Call me crazy but I'd rather the bathroom to be where the bedroom is and make the whole thing more of an opened up suite. Walk-in shower, keep that walk-in closet but being dual walk in between the main area and bathroom. I absolutely love the outside stairs. I've been looking at some other garage ADU apartment style set ups and they build this stairs from inside the garage. This concepts allows a better open space, which I love!

Maybe a dumb question but was this space above the garage already there and then plumbing walls and stuff were added or was there a roof on the garage before the conversion?
In my opinion this only works for family types as if well we all need this imagine a town full of these to have garage and above it you got your family its perfect and besides having a whole neiberhoods of these isnt that bad

This unit was about $120k but the owner is a bulder. The price you were quoted sounds high to me. To reduce cost, consider a super simple design, building less sf and self managing. Thanks for the veiw!

I am a designer specializing in residential remodel, ADU's and additions, and very recently I had a contractor quote a homeowner a figure around $180,000 for a 2nd story ADU addition to an existing garage with a slightly larger area, around 850 sqft ... this is city of Los Angeles.

This one, and most I have or tour are build new. You can add a second story in some cases, but most of the time it is easier/cheaper to start new.
