  • Last week, I Visited a very comfortable detached house for sale in North Thailand (Phitsanulok). In the previous house viewing, I discussed whether to build a house in Thailand or buy. This is certainly an option. I also view a cheaper version and have a brief discussion on what type of person/expat this type of house would be suitable for.     The problem with these projects are most are bought by thais as an investment, and over the years they aren't maintained, so very quickly the area becomes shabby and neglected. This makes them difficult to sell. I would always recommend renting in Thailand, but if you want to put down roots somewhere, buy a plot of land, around 300,000 baht for a rai of land in semi-rural location, and get a fixed price building firm in to build your house, and make sure there is a 2 meter high wall around the land with razor wire on the top of it.

      Yes I did a similar thing. Not everyone has the Time and patience to build though and some don't like paying rent with nothing to show for it at the end. Depends on you circumstances I suppose.👍🍺

    I mean really!…who’s going to buy a house with no kitchen counters?…..what planet are they on?……just include the kitchen and add to the price!
    Puts me right off, buy a house then pay for it to be finished off?.?…..errr….nope

    I will never by a project here. It all seems very rosy to compare a three bed box in Yeovil for 3 or 4x more expense with one of these Thai properties. But, look closer at the detail.
    The external walls are 70mm thick plus, alongside the non-double glazed windows with a seriously low U value means you will need your AC on virtually constantly.
    The windows are deficient of any strength and would not stop any burglar. The floor laminates are often thin and, alongside the chipboard/plastic coated skirting boards will only last 2/3 years.
    As always in Thailand, its all about show and no substance.
    If you are serious about staying here for most of your life then either do what James has done and build property on an independent piece of land which has already been developed locally as residential, or buy in the UK and rent here in Thailand by using UK rental income which will provide an ample surplus.
    Finally, you enter into a management agreement with the other home owners but when the road collapses somewhere you and everyone will have to pay, yet there are minimal legal routes to enforcement which is why many of these so called 'villages' look a mess after a few years.

      Agree with a lot of what you say Divad, but finding landing and building here can be a stressful experience. I had some problems but happy with what I got in the end. Certainly not for everyone.🍻👍

    Hi James good to see you out making video's I guess 3.4 but was expecting more furnishings by the time you totally fit it out that's another million. And the neighbor's way to close what if the have children ,dogs could destroy your sanity.

      Yes agree about the closeness of other properties, but it was so quiet there which was strange. Maybe there are community rules on pets and noise etc. Hope you're well mate.🍻🙏

    do developments like that come with an annual maintenance fee? how much?
    i'm probably like many others that prefer more space between neighbors than space in the house. i enjoy being outside in the evenings, having a beer, and appreciate the occasional walk out back to pee on a bush without showing up on your neighbors security cameras . :)

    Compared to a condo massive place yet secure low maintenance with potential for visitors and for some big pot plants on those balconies.. I don't think many would be having a grand dining table like that so for me half of the kitchen would be there cup counter plates fridge chopping board and just washing machine and a gas bottle stove with dishes bucket in that outer designated kitchen area so maybe that's why doesn't come with the counter built in.

      Yes it does come as an empty shell, so you could do what you want. The upside to condos is that foreigners can have full ownership. 👍🍺

    This realestate companies are making bank on foreginers . They do not include furniture , decoration and even does not have a big backyard as well .
    Damm with this prices some one can make 3 times bigger house in thailand

      Yes, the extra you pay for living on a housing project does make building yourself more desirable. You can usually build something 1.5 to twice the size for the same money.👍🍺

    I guessed right, but am still surprised that houses within housing projects are so expensive and come with such a small plot of land. I rather have something build myself then.

    The house was ok but I just would not like to live in a place where the houses are so close. They seem a bit soulless as well. I think it is better to buy a used home or even build.
    You should do a video where you visit those fancy schmancy houses in Bangkok where many of the Lakorn are filmed. I think they are called emperors house development, but it would be fun to see one of them.

