Hey Jason, a little confused by the question but it's our goal to assign a wholesale deal to a cash buyer. There's no limit to what your assignment fee can be.

I tried to find this information for a long time. I was so tired of FB groups telling us newbies about using OPM but refused to tell us where or how we can accomplishing this. Thank you so much for providing this valuable information. You are wonderful and I will be sure to let you know when I am making the first deal.
It's easy. Run targeted newspaper and social media adds looking to buy new construction multi unit buildings. Target the ads for Mexico City ,Palermo Italy and New York City. You will have more cash buyers than you need. Most of them will buy multiple units to resell or lease out upon completion of the building. I recommend never building less than a twenty unit structurally. Get them to sign and then go to the bank to have them cost it out and allow contractors to make draws. In today's world money and banking worldwide is a small area. Transferring money is instant ,easy and safe if done correctly.

Being a HONEST person in this industry is what we need on TH-cam. I’ve learned the hard way that most of these people on TH-cam as liars like the father and son duo who bash gurus
They are not liars but they def don’t really explain things as much I follow them on fb and have asked for help numerous times and they ignore my helps but will reply to others who have already gotten their checks they jus pick and choose who to answer is all

Your really right about that 1st page of goggle. Most of the big companies ppl don’t answer their phones.. you will have to fill out their online form..,or talk to one of their Va”s . If they think your a wholesaler they will not return you call..great content.

Best information... Thank you so much. You are correct. It is difficult to find a buyer if you don't know where to look. Especially when you have a signed contract and you need to sell it in less than 30 days or you lose the escrow or the down payment letting them know you are serious about purchasing or finding a buyer for the seller. Make sure you find a good title company that has experience with R.E. Wholesalers and an understanding of double closing. Some buyers already have a title company they go through. If I'm incorrect in anything, please let me know, I do not mind criticism or advice. (This is for the state of Florida, every state is different with different laws.)

The "Google Ninja Trick" strategy for finding Cash Buyers is quick, simple, and most importantly, it works! Definitely give it a try for whatever area you're located in Florida! Definitely want to make sure you have enough and some of the best Cash Buyers on your list! I totally agree with everything you mentioned in the comment! It's always important to have quality, sophisticated Cash Buyers & it's always important to work with quality title companies who are investor friendly...and the same goes for every other type of person you work with in a real estate transaction. Would you be open to doing business together by any chance?” Be sure to let the Cash Buyers know that you want to bring them deals and get to understand their buying criteria, such as: What areas they like to buy property in, What price ranges, What types of properties (houses, multi-family, mobile homes, etc.,), what type of repairs they are willing to do to property, and what type of profits they’re looking for! When wholesaling correctly, as a wholesaler you do not have to own the house if you don't have a cash buyer by putting in a back out clause into your wholesale real estate contract (we typically use one called an "inspection contingency."). When wholesaling correctly, you don't have to go through any financing process. It's easy. Run targeted newspaper and social media adds looking to buy new construction multi unit buildings. Target the ads for Mexico City ,Palermo Italy and New York City. You will have more cash buyers than you need. Most of them will buy multiple units to resell or lease out upon completion of the building. I recommend never building less than a twenty unit structurally. Get them to sign and then go to the bank to have them cost it out and allow contractors to make draws. In today's world money and banking worldwide is a small area. Transferring money is instant ,easy and safe if done correctly.

Your really right about that 1st page of goggle. Most of the big companies ppl don’t answer their phones.. you will have to fill out their online form..,or talk to one of their Va”s . If they think your a wholesaler they will not return you call..great content.
Hey Henn - thanks for the comment! Yeah the large nation-wide companies aren’t the best cash buyers to work with. We always want to work with local, quality cash buyers that are actually buying multiple fix & flip deals per month in the area we are wholesaling in! Sometimes this requires a little bit of digging in order to find these cash buyers, but it’s so worth it!

Best information... Thank you so much. You are correct. It is difficult to find a buyer if you don't know where to look. Especially when you have a signed contract and you need to sell it in less than 30 days or you lose the escrow or the down payment letting them know you are serious about purchasing or finding a buyer for the seller.
Make sure you find a good title company that has experience with R.E. Wholesalers and an understanding of double closing. Some buyers already have a title company they go through.
If I'm incorrect in anything, please let me know, I do not mind criticism or advice.
(This is for the state of Florida, every state is different with different laws.)
Thanks for the comment, Ruben! We always use this strategy to find Cash Buyers when we have a wholesale deal come across our plate in a city we're unfamiliar with. The "Google Ninja Trick" strategy for finding Cash Buyers is quick, simple, and most importantly, it works! Definitely give it a try for whatever area you're located in Florida! Definitely want to make sure you have enough and some of the best Cash Buyers on your list!

It's always important to have quality, sophisticated Cash Buyers & it's always important to work with quality title companies who are investor friendly...and the same goes for every other type of person you work with in a real estate transaction. Hey!
You can say: “Hi, my name is [say your name] and I’m a real estate investor. I wholesale property in [your city name] and I have access to properties for sale below market value. Would you be open to doing business together by any chance?”
Be sure to let the Cash Buyers know that you want to bring them deals and get to understand their buying criteria, such as: What areas they like to buy property in, What price ranges, What types of properties (houses, multi-family, mobile homes, etc.,), what type of repairs they are willing to do to property, and what type of profits they’re looking for!
Once you obtain this information, you’ll be able to find the exact types of properties that fit their buying criteria!
Hope this gets you headed in the right direction!

As a beginner (never wholesaled), what do we say when calling the possible cash buyers (script)?
Hey Sheena! Congrats on starting out wholesaling! We all started out as beginners :)
You literally can say to Cash Buyers: _“Hi, my name is Sheena and I’m a real estate investor. I wholesale property in [your city name] and I have access to properties for sale below market value. Would you be open to doing business together by any chance?”_
Don’t act like you own the property when you have a property under contract. Instead, let Cash Buyers know you have the property under contract and that you’re looking to wholesale the contract.

Hey I’m confused… when you’re a wholesaler don’t you have to own the house if you don’t have a cash buyer ? Which means you have to go through financing process ??
Hey there! When wholesaling correctly, as a wholesaler you do not have to own the house if you don't have a cash buyer by putting in a back out clause into your wholesale real estate contract (we typically use one called an "inspection contingency."). When wholesaling correctly, you don't have to go through any financing process.

Great question! Yes, it’s a fantastic idea to reach out to cash buyers before you have a deal. Building relationships early on helps establish trust and shows you're proactive, even if you don't have a property yet. Cash buyers want to know that you're serious, and getting on their radar early can lead to faster closes when you do have a deal.
Here’s how to introduce yourself as a brand-new wholesaler:
Be Honest About Your Experience: Let them know you’re just starting but eager to find great deals that meet their buying criteria.
Ask About Their Criteria: Every cash buyer has a specific type of property they’re interested in (price range, property condition, areas). Showing that you're ready to work based on their preferences will set you apart.
Use a Script: It’s helpful to have a basic script ready. A simple introduction can go like this:
“Hi, [Cash Buyer’s Name], my name is [Your Name], and I’m a local real estate wholesaler. I’m building relationships with investors like you to bring off-market properties that fit your criteria. I'd love to know what types of deals you're looking for so I can keep you in mind as I find properties.”
Strategic Networking: Attend local real estate meetups, REI groups, or use platforms like Craigslist and Facebook groups to find cash buyers and start conversations.

Hello, Marty Smith! When building up your cash buyers contact list it's very important to keep their buying criteria, best contact info, etc. You can use google sheets or doc to keep it together to start and eventually have it all in a CRM.
