Is there an advantage to doing an ADU on a piece of residential properly over doing something like 3 or 4 individual garage apartments on a similarly sized lot with shared driveway?
Beautiful and functional ADU! Some questions. What makes this property a SFR with an ADU versus a duplex? In what city is the property, and what is the owner asking for rent for the ADU?

LMEFAATWO 120k for a 1/1, NOT including the garage!? Screw this market, it's entirely insane. I'll support anything that gives us massive deflation and puts the market back to $50k starter homes, IDC what Big Orange proposes at this point.
Seems odd to do a closet pantry vs a cabinet pantry for the small space. You get at least 8 additional usable inches of width and a few for depth (or additional walkway space). If a closet is needed then the 15x24" tall cabinet plus the pantry would seem more useful.

I have managed comparable builds recently in Philly area at approximately $60-70/sf using subs for all the work. Not as nice as this, though gets close to market rent, and price did not include the outer shell which already existed, though most of interior was reframed and mechanicals were all new. Granted, this guy's work is top quality and he appears to use all licensed contractors and subs. I imagine rent is somewhat higher in his area also. I can't knock his process in any way, very sound and will have many decades problem-free. Even at $200 sf this would be a solid return.

Does $225 sq ft include the garage and foundation build out to support the 2nd story?
Foundation yes, prob another $50/sf for garage space.

Both are great options, but the local zoning code will say how many units are can be added.

Codes, standards, fees and size make it an ADU (could have been a duplex) S Oregon Market. Rent on this one is around $1400 I believe.

In most cases yes, but only top down area, not full area an angle.
Just part of the length x width of building. If you are pushing up to max sf, you could make a case to not include it in GHLA (living space)

You may be able to, but would need footings under exterier walls.
