      I'm also praying I make it, my dream is to start the company this year, I've been saving money and I hope it all works out in the end, I'm obsessed with house flipping and I'm glad theres a south African who can show me how to do it because i love watching HGTV but property that side is totally different to property in mzansi

    Great content Steve, this deserves to be on mainstream TV. American content is great too, but offers very little relevance to the South African market. So Flipping Johannesburg SHOULD BE ON TV. We need it.

    Man great job on the renovation, I live in Paris France and I cannot believe how large a house you can get for €200k in Johannesburg... Over here you would get like a 9 meters square apartment for that price, I'm not even kidding...

      With auction fee n transfer n finance cost it actually costed 115 000 euro. This house sold for 3mil rand which means the area is an upmarket area. South area of jhb u can pay much less n get 2000m2

      In Swaziland you can get a 4000sqm house in a gated community with 5 bedrooms.

      @@Sam-fy6gu no 200,000 Euros you can build something nicer in an upmarket area or gated community in Swaziland because there's always land available in this country mainly because non Swazi are not allowed to own property unless through a company so as to control the property prices. Properties are also quite affordable because 70% of the population builds homes in their ancestral villages which are quite developed with very little difference to major cities. And lastly prices are low because we don't have property taxes and mortgage loans are not really hard to get as long as you earn a good salary above R15,000

    The chimney will be my main concern, it makes the house look dirty. To lengthen the outlet with a modern stainless steel pipe would have been a beautiful feature

    Work like this ensure that our areas remain urban, accessible and attractive. I wish municipalities could grant some benefits for developers to do more work like this... it has a knock-on effect

    It’s really crazy to hear the issues you’re dealing with in South Africa. “The tenants won’t move out or pay rent and there isn’t much I can do.”
    Also, the irrigation issue, I remember in another video you were showing a sewage pipe from a toilet that was intentionally incomplete to create more plumbing work in the future.

    It just blows my mind that a house that size with a pool is only $218,000 us dollars out there. But a $70,000 profit anywhere is excellent. Congrats 👏

    I've only ever bought 2 house's with an existing lease that needed to be broken. Both time's we offered the Tenants 2 Month's rent in cash if they moved out before a certain date. They don't sound like reasonable people and I know you're a very sharp guy so you may have tried this already, but on the off chance you didn't it was effective both times for me.
    Between both properties I paid $11k AUD, but the tenants went from "Yeah I'm staying here for another 6 months", to "I'm moving out next week, I found a place".
    Love the videos as always, good job on a very challenging project!

    Amazing price you got the house for, must have been quite a bidding war. Very clever idea of painting the existing windows and door frames charcoal, i have never seen it done before and think it makes a big difference.

      My suggestion would be to start small and do most of the work yourself to save money. Once you sell that house, you can use the profit on the next and eventually employ others.

    I love what you did with the property. You using the materials you could to save on costs and reduce waste. The property has a really good layout. I love what you did with it. I apologize for the difficult people you had to work with, they really extended the duration of the project

    Thankfully you were able to get rid of those feral tenants. What a nightmare dealing with them. Congratulations on this latest project. It came up a treat! It must have been ultra modern when first constructed. The only thing I didn't like was the colour of the brick. I would render some walls to tone it down a little if I could afford to. Can't wait for your next adventure!

    I know the feeling with hostile tenants. Its one of the biggest problems in SA residential real estate. Once you hand over the keys to tenants you have lost control over the asset. Sad but true

    Oh man, the joy of seeing a house for these prices. 218k buys a one bedroom apartment in my city. And like many of my generation, there's a good chance I'll never be able to buy a house at all.

    You can tell that the people who were living in this house were broke and could not really afford such an upmarket lifestyle. They nearly destroyed such a beautiful house. If they had sold the house and moved out to a house that is within their financial means. Poor financial planning and decision-making leads to huge problems. This flip really exposed the beauty of this home and only a person with financial means can live here.

    The approach you used for refurbishing the kitchen is a cost saver. Works well when the carcasses are still intact and all you need are new or re-touched doors and suitable fancy handles
