In 3-4 months the property had gone up to around $850-950,000AUD before Renovating!! Had a good time watching your video very insightful and gave me some ideas. Well done!

One of the most beautiful part in the video is where the guy said that He was very lucky for having a good plumber who's honest. Because I can relate to that, not only plumber but also some auto mechanics that will temporarily do the job/work and doesn't fix the whole thing, so that we/you have to call them back again after a couple of months for their service.

If you use a hammer, knocking down a wall takes longer time. It's not necessarily harder work, than having to hold a noisy, powertool such as a jack hammer, that may be alot more fatiguing. Can even cause kidney problems from the vibrations! So a hammer takes longer time, but if you're working at your own pace and you are given 2 days, instead of 4 hours with a powertool, it just comes more down to the pay, if they are getting a decent pay for their job. The work in itself is just fine just takes longer time.

From a buyer perspective, you are able to compile an inventory list ahead of sale of all fixtures and fittings which becomes part of the memorandum of sale. It sets out to detail in advance which items will be removed by the seller and which will remain and normally covers all items outside of the standard bricks and mortar. Any deviation to the agreement then becomes a breach of contract rather than theft (and the hassle associated to it). Worth investigating for the next flip you do. Well done on this transformation though. Looks fantastic. Makes me miss SA a lot.
Yes definitely, the inventory list can be a part of the sale agreement as an attachment so all parties agree to what is being purchased and its inventories. That is what we did with our last property, after we had experienced the same issue with our first property where the previous owner even came for a washing line.
What you did to the house is amazing. Keep on educating and inspiring us and showing that, it is all possible as long as you are dedicated and surrounded by a team that is as equally as dedicated too.
Converting that to GBP it’s scary how much land and property it is but it’s less than my 2 up 2 down end terrace in South Manchester! I’m jealous!! Beautiful build and renovation
3.3million rand ~ 260k CAD for a fully remodeled huge estate ... with that amount you can't even get half a 500sqft condo here in Toronto ... this property would probably go for 3 million CAD here!

The comments on this video crack me up immensely. A lot of people judging how these projects happen and the labour situation. I'm sure all of these comment warriors employ 20-30 people on a regular basis and run a large scale business with many moving parts. This is how business works. The owner / investor takes ALL the risk and puts up ALL the capital. Workers get paid for their time. How much and the process around this is between the owner and the contractors. BOTH sides agree to payment and delivery terms. You have NO idea what that agreement is and what other factors are involved. You ALL will scour for the best deals on things you purchase, but don't consider the impact on the other side of THOSE transactions. Great project, great turn around and great video. Thanks chaps!
Tip, invest in a decent wood chipper for when you clear gardens - the time, transport and labour costs you will save will be massive - for all future gardening :) let alone the fact that you can use the mulch/wood chips in the final garden

It always blows my mind why some professionals (like the plumber) choose the route of scamming to get more money. I think if you do a great job, your clients will feel much more inclined to recommend you to people they know, and you never know how big the next job might just be for you. I was going to ask this as someone not from South Africa. I initially thought the windows were features, but I guess they’re security features? And the wire fencing on the boundary is very subtle, but I noticed how high it went!
Its becoming the need to have feature all over the world now, especially in Los angeles, Paris and Marbella. LOL we were the security trend setters. I still sleep outside on my stoep with open doors in jozi multiple times a week. Better be prepared to catch these hands if you want to break into my house. Imma take you down madea style

Just found your channel and love the flip. I painted my precast walls a charcoal too and it is amazing how it uplifts the look of what is essentially an ugly wall. As another South African I understand the great contribution you make by creating jobs.
Great renovation project with excellent results; both the buildings and the landscaping are top quality and the buyer clearly saw the many pros to this extensive home. I have done a few renovations over the years and can appreciate the amount of work done on this project! I did a similar 'extension' to a precast wall before also with wood but painted it all one colour - put in accent lighting on both sides to distract from the two different elements and it looked incredible and even became a feature... Spent the evening viewing some your other projects - subscribed!
Hi Steven, just came across your video here after looking for repossessed houses online in ZA. Wow what a job and the time you did it in! Great team behind you too. House flipping is what I do in the UK, would be really interesting to see your breakdown on your budget and what portions of your budget went were IE labour, security, materials etc. The big one to start for me is what was the labour costs just for the builders, those guys were awesome kudos to them?

Amazing house, I can not believe how cheap it is, we just purchased empty land in my home town of Brisbane, Australia for $6million rand and it will cost me another $6million and at least 12mths to build haha. Maybe I need to move to SA.
