Where does the washer and dryer go
I love 💕 this,however I'd make the entire place my home.Bottom part kitchen...dining area,living space br.also upstairs 2nd br., 2br.
I love this idea so much because you still get a place to park you car. People seem to forget that your transportation is the 2nd most expensive item you buy so might as well have a room for it. Even if I retire into a ADU build, I will add a covered garage for my tiny car too❤

The house is the second most expensive. The wife, is the most expensive. Even more so if she wants kids. Why else buy the house?
Don't worry. None of us will have a car for long or cash. The WEF will get their way, but most poor sheep can't see it.

This would be the perfect set up for my son that can't quite afford to get his own place because rents are just too high for the wages in our area.
It’s so funny to me that 520 square feet is a tiny house in the States while in many places in the world it’s a normal sized apartment.
I mean in the big citys that’s pretty normal here too
They're not called tiny apartments, they're called tiny HOUSES. The part I find funny is that the prices are typically not accordingly tiny.

Important note: spray insulation in the garage ceiling to prevent engine fumes from creeping into the living spaces.

This is so cute! One thing that would bother me: exhaust fumes and noise from the garage, unless it’s really, really well-insulated.
Definitely would need good insulation and ventilation!
We live in a garage apartment.
Added a 12x24’ deck with a roof & staircase.
We live out there in the summer.
I plan to change the indoor stairs for an elevator. Elevator kits are only about $6-10k.
For hauling laundry & groceries. And for people who have trouble with the stairs.

Think about my next home which would be something like this, but cut it in half. So there's to living spaces and rent one out. Because the tiny house is supposed to be a tiny house and to me. This is a pretty big house and if you could cut it in half where each person has a living space plus a garage to park their vehicle. That's game for me and have the person pay for your tiny house. Hello, yeah, that's the way to go.
I love it!!!! I would have build a mud room with hooks, a bench, shoe and boot racks just outside the door by the stairs. One thought about living over a garage is
exhaust. We lived in a Morton as care takers and the dear owner kept his tractor under us. He didn't realize how much the diesel stunk up our little house. There are work arounds. Backing up out of the garage to let vehicles warm up helped. It was the nicest little place we ever lived.

That pull-out "Lazy Susan" shelving is Ingenious! I am surprised that I've never seen it before, but I am sure that the word will spread. As well, I have Never seen such a compact, spacious, portable Gazebo. (And with solar-powered lights for the evenings) Wow!

I've always loved the idea of an apartment over a garage. Unfortunately I can no longer climb stairs. One thing it lacks is space for a washer/dryer for full time living. Other than that is perfect!
Good point! Maybe that could go in the garage/shop area. The one downside, for sure, of this house design is the need for stairs

I'd get rid of the shoe/coat place by the frig and create a pantry instead. I like the idea of the coat/shoe place at the bottom of the stairs.

I like the barndominum label, myself. Also, I too, would create one larger parking space in the garage with the rest of the space walled off for projects/crafts. All in all, not only is this an efficient use of space, but it's a great looking building, as well. 😊❤

My only thought would be to reconfigure the layout so that the bathroom is accessible without having to go thru the bedroom. Sometimes that just isn't practical.
Otherwise, really like the overall "vibe"; sort of attic-like, with dormers, gables, and funky angles (but personally not into the farmhouse decor). And that slide-y undercounter storage shelf-thing is soooooper-cool!

I would think of the garage area as the downstairs area of my home-now you have 1020 square foot home! Living in the Deep South means the air conditioner can potentially run every month of the year-as needed. So I would put in a central heat and air system and would finish out the downstairs as a home with the same insulation, drywall or beadboard paneling. I would simply make the floor area where the car is parked easy to clean. I would maybe build a 3/4 wall to divide the car/hobby area from the rest of the space. I just sat here and realized THIS is the kind of space I have been dreaming of for myself and my hobbies. And as someone here said-vehicles are expensive-they deserve to be parked somewhere nice.

To use this unit as a home, I would take some of that attic space and expand the bathroom a little bit and include a laundry room. Gotta have laundry for fulltime living, IMHO. ♥

It would be 1/2 a run in shed for my mules and 1/2 garage/tack room downstairs and me above. Hay and feed would be stored in a shed outside for insurance reasons and the mules would have a coral and a heated water trough attached to the barn. I love it. 🤠😻
I would like to see a deck off the top floor. Use French windows or doors to extend living space to the out of doors.
I want to build something like this in my backyard, sharing the driveway with my existing garage. It'd get to use it's own garage and have a downstairs entryway and an elevator! Mine would be 20' wide and as long as zoning allows (40' if possible). Ideal!

In the 70's they called those kinds of kitchens step saver kitchens. Small kitchens were the rage back then.
The coat/shoes situation. At the bottom of the stairs facing you as you open the front door could have had a recess built into the wall 'cupboard/closet' tall enough to hang coats store umbrellas etc and shoes as well. But would mean slightly protruding into the far corner of the garage but not too much to take up too much space in that particular corner of the garage though. I cannot remember which side the front door opened from though.

