    Have you considered flipping it as is VOETSTOETS apposed to renovating it? If you get a property at a good price it can be more profitable to sell it as is..... Sometimes we also over capitalize and the profit margins are not that far should we have just sold it as is. It also saves you a lot of time and energy and you can move onto the next property.

      True, we do make use off various flip strategies in terms of what work we end up doing. Some times we do large renovations, some days we do very little before selling. It is all about finding the most, and best value from the deal.

    You said this property was owned by the states, how do you find such properties and how do you purchase it?

      It was owned by an embassy - we got the listing from an estate agent.

    With the housing market that crashed and developers seeing their sales falling do you really think it is a good idea to sell courses about flipping homes?From purchase date to selling the property again and reg to the new owner going through what is the avg time duration?Property is rarely a fast ROI and you need more than 1 property to try and create a monthly income stream and you need capital for the renovation of the properties.Lastly what a property is worth after being renovated isn't always the same as what the buyer is willing to pay.

      The housing market did not crash, what makes you think it did? We believe there is a good way to flip property and make money(we have done so ourselves quite a few times to be enough evidence of the fact). Why do you say it is not a good idea to sell courses? People surely have a free decision and will to buy or not.
      Of course you need capital to renovate. Property can definitely return a profit quickly, it is called forced appreciation and we are definitely not the only people doing it.
      We are also not speaking about a monthly income stream at all???
      A property is ONLY worth what the market is willing to pay, nothing else.
      I dont quitte understand your comment/question other than what I answered above.

      Yes - quitte common. Homeowners easily add portions to properties.
