    The massive hill might be a great windbreak. Trees for milling? Nice water pond. Barn is great. Love the silence with birdsongs. Comes with a house too? OMG. TWO BARNS. Flat land. Springs. Covered machinery. Beautiful property. Put in your offer. The deal might fall through. Sometimes you have to run not walk when it feels good. By the time you check everything out that you talked about 10 offers could come in. Don’t take this wrong but I think at this time you are in love with looking? I am in love with looking right along with you! I get so excited when a new property comes up from Kramer life.

      This property really had everything we were looking for and more and was priced great. We enjoy the search but not so much that we would pass up something that we could live on. We want to find something so bad that each day we dont gets more frustrating.

    I know this one got away, but one word of advice. Don’t be too quick to dismiss forest land. Lots of resources there to support a homestead indefinitely.

    If you're serious about this property then go ahead and submit an offer. I've seen a lot of situations where people back out of buying a property last minute. People decide not to move, or a family situation causes a move, or they find a property they like better, or finances fall though.

      @@TheKraemerLife my neighbor got one at an auction when they were buying other kinds of cows. And the highland came up and nobody was bidding on him. So they bought him cheap. And they kept him for a year and butchered him and the meat was super lean. So then they went to the auction again. And there was a mamma highland with a small calf. And again got it for a real steal. Loved seeing them in the field. They are really cool cows.

    This looked like a nice piece of land especially once it gets mowed . Perhaps you should put in your offer anyway. Sometimes the people that got it before you can fill their end of the bargain after all. I wish you luck.     Springs are a great resource on the farm. They afford all kinds of activity and provide cool in the hot TN summers. We're in AL and live on Dixie Springs Rd...Springs everywhere in my community. One feeds our lake. Bass fishing extraordinaire!

    I'm amazed at how cheap the properties you're looking at are. Up here in north country 🇨🇦you've got to be a millionaire to afford a beautiful homestead property of 30 acres or more, of course depending which province you're in and how far north you're willing to move to.

      It had a bunch of blackberries. We were a little bummed but it is alright it just means we haven't found out property quite yet. We will keep looking until we do.

    Ughhh I feel your pain guys. We’ve started putting in offers and it’s crazy out there. We had one slip away last week when someone came in all cash after us for over asking. What a crazy time to be house hunting.

      Right!? We were walking a property when this couple walked up to us and asked what we were doing...they let us know that they just confirmed they got their offer accepted while we were standing there, lol...they were sweet and had been looking for as long as we had...also had many bought from under them too.

      Agreed, when we talked to our realtor and found out it went under contract it was like well...it wasn't meant to be. We are good with that. It was a beautiful property and I know we will find the one for us.

    A waterfall would look awesome coming down from the mountainside. A home with a view part ways up. No wonder there were other offers. Maybe the other offer will fall through. Check back in a month or so.

    What a great property, so much usable land and some brush cutting and mowing would yield even more. Some small drains would dry out the damp areas up the valley, and it looked like a great place for deer. One big plus was owning the whole watershed, you know exactly what is going into the creek water, when it flows through another property first you don't get that..

    How can you tell the dogs apart? They look like identical twins to me 😆

      Since we have had them since they were pups it is easy as they have very different personalities. If you look at their tails...Kins is almost always down and Floyd is almost always up also Floyd has a much larger head and Kins is more regal and slender.
      They are very similar looking though and almost the same size so I can imagine they look like twins.

    I think all the sticky white flowers are blackberry bushes and I saw a in tree and the running water would be beneficial for your garden and land

      That would be awesome. Kins: 5 stars...mud and poo to roll in, long grass to eat and frolic in. Floyd: 5 stars...pond was just the right temperature and had some stink to it that I love, grass was long and tasty, drinking holes nicely spaced for a warm summer day...

    Oh man so sorry you missed out on that offer but I hope you left your name and number in case the other buyer backs out. That was a great piece of property that needs someone on tracker to cut down the grass and a mulcher like in Cogs Hill Family Farm had done on their May 12th video on their new 40 acres.

    These barns are usually in terrible shape and need a lot of work and money.
    Maybe look for less acreage and no buildings to lower price and you can build the home to your liking. My best!

    There is a whole lot to be said for owning the high ground. When I purchased land, I not only got the high ground, I was with in 5 miles of a private airfield, so no one could legally fly a drone over the land. But I am a bit odd and that mattered to me.

    Are you not doing perc tests before making offers? Did you feel comfy with all the septic options on a bigger lot like this?

    Good Morning, We are looking for property in East Tennessee also, I was wondering what the feeling is about Radon in this area? Is there a way to test land or just what starts accumulate once a structure is built?

      Good question! I haven't heard any mention of it so far even when we are looking at properties with homes on them. From what I have read the mitigation for it isn't too difficult or expensive which I suppose is a positive.

    Don't mean to be a pain, but what does Homestead mean. Raising a garden, raising chickens, hogs, beef, .etc. Is the plan for a business the reason you are looking in Eastern Tenn.?

      I suppose that you will get a different answer to anyone you ask but for us it is sustainability and living off the land as much as we can. The business is to make enough money to afford to do it.

      Unfortunately on this one we didn't have cell service so we're not able to. We use hunting apps th-cam.com/video/BVZCLgU2y4c/w-d-xo.html shows them.

    I know it's a bummer to have very steep land that is unusable, but a pro would be that you could at least keep a 5G tower from being planted there over your homestead. It is beautiful!

    It's a shame an offer was already accepted on this one. It was great. If you come across another with a mountain like that I wouldn't write it off. You would most likely have wild ginseng growing among other wild crops that are very profitable. Not to mention the privacy and water run off from it.

    I'd love all the wood land. I get me a sawmill and a backhoe and start milling meself enough wood to rebuild those barns and lento and what ever else I want to build. Then cut some more to offer for sale to others who wanted fresh cut undried lumber. Even offer cut to order. Make enough money to pay for the sawmill and backhoe right off then the rest of what you make off the timbre could go toward principle owed on your mortgage... I know I'm to old and not physically unable to do all that but a young person like yourself could pull it off... Even myself pushing 70 would love to do what I could maybe find me a young person to hire to help me out for a cut of the profit that way the young person would be willing to go the extra mile to get whatever needed done to make some money... LOL... Right now a person with land with white pine trees big enough to harvest and a sawmill could make a nice nest egg....
    You kids just keep on looking the right place is out there. It just may not be up for sale just yet... Be blessed in Jesus name... BBE...
