The homes themselves if not renovated are rotting and are bad on insulation and energy use which is important in a place where it gets 110 degrees in the summer. But yes if you want land then older houses and neighborhoods are where you need to go. Another problem is older neighborhoods are in alot of the times are in bad areas.
I really believe the Craftsman and builders of the 1800 and early 1900s would be so disappointed with the lack of quality of todays homes. They used to take pride in their work over profit.
It is. I live just a couple of minutes west of there in Vegas Verdes Heights. Everything is 5 minutes away. Every bank, ever kind of grocery and shopping, medical, 200+ mom and pop restaurants within 10 minutes, and so forth. It is the bullseye of the Valley.

You & I are on similar paths. I was living in Turnberry Place when my wife and I said we wanted a house, but not in the suburbs with the cookie cutter homes on postage stamp size lots. We looked in Spanish Oaks but ended up in Rancho Bel Air. Also love Rancho Circle, Rancho Nevada Estates, Scotch 80’s, McNeil Estates, Alta area, etc. Like you said…custom homes, large 1/3 acre+ lots, mature landscape with hardwood trees and GRASS (even though to save water we are putting turf in the front) and centrally located. These areas are the best kept secrets in Vegas because 95% of realtors only talk about the suburbs…Summerlin, Henderson, Southern Highlands, Centennial Hills, etc. and since the vast majority of locals also live in the burbs…they also have no idea where these neighborhoods are.
I have artificial grass. It does look beautiful. It’s easy to take care of and keep clean and neat. Only problem is in the summertime. Don’t put kids or pets on it because it will burn them worse then stepping on black top barefooted gets so hot. Remember it’s plastic. I stepped on it one day for less than a minute, and I burned my feet couldn’t get off of it fast enough. Secondly you have to be very careful with palm trees because that’s where scorpions live.

i like when old home keeps that original look, when made to new might as well buy new. when was looking in vegas, my requirements were, no HOA communities, 1/2 ac min lot, 2k sq ft, 3 bd, 2 bath, possibly a pool. that was 4 yrs ago so inventory was low and out of price range. i like my vehicles and space so going over the hump it was, got way more for the buck and if one is looking for HOA community, million dollar home they are here.
Back around 2022, I got a letter offering a tax break to replace the grass with astoturf. I was told vegas is slowly taking out all the grass and trees to save water, but I'm not sure if that was even a real letter.
I love real grass, but with the water issue we are facing in the valley, we feel guilty about wasting water to keep grass. Therefore…we are converting our front yard to artificial turf and just keeping grass in the back yard for now. We live in Rancho Bel Air and 80% of the homes still have real grass
You in the little courtyard first thing I would do is get rid of all the rocks have the ground graded then I would lay some sand and put natural Astroturf and then I put a water feature on the far back wall and then I put some river rock into the turf with a design and then you can leave your door open when he gets around November and hear that waterfall so beautiful right now it’s completely useless with all those rocks
Those are 2 nice and beautiful neighborhoods. Lots not as big as many of the Vintage Vegas neighborhoods but still much bigger than the lots on the new construction.
Now, if we're talking about Spanish Trails? Oh yes! Spanish Hills? Oh yes! But Spanish Oaks? Off of Sahara & Valley View? It's O.K. A little too close the 15 & Strip.
All great communities that you mentioned! Many of the Spanish Oaks residents whom I have spoken to love the location of the community and its proximity to downtown/arts district, strip, airport and centrality to summerlin and henderson.

Spanish Oaks is a great neighborhood.The issue is the surrounding area is sketchy. Most of Vegas' best ,vintage places to live are in terrible places :(
Thank you for your comment. Yes, some people have reservations because of that. The great part about Spanish Oaks is the guard gate that won't let anyone in through that's not supposed to be there and the 24/7 security. Definitely feels very safe to me as a resident. Lots of families, couples with young kids living there now and generally everyone who I speak with feels safe there and love the location as its super close to the arts district and the strip and airport.

A pool is a must especially for resale. Only a dozen available under 650k with a pool in the Desert inn- summerlin prkwy- durango west block
