The key to Texas is…. Get out of Texas June thru September. If you have some modicum of a plan to do that you’ll be quite happy with Texas. The winters are super short, the fall in TX is beautiful, the spring in TX is the best. But every year, almost like clockwork, June 15th to Sept 15th, satan weather. We keep a boat on the west coast. We keep our RV the PNW. We’re just not around TX much in the summer. But when we have to be, we accept it for what it is, HOT June-Sept. It’s not news, it’s boring to hear it talked about. Buffalo is cold in the winter, duh. Same thing. This is my 5th stint coming BACK to Houston. I’ve lived all over the world and I find myself coming back to Houston for a variety of reasons. Summer can be dealt with, but the best idea is to get most of your traveling outside of TX done during those months. If you don’t travel, then TX isn’t the right state for you.
I moved from Dallas 5 months ago and yes Dallas is beautiful taking the highway up 75 from dallas to addison to plano and McKinney is beautiful. Everything is cleaner and newer. But boy is it expensive up there
I didn't live in a flood-zone until Perry Homes moved in behind my house, chopped down about 300 acres of forest, then built it up with 1,000's of tons of dirt. They didn't want their new development to flood, so flooded us instead. You really never know for sure what the future holds 🤷🏻♀️
As a local resident who has followed your videos for awhile, much respect for pointing out things that are detrimental to your job unlike other realtors. Two things that you touched on but should be expanded on much more are traffic and tolls. As an everyday 1+ hr commuter, the traffic with all the new development is becoming worse every year at peak times. Additionally the tolls on the 99 with all the new development are insane for non veterans.
Basically when it gets to 100 or over in Houston the humidity is low. The highest you'll see the humidity when over 100 is around 45%. I've seen it as low as 13% when it's hot. The problem is it's still hot and there is no reprieve in the night. It's still in the 80s or high 70s and the humidity goes up then as the temp drops in the evenings. A typical day in the hottest times in Houston is maybe 101 with 45% humidity. Then overnight it gets down to 86 and the humidity is 85%. Also sometimes the heat can start in early May. In May you can have cool nice days but often you can have very hot and humid days even in early May. Usually the weather in October gets better and you often have beautiful and comfortable days. This year however not so much. We only had a few days in October that were really comfortable. Most people run their AC at least 7 months in Houston if not more.
This is my favorite video to date! As someone that moved from a different state I have a few extra negatives 😁…. However, I always make a point to my clients that logistics is EVERYTHING when you buy a home in Houston.
The property tax bill complaint is a red herring. The price per square foot is so low that if you buy the same sized house as elsewhere in the country your taxes will be lower, not higher. The reason people see higher tax bills is that they buy much larger houses.
My tax bill for the same size house I have now is definitely cheaper in Michigan, Ohio and California. 100% cheaper in California property tax wise for the exact same house even if I paid more money for the same size house my taxes are cheaper I know because it was. I have the same exact house but it was 200 something thousand dollars cheaper than my residence in California and I’m way more property taxes and property insurance
The reason property taxes are so high is because there’s no state income tax. They have to make it up somewhere 🤷♀️. Compare to jersey where it has the highest property taxes in the nation AND you pay state income tax.

Renting a home in The Woodlands, landlord did not want to trim the trees. Hurricane Beryl had a tree go thru the roof, in 3 weeks mold everywhere. Landlord was not interested in repairing the roof. Had to move. Not too interested in pine trees everywhere, grass is dead, flies everywhere, pine needles in the gutters, just a miserable mess.
@@Jaycee3 that’s with a tax rate of 3%. At 2.6% you’d pay $16,800 before a homestead exemption and at 1.6% you’d pay $11,200. Without state income tax this is much cheaper than California and many other states. But if you aren’t careful you could pay quite a bit in property taxes.

You may pay $800k for the home and it might only be appraised by the county for $650k so it all depends on both the country appraised value and the tax rate of that community. Most hoas range from $400 to $1200 annually

Atascocita is my current area. Not too busy but 30-40 min to downtown. Nice area, safe, and won’t break the bank. Houston is a great place to live but terrible place to visit. You will learn to love the heat, you’ll miss it in the winter.

I also bought a generator in case. Taxes are comparable to other master planned communities. They can be high but I feel you get what you pay for here. Downtown Houston highrise condo only costs around 200k and over 1200sqft, tax rate 2.1% but HOA is high, but i like this due to 24/7 security guard at entrance and building is only accessible by badge.
Houston area was fine until everyone decided to move to Tx in the past few years and inflated prices etc. I sold my house there in Richmond Tx in February. Good luck to anyone still living there.

My guess is more like 15 years. The more development around you, the more infrastructure ( bayous or widen the existing ones) and water towers are needed.
Now why would a person want to move to a sanctuary city with high crime. Greedy home developers building homes that a $50,000 wage earner can't afford. Apartment rentals are so high that a person that works in retail can't afford. Now they want to focus on the homeless.
The thing I hate about Houston is the left right left right left right turns you have to take to get anywhere here. It is non stop left right turns and you have to know where you are going to be in the proper lanes or else you are putting yourself in danger of a car accident. The off ramps are brutal as well on the freeways. Night time driving is okay due to 0 traffic but in the daytime it sucks. That's the thing I hate the most about Houston. Other than for me, Houston is amazing.

Most of our clients stay, we have only had a few leave tbh, I’d say 95%+ love it The ones we help find a place usually end up moving back closer to family for personal reasons

We now live in Dallas, our electricty bill is averaging $400 per month for a 4200 sf home, our taxes are $15000 per year.

Conroe government seems so anti-progress. Its Not just that they lack fore sight, they just dont like progress. The last admin. was more hopeful because they actually opened shops and bars in downtown. This present govt seems to be scaring them away, lots of shops downtown closing down

Property tax 8:48 $700k home will have a roughly $21k/yr cost? Did I get that right? That might be a deal breaker for a lot of people.

I live in Southwest. Great access but the neighborhood going down and trashy. Plus fireants! Can't take our shoes off.
