Section 10 is wonderful, as long as it remains well maintained and no one does anything insanely inappropriate. It seems like an upscale area. Now I wonder what are the property taxes like in Section 10
Just bought a house in LV in a guard gated HOA. Love them. HOAs deter nuisance activity like excessive noise, parking massive RVs and broke down cars out front, and VRBO short-term home rentals managed by corporate ownership who have no interest in neighbors and/or the neighborhood. There is basic approval required for exterior home modifications so no one can do anything which might affect the value of neighboring homes. My HOA is also guard gated, and that alone is a great benefit. Finally, according to the real estate stats in LV, homes in HOAs are valued about 4-5% higher than comparable non-HOA homes. Yes, some HOAs can be draconian and others totally ineffective, so the real issue is to find a home in an HOA that been around for good amount of time and has struck a solid centrist balance in terms of benefits vs. costs. For every horror story I've heard about an overbearing HOA, I've heard multiple horror stories about people in non-HOA surroundings who made their neighbors lives a total living hell with junk cars on cinderblocks in the driveway with fluids spilling down into the street, neighbors have raging parties until 3 AM in the morning, dogs left outside who bark and howl all night long, etc. - just read the neighborsfromhell subreddit, and you'll all immediately want to be in an HOA of your choice!
I agree. I much prefer HOA communities. I'm living in Spanish Oaks and our HOA does a great job at keeping our community a great place to live with a ton of great amenities.

The HOA in LV I've just purchased in has a monthly HOA cost of about $250. I think the $3,000/year is very well worth the benefits I'm receiving - 24/7 guard gate, regular interior security sweeps, interior roads regularly maintained in excellent condition, architecture/landscaping are individual from house to house (no cookie cutter stuff) but all homes/landscaping are extremely well maintained, normal controls I prefer over issues like late night noise, renovation approvals/hours renovations can take place, and so on. I have no idea what your $12,000 annual HOA fee is delivering to you...

@@michaelshail8791 Hi Michael: As far as the question about specific dog breeds, I wouldn't know because I didn't buy in/don't live in Summerlin or anywhere nearby. Apologies. As far as flying flags of any type/meaning/representation whatsoever,, I believe that's a no-go in my HOA - except for a classic approved American flag, of course. Which I much prefer. The last thing I need to see as I drive or walk through my HOA is every house flying different multiple flags out front that represent each homeowner's specific political, gender, sexual, racial, religious, and geographic preferences and backgrounds. I have no problem with each individual having their own personal opinions on any/all these different matters - however, if I really want to know more about you and your personal opinions, I'll ask.

I am looking for a house to buy for my brother that lives there in Las Vegas. One must have a casita or a guest house, NO HOA. I will put in the down payment for them and possibly most of the money and they will have to pay the monthly mortgage instead of paying rent. At least they can call it their home.

All HOAs are different and you are correct, there are rules on being able to have political signs and flags out outside of a specific window close to elections. As for rules about dogs, I haven't heard of any that don't allow a specific kind of dog, that might be more applicable at apartments or condos.
HOAs, can! and have foreclosed on fully paid properties. Houses without them sell so much faster. 1 less entity to deal with in a transaction. 99% of houses in Long Island and the Hamptons don't have them - the past 400 years. The town/city needs to do their job and not rely on HOAs

I'm on a 10 year timeline. When we retire here in Monterey Vegas will be our final destination with no HOA homes on the list.
