Just moved to Vegas in late 2018 from California. Best decision of my life man, life has been so much more better & beneficial for my family and I. Whenever we miss Cali we can always go visit as it’s right next door so it’s perfect honestly
@@SeanUyehara Hey, I only been to Vegas once. I don't drive but I enjoyed it. I'm not big on partying but I want to come back for a visit. Can you do a video suggesting some things to do.

I moved from Los Angeles to Las Vegas in 1989. Best move I ever made. Saving a ton on income taxes and property taxes isn't the only advantage. This video lays out the issues very effectively.
Thank you! Me and my boyfriend have been doing endless research on living in Vegas for over 1 year and this is the year where we are finally making the move. I'm so excited to get away from over crowded los Angeles 🔥

Im 22 and have always lived in California but I want to move out of my moms house but not feel like I’m downgrading. In Vegas I can get a way nicer place for way cheaper so I’ve been considering it, thanks for this
We were lucky enough to move here over 20 years ago from the LA area. We have seen a LOT of growth. We absolutely love it here!!! We moved into an area called Green Valley Ranch. We did not have kids at the time (we have two now). Boy were we happy to choose this area. It's awesome!!!!! We have some of the BEST schools in the country in this area. Homes were a lot cheaper then. It's a bit more expensive now, but still WAY cheaper than LA. Sean, you did an awesome job with is video!
Thanks for the love Jannette! That's such a cool story, I remember when my parents considered moving to Vegas back in the 90s, home prices were under $100k! Yes for sure we can enjoy the cheaper prices compared to LA......but things are sure increasing rapidly here.
You forgot the cons of all those desert critters. In most states, people only have to worry about mosquitos, flies, and spiders. In Vegas, there are LIZARDS and SCORPIONS that can get in your house and yard.
Very informative. As someone who's lived in Vegas for quite awhile, I think you covered everything very well. It would be interesting to see your take on different neighborhoods, like how Summerlin is mostly retirees or Henderson is more family-friendly while the strip is good for singles, although some of the cheaper rentals around there can be super shady. A breakdown on utilities might also be helpful. A lot of newbies get burned in the summer by that first electric bill. 🌞
@@kingdaughterfaithlovehope4877 Hi. What are you needing specifically? Electric bills can be high in the summer while your A/C runs constantly in the 110 degree afternoons. One bedroom apartment can be $150 or a two story 4 bedroom house with two A/C units for upstairs/downstairs can be $550. The winters can be as low as $50 and $150 for each. Hope that helps. 🌞
Moved to Henderson NV in 2016 for a job I started in Chicago. I immediately got a $300+ a month extra income due to no state income tax. Love living here!

Sean, EXCELLENT video, excellent presentation!! I see you're a realtor so you obviously know your stuff. I can tell you put a lot of thought into this video and did a lot of research. I was lucky enough to live in Vegas back in the 90s for 4 years (bought an older home off Mountain Vista, between Flamingo and Trop), worked at the MGM Grand running a deli, and absolutely loved my life there. I had friends, made great money, and since I don't gamble, I loved the casino atmosphere without going broke!! I would still be there if my wife didn't want to move back to Ohio. I'm one of those who HATE winter, so the intense summers in Vegas never bothered me...small price to pay for 4-5 months of mild weather between November and April!! The only thing you did forget to mention in your video, when you were discussing traffic, was the INSANE traffic on the Strip, which is unavoidable. Anyway...great job!!!
Thank you for this list, I have been considering moving there for the past year coming from New York City. I find it funny how all your cons don't affect me so it's making me feel better. Thank you for such an informative Video! Im hoping to get a transfer from my current job to work in Nevada (preferably Las Vegas or Henderson) in the next few years to better me and my family's lives.