    James did you not discuss the wall problem 6months ago, yeah you did & stated you are reticent to remove the trees when advised! Trees grow very quickly in Thailand so I would get stuck in before you loose another year, bite the bullet with right machinery pull the wall & put stays concreted in & new "shrubs" or trees (further back) to hide the wall. Put it down to experience as you'll be pleased to see your walls fixed.

      Yes you're right it's been an ongoing problem. It's been difficult to get someone to do it. I only saw how much much worse it has got when clearing that area. I'll hopefully be getting it sorted next month. My builder said he can put stays on my side. He said pulling the wall will break the posts. We'll see how it goes.👍🙏

      @@jamesabroad8589 Check out King Piers LLC ..or repairing leaning walls on TH-cam. I would say it's about lessening the opposing force prior to straightening, maybe waste your money stays without straightening. Always the need to do homework prior to the task at hand, good luck.

    I got it wrong as I thought 4.9m but having said that it was hard to put a price on the fittings and how they charge it, I still would prefer a more private type house with more garden though, cool vlog James cheers.

    These modern Thai houses on estates are too close together.
    These houses have too many and too big windows which is not very economical if you have any conditioning in the house.

      It seems to be the norm. Here John. Even the more expensive estates have tiny plots. I think the windows and door were double glazed but yes big windows aren't great for cooling.👍🍺

    The price is pretty much 40% of the cost of the same design about 20-25 km (30 to 45 min) outside Bangkok in Min Buri or Taling Chan.

      I would agree that to build yourself it would cost between 1.5 - 2 million with a standard finish and materials. You're always going to pay a premium on these types of projects.👍🍻

    Hi James. Nice short video on that housing project. Guessed correctly again ;-). It must be just a Thai thing but even the expensive projects all seem to have such small land plots given the size and cost of the houses. Its the one major negative my wife and I keep running across. Still, we have plenty of time to mull things over as to whether to build at our farm, on a plot closer to town or simply buy pre-built. Hopefully we will get into Thailand sometime in the second half of next year and still hope to meet up. best, Nick & Yisa.

    That’s a nice house.. we have another development being built at crazy prices for a small plot and house at 2 million baht, we are well off the farang path. I have given up trying to understand Thai property prices.

    Brother, the quality of these houses is garbage. The material is so basic and crap. In the west you would get a furnace, central air, amazing insulation, top fixtures, proper plumbing, grounded electric, garage, proper drainage. These houses are just concrete, pure concrete, with pathetic electrical work, plastic pipes, individual aircons, they dont even have screens to protect from mosquitoes. Would love to hear your thoughts???

      Yes agreed, it won't be Western standard , but I've got a mate who's been on a similar project for 20 odd years and he's still happy with his purchase. Central air , furnaces etc. aren't the norm here in houses TBH. As with the whole question of building, buying or renting here, it's about weighing up the risks and what suits your situation.     The claustrophobic nature, with the other properties so close, isn't so bad if you only have one storey, and a 6ft. wall - but 2-storey places like this are horrendous. Apart from the terrace sunbathing idea you would also have to have closed curtains/blinds in the evenings if you really favour privacy... which would make it feel even more contained - not for me at all.
    However, there is one possible solution some people might entertain - if you get in on the project early enough you could always buy two plots, and build one house... Just a thought...

    I will do you a tour of my house soon, it cost me 1.5 million Baht overall. Building it on my own allowed me to design it as I went on :) Check out my garage and workshop build for 10 year price comparisons.....x2 doubled in all aspects.

    I know of a house in Phuket. For the same price in a good area. My wife’s mom n dad owned it. They are very well off. It is a much bigger house.

      Just got into your channel, I’m from Doncaster building a house over in Thailand currently....... from afar...... nowhere near the size of yours and thank the lord as I can’t even get there!!!
      Looking at the markets houses/land that are on the higher end side seem to be going up and up in issan which is a great thing if indeed like you your already established.

      This is a cheaper house. I have a video with more expensive house with a closet. Australian and US homes always come with big closets for sure.👍🙏
