    This video is GOLD right here. Reason #4 is crucial for beginning wholesalers and real estate investors. If you're getting a ton of No's when you're wholesaling real estate, you need to ask "why?" in order to get that feedback, learn, and improve. Wholesalers need to learn how to think like the cash buyers that they serve so they can increase their odds of success.

    new to wholesaling - i guess the one thing that is tripping me up is that everyone is saying: "go get leads", but no one is actually breaking down how you are supposed to do it. i want to access the expired listings which should be easy and free to start with since it is public record, but there is nothing out there explaining this.

    dude, Today and yesterday I attended investor/wholesaler/cash buyer meet ups and met a TON of people! I plan to attend every single one that I can. This video reassured me that there certainly are the nay sayers but there are plenty of motivated pros with great info and I plan on replicating what they have done.       Thank you, Yasmin! We'll always keep the knowledge flooding ;) I love that quote. Typically, everything hard is worth doing and that's because most people "quit" on the way to their goals when things get tough. Let's just accept that the majority of things that will positively change our life will be tough/hard, and now are expectations are set correctly! Now we can say "Bring it on world! I got this!"
      It's totally fine that you fell off from the vision (we ALL do this from time to time). Props to you for admitting it and being self-aware. All you have to do is re-instill your vision, get clear on exactly what you want to accomplish, now break down your vision into goals with deadlines, and start executing ferociously day in & day out! Vision-setting isn't a one day thing, or a set it and forget it type deal. It's something we must remind ourselves of constantly and re-work constantly!
      As you know, we got your back Yasmin!

      Glad you loved this, Bri! So true! It's much simple to just find Cash Buyers in your area first AND THEN find wholesale deals so that you can find the exact deals your Cash Buyers want! No need to create extra headache for ourselves by finding wholesale deals our Cash Buyers do not want!

    I am just starting my research on how to do this and have come across a lot of videos, and all ask for so much money upfront for the courses... I mean we are trying to get income because our current income is not enough lol---LOVE how you explain everything so good and for free. I'd be a happy camper to learn it really good and reach my FIRST goal >>>> MY VERY FIRST DEAL! I will be calling cash buyers now and follow all your steps from there on. I do however have a question; I am in Texas and there was a video that mentioned that Texas requires a TREC Contract---- in this case how would I add the part where it has to state that the contract can be assignable??

    1. Can you explain the flow of paperwork, once EMD is given to title company. Does the agent choose the title company?
    2. How do we set this up to where the buyer is submitting EMD.
    3. Once the purchase agreement is completed, does the title company do the assignment agreement as well? (All parties have to be present)

      Hi Jasmine!
      1. Once the Earnest Money Deposit (EMD) is submitted to the title company, they begin processing the transaction by opening escrow and ensuring the paperwork is in order. While buyers typically choose the title company, this can be negotiated in the contract.
      2. To have the buyer submit the EMD, clearly state in the Assignment of Contract that it's their responsibility to submit it to the title company. Stay in communication with both the buyer and title company to ensure this happens on time.
      3. The title company will handle both the purchase agreement and the assignment agreement, ensuring everything is documented properly. All parties don't need to be present at the same time, as signatures can often be collected separately or remotely.

    Hey Alex! My name is Tyler and I am new to wholesaling. I have already built a pretty good spreadsheet of cash buyers in my area and just had one question about my introduction. I know I should call them up and introduce myself before finding properties, but how should I introduce myself? Should I say that I am a new investor to the market or should I call myself a wholesaler? Just seems odd to call myself an investor and then ask them what kinds of properties they are looking for and what zip codes they like to work in. Any advice would be awesome. Thank you, you have been a huge help to me starting out in this business!

      Hey Macy - Nope, you do not have to be a realtor to operate on the MLS. You can get assistant access to the MLS as an unlicensed individual! Also, there are many investors that use other realtor's logins to get access, but this requires a pretty close relationship with said realtor.

      Thanks Adriana! Cool to know you live in CA! No, you do not need to have a high school diploma to wholesale real estate. However, you do need to be 18 years or older to sign a real estate contract. Otherwise, you'll need a legal guardian so sign contracts for you!

      Hey Tarzan, you should find and get houses under contract that are distressed AND for sale.
      When a house is "for sale", then the owner wants to sell the house. When a house is for rent, the owner wants to rent the house.
      For this reason, you're going to spend your time most effectively/efficiently and make more money wholesaling by focusing on distressed houses that are for sale rather than houses that are for rent.

