    From a buyer perspective, you are able to compile an inventory list ahead of sale of all fixtures and fittings which becomes part of the memorandum of sale. It sets out to detail in advance which items will be removed by the seller and which will remain and normally covers all items outside of the standard bricks and mortar. Any deviation to the agreement then becomes a breach of contract rather than theft (and the hassle associated to it). Worth investigating for the next flip you do. Well done on this transformation though. Looks fantastic. Makes me miss SA a lot.

    • @softlife4700
      @softlife4700 ปีที่แล้ว +4

      Yes definitely, the inventory list can be a part of the sale agreement as an attachment so all parties agree to what is being purchased and its inventories. That is what we did with our last property, after we had experienced the same issue with our first property where the previous owner even came for a washing line.

    Great renovation project with excellent results; both the buildings and the landscaping are top quality and the buyer clearly saw the many pros to this extensive home. I have done a few renovations over the years and can appreciate the amount of work done on this project! I did a similar 'extension' to a precast wall before also with wood but painted it all one colour - put in accent lighting on both sides to distract from the two different elements and it looked incredible and even became a feature... Spent the evening viewing some your other projects - subscribed!

    The comments on this video crack me up immensely. A lot of people judging how these projects happen and the labour situation. I'm sure all of these comment warriors employ 20-30 people on a regular basis and run a large scale business with many moving parts. This is how business works. The owner / investor takes ALL the risk and puts up ALL the capital. Workers get paid for their time. How much and the process around this is between the owner and the contractors. BOTH sides agree to payment and delivery terms. You have NO idea what that agreement is and what other factors are involved. You ALL will scour for the best deals on things you purchase, but don't consider the impact on the other side of THOSE transactions. Great project, great turn around and great video. Thanks chaps!

    Hi Steve, I would love to get involved with your projects. The tiles could have been chosen better and the installation could also have done better. Having said that you did a great job with the rest. Well done. Lizette

    I stumbled upon this video by chance. As a person who watches a lot of HGTV for a fun time. I must say that you are doing a great job that matches the international standards. It's awesome to see a South African doing a great job.

    It was soooo refreshing to hear South African slang as a pose to generic American accents! “How’s this light fixture hey” “lekker” etc. I just loved watching this flip! I’m excited to watch some of your other videos as a new subscriber! You & your team did SO incredibly well!!!!! Throughout the video I was thinking, “Wow! That’s so clever!” Well done!!! & not gonna lie, those elbow bumps at the end with the realtors had me giggling 😂 (oh COVID times …)

    Howsit Steve, the house came out great. Excellent work and finishings. Please consider including cost breakdowns in future videos. I'm definitely subscribing and look forward to some more good content.
    On a side note, please advise regarding renovations. Did you have to get new architectural plans and approvals prior to breaking down walls and removing and including new doors?

      Internal renovations on this scale would require having plans drawn and submitted.
      If in doubt, call a local architect with specifics and they would be able to tell you whether its worth doing or not.
      Sellers, estate agents, builders etc tend to trivialize this process.

    After looking up Rand to Euro, I really laughed thinking about the 600k Euro house I bought in the Netherlands two months ago. What a great place for such a bargain, incredible.
