    Phenomenal breakdown of why wholesalers earn their keep! Real estate investors are always looking for great deals, and wholesalers get paid by feeding this insatiable demand for excellent real estate deals. Great stuff!

    Wait Alex, in the other video you said reach out to the agents using MLS, now you're saying reach out to the cash buyers. Do cash buyers have their own agents looking for deals? Or we can just skip the agents and go straight to cash buyers? Or do both? Great video btw, im just slightly confused

    The question I have is, aren't the cash buyers/investors/flippers you're planning to market these contracts to looking in all the same places for deals? You're essentially trying to find the good deals before they do and mark them up. Is that about right?

      Hello, User! You are providing a great service to your cash buyers by taking 1/3rd of their job off their plate. This frees up time for them to focus on dealing with the other 2/3's of their business allowing them to scale.

      Hello, Daniel! You will be working with a real estate agent that will typically take care of the contract. That being said, you need to read through it before signing and also ask to include things such as an inspection contingency.

    I'm an agent in Florida and I'm having a tough time understanding the legality of wholesaling and making sense of it. Is it legal for an active agent to wholesale at the same time?

      We think you will really dig it! Being an agent can give you additional benefit since you already will have access to the MLS as well as unique wiggle room when closing a deal. We have a student Michael whom we did an interview with that actually talks all about the benefits of having a real estate license and how he has been able to use it to his advantage to close his wholesale deals!

    But one question is in one of your videos you said the real estate agent gets paid 2x the commission but that they also hate the word wholesalers and to introduce ourselves as investors can you explain how they get 2x the commission please

      Hello again, Kaelee! Yeah, let me explain how this works! So if you have the listing agent represent you/your cash buyer as the buying agent, they will receive the commission on both sides of the deal. This gives them the incentive to work with you! I hope this clears things up for you.

    Who gets the property under contract?would it be the wholesaler or the agency to buy the rights to the property and by the wholesaler the seller fee?

      Hello, WrxttenByCxm! You as the wholesaler would be getting the property under contract and then assigning it to your cash buyer. Then your cash buyer would pay you your wholesale fee.

    I do have a question, If I'm wholesaling the property, can you get commission representing the buyer beside the buyer fee?

      I want to make sure I'm answering your question clearly so lets use these terms to make it clear. There is the listing agent (Agent representing the seller of the home), the buyers agent (Agent representing the buyer of the home, and the cash buyer (your partner who is bringing the cash to the deal). If you are a licensed real estate agent you can sometimes depending on your state represent the buyers side and receive both a sales commission an a wholesale fee. Also being able to opt-out of the buyers commission can lead to extra wiggle room in negotiating with the listing agent because you can 2x their commission.

    Question:
    I found a cash buyer, he said the only criteria he has is he wants the houses Arv at 50%.
    I may be over complicating this, I know how to figure out the Arv, but I’m confused on making sure the house is at 50% Arv

      Hello, Allison! In my experience, if this cash buyer is only doing deals on properties at an ARV (After Repair Value) of 50%, they are not doing many deals at all. My advice is to find a different and more experienced professional cash buyer.
      As a reminder ARV is a real estate term that refers to the estimated value of a property after it has been renovated or repaired. The ARV is typically calculated by analyzing the sale prices of similar properties in the area that have already undergone similar renovations or repairs. Real estate investors often use the ARV to help determine the potential profit of a property investment after the necessary repairs or renovations have been completed.

    So if i dont write the contract and the listing agent does, how do i put my fee? Because won’t the listing agent put the property price agreed and then the cash buyer will see the lower price

      That's correct LuhRay, the agent will put in the contract at what the sale price was for the property. You get your wholesale fee from your cash buyer based on the amount you can negotiate the property down to vs what you sell it to the cash buyer!
      For example lets say you find a house that fits your buyer's buying criteria at 250k and you negotiate it down to 230k. When you go to sell it to your cash buyer for the 250k, which they have already explained is what they would be willing to pay, you get a wholesale fee for the difference. In this example, it would be a 20k fee to you. Your cash buyer is going to know that is how you make your money and be happy to pay it because you are saving them a ton of TIME and RESOURCES! A sophisticated cash buyer will have no problem with you making your fee because they want a long-lasting mutually beneficial relationship also!

    Hey, I'm Kevin, a teenager trying to get into wholesaling. I have watched all the videos from this one today up in till 9 months ago, "how to find cash buyers for free!" Every video is really informative and motivates me to learn more about wholesaling. In fact, I have already downloaded and copied your script of how to talk to cash buyers. That way when I do make the first phone calls to buyers I have somewhere to write down their answers and know what to ask them. I even made a script based on the information you gave me on step 4 in the video, "How to wholesale real estate step by step (in 21 days or less)" that way I know what to tell and ask the agent and have somewhere to write it down. I just had three subjects I wanted to ask questions about.
    1.) How do you know what to charge for your wholesale fee? I know that you say 10,000 is the amount to strive for but when can I say, "hey this is a really good deal for the cash buyer, I could possible charge more for the wholesale fee." Is there a way to calculate that numbers to show the cash buyer how you came up with those numbers?
    2.) When I watched "How to get a proof of funds letter for wholesaling (FREE!)." I got intimidated by the big numbers I saw. I understand what proof of funds is, but does it also mean I have to have that type of money on hand if it comes down to it?
    3.) Throughout the wholesaling process from making that first cash buyer call till the day you cash out that check, do you ever need to show or send copy of you ID or SSN or any other type of paperwork at all?
