can you explain a bit more about what the guest said about not having assignable language in the contract and how he "holds title open"? I have never heard of this process
Sure, “Holding title open” refers to where the title report and related documents are kept active, even after an initial closing, so that subsequent transactions involving the same property can occur without reopening the entire title search process. This is used for Double Closing!

Hi, good interview. However what are you doing to screen him and other people you will interview that they are being truth fall about their success and numbers?
Hey T, thanks for the comment! We work with our clients through our training program, we work with our clients on their deals, do comp reviews, engage and talk through deals, underwriting, to name a few things… it’s pretty simple to know if someone is actually doing deals or not when we work with them on a daily/weekly basis, analyze deals with them, and see photos of checks, etc.,
Also, we screen people to be in our program because we don’t want to work with people that actually wouldn’t put in the work to get results.

Hey Michael, congrats on your success! You mentioned some verbiage changes that you made that has helped you smooth out the wholesale to assignment processes, do you mind sharing what that was? Thanks in advance! 👍🏼
Hello there, Rene we’re glad to see you enjoyed the interview with Michael! I want to make sure I’m answering your question clearly so you’re asking what do you say during the assignment process to smooth things out with the listing agent?
When you have the executed contract and are ready to get it assigned over to your cash buyer you can say something like this “Hello (Listing agents name) I am excited to get this deal closed with you! One of my partners is going to feel more comfortable putting the deal in their company’s name since he is bringing the majority of the capital to this deal. Can we simply sign an assignment agreement? We will keep the same timeline to close the deal just the name would change.”
You don’t want to tell the listing agent what to do but more so lead them to come up with the idea to swap the names or gently nudge that thats what you would like to do. It’s important to remember people don’t like being told what to do so make sure you have a “business as usual” approach.