    Very informative, but I want to know is, when it comes to contracts where do I get the contract from in order to write it up? Do I go to the library and ask for rea estate contracts or is there another way?

      When wholesaling houses from the MLS (Multiple Listing Service), you get the contract from a real estate agent, and the real estate agent writes up the contract for you. You, of course, tell or send the real estate agent the offer terms you want in the contract, but the real estate agent writes it up, and sends it to you to sign digitally.

      Hey there, Dino! In most cases, you don't necessarily need to know how to type up the contracts yourself, as you can use a pre-existing contract template or have an attorney or real estate agent prepare one for you.
      However, it's important to make sure that the contract is legally binding and that it includes all necessary terms and conditions to protect your interests.

    Im also wondering what if your you have a cash buyer that has done over a thousand deals and are will do any house just basing the criteria off the arv and roi if thats okay to find a random deal for them cause they didnt give spicifics any help would be appreciated 🙏

      Hello again, Juicey! If you have questions about your cash buyers' buying criteria, you should always ask them! The more you know about what kind of deals they want, how they calculate their ARV, and what type of ROI they are looking for, the more likely they are going to buy your deals.

    I have been watching your videos and I must say that they are pretty amazing. The only thing that I am hung up on is being able to generate a cash buyers list without any experience. You basically have to sell yourself to the cash buyers so they will use you. But if you don’t have any experience, what would your selling points be? I’m also unsure of how they would be willing to give up a proof of funds letter to someone who hasn’t brought them any deals. I am highly intrigued about all of this and will continue to watch all of your videos. Thank you!

      First things first, we ALL started out exactly where you are, so I don't want you to be discouraged.

      ^This strategy will help you to increase the volume/quantity of Cash Buyers you're able to find. When we start wholesaling out in the beginning, we have to be able to talk and build relationships with multiple Cash Buyers. We may have to talk to 20-30 potential Cash Buyers to find 3-5 that we really gel with and that want to work with us (this is completely normal)!

      ^This video will help turbo charge how you think about Cash Buyers and how to build relationships with them! Most beginner wholesalers don't realize what I cover in this video.
      Your main selling point is that you're going to get deals under contract that fit your Cash Buyers exact buying criteria (i.e. you're getting the exact deals under contract that they want to buy). This alone is extremely enticing & valuable to any Cash Buyers. Make Cash Buyers aware that you want to be their "#1 deal provider". If you do this correctly, then they'll want to work with you. Just be sure to start submitting offers & getting deals under contract so you can deliver on your promise!
      You don't have to have any wholesale deals under contract yet in order to provide value to Cash Buyers, or for them to provide you with a Proof of Funds (POF). All you have to do is make Cash Buyers believe in you. And it starts with believing in yourself first!

    For on market deals, won’t I need a proof of funds? I do not have funds. How much is expected usually and how do I obtain?

      Hey Angela - Yes, when wholesaling on-market real estate deals with agents you’re going to want to use a proof of funds. I even encourage you to have a proof of funds handy for off-market deals, too. It will help with your credibility, authority, & closing ability as a wholesaler in all departments.
      It’s okay if you personally do not have the funds. Heck, when I started 10+ years ago I was $30k in school debt and didn’t have the funds either…but I wrote out how to get a proof of funds in the article below. This is exactly how I got started and got my first proof of funds letters.

      ^Definitely check that out since the article is all about the Proof of Funds. You’ll learn a lot.
      To answer your question of: “How much is expected usually & how do I obtain?”


      So, for the dollar amount of the proof of funds you want to make sure that the proof of funds is at or above your offer price. And honestly, it’s better for the proof of funds to have a larger amount than your offer price, so that if the seller counters, then you won’t need to get a new proof of funds when you come up in price.
      So, for example, if you wanted to offer $200,000 on a property, then your proof of funds would need to have at least $200,000 on it. Once again, I recommend that the amount of money on the proof of funds is higher than your original offer price in case the seller counters your offer, and you have to come up in your offer price.

    As a investor, someone who’s bringing on market deals to me is not of any value. I can have my Realtor comb the MLS for properties that fit my criteria. In my opinion, if you’re not bringing investors off market deals you’re useless! Lol

      Hey Tim, we respect your opinion! Most real estate investors we & our clients wholesale deals to do not have an entire acquisition system consistently bringing in 3-10 deals below market value from the MLS. If you're already acquiring multiple deals per month from the MLS in your market, then that's awesome! What we've found is that most real estate investors are not doing this type of volume from the MLS on a monthly basis which is why there are a lot of investors who like working with wholesalers that can consistently put deals under contract in their markets.
