    Thats a real nice house, nicely finished and the builders have put actual thought into the look, feel and flow of the place. No arbitrary fridge freezers plonked awkwardly in the hallways, for example. I like it.
    I wouldn't buy it if it was half the asking price of 7.3 million though, and I will tell you why - the noise. It's a typical trait with thai built houses that unless you are in a quiet spot (like your house James) you can hear everything outside. In this case, the passing traffic.
    I live in a quiet moo baan which has been ruined this last year or so by noise. Neighbors all around me have suddenly started buying dogs, and they can't just buy one, can they. Oh no. They have to buy three of the sodding things, leave them outside all day and night and allow them to bark at every passing person, dog, or wind-blown leaf. Front, side and rear of my house is now barking dog central and the noises bounces around my walls. My house is an absolute belter to look at, sort of nordic cottage style with massive gabled roof, high ceilings, huge windows, it looks lovely, but has been built seemingly out of cardboard.
    The spaz next door has a washing machine which, when finished, sings you a cheesy little song, and it will not stop until he comes out and turns it off which might take hours, as he is deaf. Its not right that I should have to listen to that for 5 hours while trying to focus on work, and I blame the poor quality of build for that. Never again.
    Sorry, this turned into a rant. My point is, that I will never buy another house in Thailand unless it has cavity walls and hinged double glazed windows. That, or on a quiet soi like yours James with the bare minimum of people around me.

      Thai people have no concept of private so you simply have to avoid living near too many of them and the lower the class the more noise typically. James is only safe because he lives in a place where other people don't want to build but if that changes he can easily be surrounded and have his house ruined just like he rest of us.

      I feel you actually. I have a yappy dog opposite that has started barking at anything that moves. Didn't bother me at first, but starting to grind lol. New Head of the village has started blaring the news for half an hour through tanoys every morning too. I strategicallly place sound bars around the house where I spend time and turn on when required lol (one behind me on the desk in this video). I've learned that everything changes and what was an annoyance kind of disappears somehow over time.😁 All the best 👍

      @@jamesabroad8589 30 mins?! I hope it's at least not 6am or anything like that. A single idiot with a loudspeaker can ruin an entire property by making it impossible to get sleep. Blood boils just thinking about this because it happened to me before.

      @@sunriseinisaan Oh man the chanting is game over if it's early enough. I had a temple near an old house that would read off donations at 5:30 AM. I wasn't even that close but they have a loud speaker so it's hard to escape. Not all temples are like this I think but you never know.

    1:48 the traffic noice from the main road I couldn’t accept and it won’t get less in the future that’s for sure.
    Your house is way better and most important quiet neighbourhood with more privacy.

    Prices have been going through the roof in CM over the last couple of years.
    I'd say the land component of that plot (based on the location) would be around 60K/SqW, so that would account for around half the price.
    I remember looking at a plot real close to that one about 15 years ago but decided the 12K/SqW was a bit too steep!!!

    Nicely finished for a Thai house. Once that house is sold I bet more will be built on that grassy area.

    There are plenty of new neighborhoods being built with just as nice or nicer homes in a gated community with a swimming pool for actually less money and just as nice or nicer house. Here in Chiang Mai

    in asean unless it is a high end project. if you want to live so close to the road, you better get double glaze windows which is very unlikely. well i guess after living in it for a few mths, noise become part and parcel of your daily life.

    Hi! I think they want 7,3m THB because the quality is so high. And yes, it´s a lovely house with a very smart look. But the noise from the road is a shame.

      True, a bit noisy in the garden., land by the road is considered more desirable for Thais. Most went for option 1 or 2. Well done mate.👍

    I agree with your saying it is finished very nicely...maybe best of the homes you have shown. But as you also said too $$$ Chiang Mai is awash in nice new homes for half that price right now...albeit not at this lever of cabinetry but that is easily added. Thanks for the tour James!

    Prices here over the last few years have sky rocketed . But the same houses are still listed I saw 11 years ago .

