are looking for property with land with the possibility of building a new or adding to an external structure. Any help appreciated

      Honestly, I don't know the laws, but you just need the zoning to be ok and anyone from anywhere can buy. Foreigners can buy anything as it's not agricultural land. Just need a lawyer to confirm the zoning before you buy.

      @@AndrewBrownInvesting Thanks again for the reply that's great help. Either Gudauri or Tetnuldi I think. Although the skiing is abit basic in Tetnuldi at the moment. Do you know anything about access from lower villages when looking in Gudauri area. Ie gondola to the resort or do you have to be in Gudauri itself. Driving would be an option from neighbouring villages too but not sure on parking situation in resort and heavy snow days might not be ideal depending on how good they are at clearing the roads over there? Would be handy to get your email if that's somehow possible. Would appreciate picking your knowledge

      Hi, Thanks for a great question. I talk about the stock market a lot so it's great to talk about something different. Are you talking specifically about Georgia? If so, there is no such thing as a trusted agent... But tell me more about what you want and I'll find someone to help you. But don't trust them. I have my lawyers check everything.

      For the ski resort side, look at the developer Redco with property in Gudauri. It is ski in ski out and I bought from them. It is definitely safer to go with large developer if you are unsure as they have some standards and rules. Redco are ok, not the best, but the location in the mountains is the best. Tbilisi, there are good developers as well, but I don't have the experience here. Hope that's a good starting point for you. Have you visited Tbilisi before?

      Yes you can buy a house with land as long as it is zoned as residential land. There have been issues in the past with foreigners buying agricultural zoned land, but there are ways to buy that as well.

      I understand, there are some beautiful blocks of residential land within 10 minutes of the capital city, with nice views and space that are reasonably priced. myhome.ge is probably the best website. but you will find that a lot of the listings are fake on all websites in eastern Europe. So its fun to look online, but you will need to do a lot of work yourself. Are you in Georgia?

      Needs to be valued at over 100k, so my apartment after renovation and a few years of price appreciation, has gone past 100k now.

Considering that Turkey has a residence permit program by owning a property there (any amount - even as low as $20.000) - you'll get a 1 year IKAMET residence permit that you can extend annually until you die as long as you still own the property. It is worth considering.
      I think it doesn't apply to Georgia 😅✌️

      Well the only city near the water is batumi. Unless you look around Tbilisi sea, which is a big lake. Internet should be fine in both places. You really need to spend some time there before buying anything, it's not for everyone

    $70,000 for that ?? You got ripped off !! I paid $75,000 for a 1250 sq. ft. apartment close to a ski resort in the mountains of North Carolina USA

      But unfortunately usa is in a down trend now and georgia is a upcoming country with more economic freedom than US and trends are that usa economic freedom will keep falling down .