I would definitely choose this design and use the downstairs area as half a car garage and half a music studio. Having that area to use anyway you like is a game changer!
Another idea to help with TV viewing is to remove the sliding barn door. Sure they're cute but they are totally impractical by taking up wall space. And they don't allow all that much of a sound barrier or privacy. My in laws have one for their bathroom door and you can hear everything lol. Right where you would hang the TV the door would cover or hit it. A better idea is just a cute pocket door that slides right into the wall. You can use an old door or make your own to give you that look you would get from a barn door.

Great video and ADU. I'm not a fan of having to go thru the bedroom to get to the bathroom. Especially for guests or if someone goes to bed earlier than the other partner.

i’ve stayed at the place and it’s adorable and the location is awesome.
If you made this into a 1 car garage, you could have a guest bedroom or a living room space just to the left as you enter the door to the stairwell. You would just have to soundproof the room well so it wouldn't be loud in there when driving in or out of the garage. Love it!

Great advice on what they could do to improve it. I agree 100% with those ideas. Very cute place, but I can’t do stairs anymore. I like the layout though. Plenty of space.

I love this concept of creating an ADU from or with a 2 story garage! I agree with all your suggestions too. Another thing I would change or add, is the dining table to have a leaf so that you could have more people dine together.

I truly adore that tiny living space. It looks comfy, cozy and actually spacious for a BNB. While I like everything about it, my fave is the pull out pot storage cabinet, of all things.😊

This is awesome. I grew up in Chicago which has thousands of garage apts that were called coach houses. Generally, the space is accessed mainly thru an alley with side entrance to the street alongside the main property. They were some of the best rental deals. Thank you for showing this space with so many ideas.

That kitchen is my favorite. I don't know why I am digging that cabinet with the double metal racks so much, that's kinda of like a lazy Susan. That kitchen has everything you need, and it is a nice size.
Next the bathroom, that tub is a nice size. Like the tile selection and vanity.
Those floors really do look like pine. I'm usually not a fan of light floors, but they work so well in this unit.
Those improvements sounds great. I was wondering, how a stackable washer & dryer or washer combo would look like sitting right next to the kitchen, in that area where the shoe rack is.
The whole unit is spacious, it looks bigger than 500 sq ft. I love the open concept, and the exterior. Nice design.

I love it!! I think, living upstairs & car parking in garage, I would add a 6-8 foot wide covered area from the garage door to the apartment door for weather protection or try to find a way to incorporate this area within the garage body. I would love to have that kitchen in my house now!!

A good layout with visual & floor space.
Neat design, are their plans available? I would get swap out the bedroom barn door and put a pocket door instead. That would free up the wall for a larger TV, bookshelf or combination of both.

I love this. This would be my ideal space. I am a maker and to have a shop down below perfect. And the space above is enough space for one. Could even do another room below and a shop. I like that you guys gave some input on how to do things a little different in this space. Love it!

Utility structure depending upon locality and zoning ordinances. Those factors will influence the property tax. Ask the county...they own EVERYTHING.

Love it!! I could very much live their comfortably! I agree with the changes though plus I had a few of my own. Now that under the counter "thing" in the kitchen that made use of the corner space was pretty darn cool!! Never have seen anything like that! Just wow!

@@TinyHouseExpedition Agree! Really cool! I pretty much agree with most that you said to make it a home and not Air B&B. Moving the couch would make a huge difference. Opens up the windows access and the wall space is perfect to mount a TV that can be pulled out and turned towards the kitchen if you are prepping/cooking or whatever and the game is on...LOL! You could put a small cozy chair under it also if wanted for extra seating or a little reading spot. Or even a stand with a swivel so you can turn it. I personally would probably mount though so the space under it can be used however you want really and changed out easily.
The kitchen. So pretty! You hit the nail on the head with creating a space or something at the bottom of the stairs for outside and wet clothing. With that, I would get rid of the bench and hooks off the stairway and extend the kitchen with a big pantry! I can't really tell how muck walking space (and ability to move things in and out) that would provide if you brought it to that door. Could adjust size to that. But this day and age storage in a kitchen is huge. Everyone needs space for that air fryer, toaster/toaster oven, bread maker, blender, slow cookers and so on without using up the kitchen cabinet space and keeping counters free. Maybe even put a couple outlets in it. You just never know. People are pretty clever and resourceful with spaces these days!
That little nook would be a great unique office space of you didn't need an elaborate set up. I could get creative with it if I had to.
Bedroom. Not a fan of the murphy bed thing though it makes tons of sense! Just not my taste nor the need in my personal life for a duel purpose room. I have seen some pretty fancy cool ones. I do like the idea of the beds with storage under them though. Not drawers or any under the bed pull out stuff. Limits where the bed can be placed . I like the ones that you can pull up the platform the mattress is on and it is just a huge storage "box"!
Of course this is all just my opinion. The bathroom, something as simple as a nice over the toilet shelf unit would be helpful.