    James this house is really nice. I especially like the upstairs bedroom and bathroom set up. Living room and yard would be to small for me for that price. I would also want my own pool so need a bigger yard. Still really nice.

    Small inside, no land around the house at all, and expensive. That said interior layout was good, as were the finishings.

    That's a nice looking house. I would never buy but would love to rent when I do get to Chiang Mai next year. Outside kitchen is perfect since I like to charcoal grill my steaks and cook korean food which taste awesome but stinks when cooking. lol 👍👍👍👍👍 on this review. 🍻🍻🍻🍻🍻

    The price is high but I think some folks need to bear in mind that this is a mortagable property. A Thai employed by the government can take out a low-rate, high loan to value 30 year mortgage to buy this property. That probably adds 15% or more to the market value.

    Would be interesting check out condos (freehold) prices up/down. Not all of us want to handle all the struggle with house/land.

    The house will have a community pool and security guard, but you don't have to pay? Doesn't make sense and misleading to me. With that, I will be looking for a house in Chiangmai / Chiangrai at end of the year. If I may ask how do you find these houses? What website did you use? Thank you.       There's a big empty lot next it also. Once they sell these they'll build more and it will get packed like any other housing project.

      I think the owner/builder pays any fees. I don't think they're much TBH. FACEBOOK marketplace. Put in the area you're looking for a house and then choose home sales in categories.👍

    Counter tops knee high, lots of empty lots so as soon as this one sells those lots will start construction. How about insulation in the ceilings? Where is the community swimming pool? $215,000 is just about $100,000 or $115,000 too much. IMO

    Been living in Chiang Mai for 8 years. City is crowded and rush hour is kind of bad. The center of the city is not much worth going to. The Malls are much better. Things are cheap and it is a good time to travel in Thailand. Prices cheap and the beaches are clean.

    Yeah it has some nice features but for 7.3 million and only 64 wah sq of land? The ad says 265 wah sq including the parking area so it's hard to say how big the house is but I'm guessing you could build this for about 3 million.

      @@jamesabroad8589 I had to sell my house near Chiang Mai, because it was unlivable.
      Between the pollution in the North and the heat in the rest of the country, Thailand is becoming unlivable. Before the hot season, you could go to cool down in the north of Thailand, but now the Burmese and Laotian pollution makes the north unlivable in this season. I may know Thailand like the back of my hand, better than my own country, speak the language. I'm beginning to wonder if this country has a healthy future for its people. In addition there is China in the north who could land (in addition to monopolizing the wealth of this country and Bangkok)
      If it's not at home, there's a good reason...

    San Sai is typically a cheaper district due inj part to its proximity to the city centre...................I'm a bit out of touch but this seems extremely overvalued.............................fancy the neighbour/owner is chancing their arm a tad......................

    Hi, did your passport go smooth? I live up in Chiangmai and my passport is due in about 10 months time, I gather you used VSF Global?? Was it straight forward etc? I’m from the U.K. also, nice house:-)

      Apart from proof of address in Thailand which needs to be translated, was pretty smooth. Need to make an appointment online first. Took about 6 weeks and got a phonecall to collect at VFS Chiang Mai. Big camera at the Maya shopping mall opposite do good passport photos. Need to be 3.5×4.5cm if I remember correctly. Will depend on what time of year you send ofcourse in terms of how long things take. Good luck.👍🍺

      Neighbour pays I believe. Some people like it I suppose and land is more expensive/desirable for Thais next to main roads .👍

    James bite of a problem with passports there is a ten week wait in uk 🇬🇧 does your British passport actually get sent from the uk ? When one of my daughters was born in Thailand 🇹🇭 I got a British style birth certificate and passport not sure if it was sent from uk ? Lovely place James I like chaing Mia I love santitan

      Very hard to say. I built when oil prices/building supplies were very low. Between 6-9 million if had to take a wild guess. 👍
