    I lived on Lake Conroe Gues it goes along with living near any water, but the bugs are insane... 😂

    How are the canal front homes affected by the seasonal lake lowering? Thanks for all of the info!

      It depends on the canal and how far down it you are in some cases, some are just fine, others get pretty shallow. It’s something we look at on a case by case basis once we start your home search together

    I live on the north end, across I-45, from the lake and I can assure you, the bugs are not just an issue on the lake. I’m 20 minutes from the 1375 bridge and it’s tons of bugs every summer for the last 20 years.
    I used to frequent the lake, back in the mid 90’s, and boat traffic on the far south end seemed excessive and some of the boats were ocean going size. Not friendly to catamaran sailing.
    But generally speaking, it’s a very nice lake and a good area to live in.
    I do wish they would slow down with the development in Willis / New Waverly, the rural living I moved here for is starting to become not so rural.

      Tough to answer this in one comment, but I probably should do a video on lake Livingston to compare. Happy to hop on a call if you’re seriously considering a move, would love to help.
      Conroe is more livable as far as amenities. Livingston has some nice homes, but feels like more of a weekend lake.