I loved the vibe & all the local foods I missed! Lau lau, poke etc. & Vegas seems more of my lifestyle. I got Texas & Vegas currently on my list but Vegas is ahead right now. Thanks for this, I needed this.
Great question, they're both under the same school system. I think those are two of the better school districts in town. It would come down to simply which community you prefer better. I would definitely recommend a trip to Vegas and checking it out
@@SeanUyehara Oh, okay! Thank you! Also- I’ve really been wanting a fenced backyard to let my dog roam free in the backyard to do his business. Is it safe for dogs to be outside without supervision at night (only for enough time to go to the bathroom) with coyotes and other creatures? Or is a high fence enough protection?
Great video! What areas do you recommend for a single person with no kids? I would like to be somewhat close to the strip. School districts are no concern and I would like a young fun vibe. In terms of jobs are hospitality jobs the most prevalent?
Thank you so much! I'd say the southwest is great, you can get to Henderson, Summerlin and the strip all within a 15 minute drive Yes being we are a tourism heavy town, there are quite a bit of hospitality jobs
Hey, I only been to Vegas once. I don't drive but I enjoyed it. I'm not big on partying but I want to come back for a visit. Can you do a video suggesting some things to do.
I'm seriously thinking of moving to Vegas from Los Angeles, your video helped a lot, thanks. Driving in gridlock on the 405 for an hour and a half one way every day is just not sustainable haha
I just went to Las Vegas this weeknd to look for rental properties and fell in love with spring valley lake! The only set back me and my fiance have is the fact that the pay for jobs is lower. We want to move from LA to save money but dont know if we will be saving if we are getting paid less. Whats your input on this?
All of our friends that have moved to Henderson love it there. I'm not too sure about it. We're beach people, but we do like the desert and have relatives in St. George. I'm on the fence about.
Totally understand, I can go to CA anytime I want to enjoy the beach if I miss it that much. Like they say there is a price to pay to live in Paradise.
Very fair/balanced report. I've lived here for 15 years. The summers are brutal although we do get a bit of a break in that it's dry heat. Humidity is terribly uncomfortable. Fall and winter is really beautiful. Crime particularly in certain areas deserves a mention. Poor air quality and the lovely scorpion community are not great selling points either. However the sunsets are simply glorious.
Thank you for mentioning the crime part. I’m actually moving to Vegas in February from Portland Oregon and I am seriously concerned about the crime there. Do you have any recommendations of places to live besides the obvious Henderson and Summerlin? Or places to avoid where there’s higher crime? And now that you mention the damn scorpions now I have to worry about them too lol.
Born in Louisiana, raised in Texas (13 years), moved back to Louisiana (been here for 5 years), and looking to relocate to Vegas in the next two months. Couple with a toddler and a baby on the way! Super nervous but sooo ready to get out of Louisiana. Have a job I’ve been at for 3 years and was told I could transfer if there was a position available in Vegas. My thing is could we get an apartment out there if we don’t have Vegas paystubs ? Because we were just going to go to an extended stay hotel until we could get one. Any advice would be greatly appreciated !
Hi Chitaria I believe you could. You would just need to talk to the landlord and/or property management company to see what they would accept as far as proof of income goes.
Its a great city and I'm glad I moved here 15 years ago. Wouldn't change my decision to relocate to Vegas. If you're unsure about the move, come for a week and see what the city has to offer. There's so much to do outside of the strip
I went to Vegas recently for a EDM concert and it was on the 4th of July weekend and my god I wanna move there but this video justade me wanna go even more

Hey man. Good video thank you. I've been living in Bangkok and I'm looking for a place that's 24 hours 7 days a week. I'm currently in I'm currently in Guam working. I've been looking for a place to make a base in the states. Single not married I don't have kids what neighborhood do you think I should live in? I'm very active and I work online. I'm potentially looking at maybe buying a multi-family type unit. Any suggestions?

Glad to see this video! We’re looking to move to Vegas probably in 2023. We’re coming from Oahu 🤙🏽 definitely glad you brought up the schooling. I wanna make sure my kids attend the right public school.
Sounds good, I'm here for you if you have any questions in the future. You can always email me directly seanu@loandepot.com 🤙
I'm 26 and Atlanta is really getting on my nerves. I'm ready for something new.
I left Atlanta for Texas 10 years ago for the same reason and it was the best decision I’ve made. I’m now looking to move to Vegas in 2022 and wish I would’ve just did it this year but I’ll be able to plan my move better for next year. Good Luck with your decision 🙏🏾
Let me know if we can be of any help to you in the future
Same I'm from Atlanta Georgia and it's become a trash 🗑️ state honestly.
Wow that’s crazy I’m 27 in Atlanta. I’m doing everything I can to get out to Las Vegas!

Our lease (at our current apartment) ends Nov. 10 ... we have zero idea on how to execute the "Transition" ... should we start looking for an apartment there thru online and have everything sorted out "remotely" ? Stay on the grind man the channel is looking great
@@ChantzFabz hahah yes! we're here for ya.
what do you need to pack on vegas
Really just depends on what time of the year you visit and where you are visiting from. If you come in the summers it is HOT! If you come during the winter we do get into the 30s at night
Thank you for this video bro!!
You're welcome!
Thank you for such an informative Video! Im hoping to get a transfer from my current job to work in Nevada (preferably Las Vegas or Henderson) in the next few years to better me and my family's lives.
Thank you so much, let me know if there is anything we can do with the relocation 😀
Great video! Thanks. Columbus, Ohio USA
Thanks Markis 🙏🏻
Thinking about moving to the Vegas area from nyc and I'm looking for your comparison video, but I can't find it :( can you post a link to that video?
Let me check and see if I can find it Aya
I grew up in Hawaii all my life & moved to North Dakota 🥶 when I was 20 years old & lives in ND for now 4 years & i am ready to get out of here🤣 went to Vegas just last week & man I gotta say.. I loved the vibe & all the local foods I missed! Lau lau, poke etc. & Vegas seems more of my lifestyle. I got Texas & Vegas currently on my list but Vegas is ahead right now. Thanks for this, I needed this.
North Dakota! Oh man, I bet you were loving the weather here! We're licensed in TX as well, so if you do decide to move there we've got you covered.
I’ll definitely keep you in mind if I decide to buy my home in Vegas.
@@cjdelacruz970 Right on, thanks CJ. My company has licensing in all 50 states. Please let me know if we can be of any help across the country
@@SeanUyehara what does your company specifically do??
@@cjdelacruz970 We are a mortgage company
Can we allow our dogs off-leash in the Red Rock area?
I'm not sure, but here is a link to more info to the canyon: www.redrockcanyonlv.org/lasvegas/redrockcanyon/
Hello, How is the school’s college’s and property tax. We are planning to move in Las Vegas.🙏🙏
That's great, where are you relocating from?
How can I get approved for an apartment there if I have no Nevada pay stubs? I do have a job lined up though

If you have to choose summerlin or Henderson to live in ? Which one has better education system ?
Great question, they're both under the same school system. I think those are two of the better school districts in town. It would come down to simply which community you prefer better. I would definitely recommend a trip to Vegas and checking it out
None the education system sucks. You still put your kids in public school? Unbelievable...
@@marcuslaker5876 LOL not everyone can afford private schools, Karen.
What a great presentation of reality. All good i live in NY and I'm ready for NV
I appreciate you John. We're here for ya if you decide to move out West!
Thank you Big Bro. i’m glad i found your channel...subscribed fasho!. Keep doing what you doing man 👏🏽 💯💪🏽
Thank you Ronell, the team and I appreciate you!
Great video looking to move out of New York
Thanks John, appreciate the feedback. When are you looking to relocate?
Excellent video!
Thank you Christie, glad I can help
Can you tell me where parts in Las Vegas that’s safe or clean town? Away from homeless. Thank you for sharing.
Here is a link to the Las Vegas Metro Police Dept website that has some stats: www.lvmpd.com/en-us/Pages/OnlineServices.aspx
Excellent video! Thank you for the great comprehensive list on both sides :)
Thanks Michael!
@@SeanUyehara :) I love visiting Vegas. I have two cousins who live there as well as two dear friends.
@@michaellane3017 that's awesome to hear. Things should be opening up next month for us, very exciting news.
Are there any water restrictions/limitations like in CA?
Yes you can water your yard/landscaping on certain days
@@SeanUyehara Oh, okay! Thank you! Also- I’ve really been wanting a fenced backyard to let my dog roam free in the backyard to do his business. Is it safe for dogs to be outside without supervision at night (only for enough time to go to the bathroom) with coyotes and other creatures? Or is a high fence enough protection?
@@LaurLoVideo It would really depend on what part of town you live in. I have some friends that let their dogs roam outside and some that don't.
@@SeanUyehara Oh okay! Thanks for replying!
You are the best. Thank you for sharing.
Will be moving to an area called Paradise
Appreciate you
Great video! What areas do you recommend for a single person with no kids? I would like to be somewhat close to the strip. School districts are no concern and I would like a young fun vibe.
In terms of jobs are hospitality jobs the most prevalent?
Thank you so much! I'd say the southwest is great, you can get to Henderson, Summerlin and the strip all within a 15 minute drive
Yes being we are a tourism heavy town, there are quite a bit of hospitality jobs
Hey, I only been to Vegas once. I don't drive but I enjoyed it. I'm not big on partying but I want to come back for a visit. Can you do a video suggesting some things to do.
Sure we can definitely add that to our list of videos!
Moving there from Atlanta,GA June of 2022. Very excited. Thank you for the tips💚
That’s so awesome. Glad I can help 🙏🏻
I'm seriously thinking of moving to Vegas from Los Angeles, your video helped a lot, thanks. Driving in gridlock on the 405 for an hour and a half one way every day is just not sustainable haha
I hear ya!
I just went to Las Vegas this weeknd to look for rental properties and fell in love with spring valley lake! The only set back me and my fiance have is the fact that the pay for jobs is lower. We want to move from LA to save money but dont know if we will be saving if we are getting paid less. Whats your input on this?
Do you currently own any properties?
All of our friends that have moved to Henderson love it there. I'm not too sure about it. We're beach people, but we do like the desert and have relatives in St. George. I'm on the fence about.
Totally understand, I can go to CA anytime I want to enjoy the beach if I miss it that much. Like they say there is a price to pay to live in Paradise.
If I could do it over again, I would have moved to St. George and not Vegas.
Thanks for your feedback Elizabeth
Bro I’ll be coming from az so desert landscape is fine for me
Nice!! Yes, very similar climates and landscaping.
Great review👍🏼🤙🏼
Thank you!
What would you say to someone who is thinking of trying to settle down in Vegas?
Its a great city and I'm glad I moved here 15 years ago. Wouldn't change my decision to relocate to Vegas. If you're unsure about the move, come for a week and see what the city has to offer. There's so much to do outside of the strip
I went to Vegas recently for a EDM concert and it was on the 4th of July weekend and my god I wanna move there but this video justade me wanna go even more
hahah hope you had fun!
Hello Sean , do you have a video that talk about crime and security.
Hi Aileen, I don't but here is a link to the Las Vegas Metropolitan Police Department site that has some relevant info: www.lvmpd.com/en-us/Pages/OnlineServices.aspx
Going to be working at the airport soon as an airline mechanic, what side of town in Vegas is a low cost low crime rate area? I’m 19 single with no kids

That would depend on a few things.....what sort of hobbies do you have? What do you like to do in your spare time? You can send me an email if you like seanu@loandepot.com
Originally from HNL living in CO thinking of moving to the 9th island. Shorter flights to home too! Mahalos for the video.
Right on Daniel! Thank you brother
I have question, so i might be moving to Las Vegas soon but wondering hows the dating scen over there? im single (straight) and in my late 30s so just wondering if it will be tough for a single guy like me.
Not at all! Vegas is a great city to be in and enjoy being single!
If you're over 30 and not rich, you don't exist.
Question. Do employers test their workers for marijuana or have a negative view on this legalization of marijuana?
I'm not sure, that would depend on who the employer is
Thanks for a very informative, helpful video. Appreciate it.
Thank you Nicomedes, glad we can help!
Wondering if you can talk about private school or charter School options?
Yes, we can definitely add that to our upcoming list!
