  • Homestead Property Search 55 The Finale showcases the homestead property Katie and Nate chose after a 2 year search and looking at more than 54 properties. This homestead property is 60+ acres in the foothills of East Tennessee with a creek, multiple outbuildings, a 1930's 2-2 home and an 1980's home that needs repair. This property was a large operation farm more than 30 years ago, but has been neglected and nature has taken over.
    Pros and Cons:
    Pros:
    Creek, pond (wet weather), multiple outbuildings, small home, lots of woods with potential for silvo-pasture. Land lays nice. Quiet. Peaceful.
    Cons:
    Higher price that we wanted to spend. Lots of clean up all over the property.

    I'm 77 years old and you guys are living my dream. I always wanted to purchase a place in the country but life got in the way and I never got the chance to live my dream.       Yes, I understand that. This has been my dream for over 20 years and I honestly didn't think it would ever happen. Nate happened across gardening and really took to it and started seeing others do it and then I knew we would get here....

      @@TheKraemerLife I’m almost 60. We started this little piece of land in 2013 when I couldn’t work anymore due to health. I am slow and fall a lot but I am still trying to live my dream. your comment really makes me feel like we did the right thing

      Jack, I'm right there with you...I'm 74 and would love to have just a couple of acres. It's ok, we can enjoy the younger generation getting to work the land and live their dreams. I'm blessed.

      Jack I'm 66 and 2 month ago jumped in to 1.33 acre. Using my life savings to make my dream come true . Clearing the land ,and enjoy every minute of it.

    I was wondering where that creek led to, then you showed the aerial view of the river. Just amazing. I pray that God will bring people to help, enough money to buy all the equipment you will need, and a life their full of joy built on hard work and dreams. God bless you both.

    One pro to leaving the fallen trees in the creek: we use the ones that have fallen across our creek to get from side to the other. Like a bridge. Our children love it.

      Yes, as long as they are not covered in moss...I almost fell off one, lol...kids would have better luck than me as I have no balance and fall over my own feet :)

    Congratulations!!! We just went under contract for 40 wooded acres in East Texas last week ourselves! We thought we would be looking for awhile like you guys! We bought the first one a realtor took us to see 🤣. We know what we were looking for at a price range, and we got a steal for that much land so we jumped on it! We will be building homesteads at the same time! 🥳

    Some of those smooth thick vines could be muscadines which are wonderful and good for you. There are a ton of cedar and they make great fence posts. That tin on the barns you will be redoing or removing is also great for many things. I used the 100-year-old tin from the old garage at my dad's to build my 27" tall raised beds with wooden tops and bottoms with the tin as the sides. Katie's wide rambling creek and a river, ya'll hit paydirt for sure! If the vines are fuzzy it is poison in my experience. Well, my final comment is you are going to defiantly need a tractor with a bucket and actually a backhoe would be more useful than you realize. Kabuto makes a compact one with that combination reasonably priced and just on our 3 acres, it has been a lifesaver dealing with fallen trees, digging planting holes for trees, garden beds, (digging the bed depth and width is so much faster than an add on tiller), ditch digging, water maintenance, digging stumps and digging up smaller trees is so much easier with a backhoe, a brush hog, and a finish mower and you are set! Congratulations on a wonderful property!

      Thank you so much! We finally found it! I knew my creek was out there on a property that we both agreed on :) Yes, we will absolutely get a tractor and we hope one comes available in a price that we can manage. Until then we will look for animals to help :)

      I think that the vines are Wisteria. It's a very invasive but beautiful vine/flowering plant that smells amazing when it blooms!

    Nice property. Congratulations on purchasing several large projects.
    If you discover where a former hayfield was and clear it you could rent it out for a share of the hay. Animals will help you reclaim some as pasture. Leaving some for wilderness and woods will be privacy and wildlife and hunting. We have a 90 acre property. More than half is woods.
    Plan for your older years when thinking of your dwelling. Our retirement years came upon us and life flies by very quickly. You won’t always be able to afford driveway upkeep or management of mowed areas. Your priorities will change. Just my life experience but now I’m glad we didn’t build too far from the “street”.

    You made a wonderful choice! Finally the one that felt like home! May I suggest a chain saw, rakes, pruners, gloves, good tough jeans, and sturdy boots for both of you. It will be hard but it is yours! Everything you do is going to be great! Happy for you!

You ask are very close to my area around the Smokey mountains area. I live about 45 minutes from there. Tennessee is a beautiful place to live and I have lived here in Tennessee for 30 years, don’t want to live nowhere else. Just wish I could hurry and find some property somewhere. Even if it is two acres I would be happy. I take care of my parents and we have a Mobil home and we could just our home on the new property and start our homestead from there. Chickens, ducks, pigs and a huge garden is my forever dream

    The smile on Katies face at the creek is worth a million bucks. Property search patience sure paid off for you two!! Pro and cons of keeping or removing the logs over the creek: keep some and remove others depending on the location. You have to look at it like you would prune a tree. Open up some areas and leave those big ones as they are so much character to the creek.

      Yes, there are over a dozen that have fallen in or across the creek so we will be able to select the ones that need to come up and the ones that may be useful to keep down.

    People in the south will walk their land frequently/seasonal to let the land tell you what it wants/needs! My great-grandmother had over 500 acres and she too had benches scattered so she could explore, rest and let the land speak to her!

    What a beautiful property. Lots of natural resources. Lots of lumber to harvest from buildings . Remember with the price of lumber the barn could really help the cost . The tin can be reused.

    After looking at this video I would invest in a tractor as one your first purchases. Also the large dark brown vine is wild grape, they growing every where. The light back almost looks like trumpet vine which also loves trees at least here in Iowa. You two are going to have some great adventures!

    The biggest Con of leaving the debris in the path of the waterway is that during heavy rains it will redirect the Water up against the banks or overflowing the banks causing erosion

    I'm thrilled for you! This is definitely a dream property with so much natural beauty and unlimited potential! So glad you didn't "settle" for one of the others. As a retired librarian, I was intrigued by all the books in the house. It will be a joy to watch you build your homestead your way. I'm originally from Gatlinburg, Tennessee.     Oh I'm so very happy for you all even the furbabies. Your homestead is beautiful and I have no doubt you will make it wonderful. I'm wondering if those vines might be wisteria. I know in Georgia where my husband and I lived it was there. It was horrible and very hard to get rid of. My husband and his father cut it off at the root as close to the ground as they could. It is very evasive. Congratulations 🎊 👏 I can't wait to see your adventures.

      Ponds are expensive to build. Ask the COGHILL TH-cam channel. They bought 40 acres and are building a new pond on it. Besides new homes, and a whole new homestead.

      We are hoping to get goats and pigs and rotate them through. Nate really wants a dairy cow so I am sure that will happen too.

    Invest in sawmill. You hv plenty of trees to mill for repairs and new builds....especially with the price of wood.

    When you are ready to start clearing trees strongly suggest you look into hiring a “forestry mulcher “ guy they are amazing they cut clear and mulch all in one. We did for our little 2acre place extremely pleased with the job, but check out “Living Traditions homestead” or “ Stoney brook farm” they have posted videos on how much time an and effort they were spared. You will have plenty of other areas like those “unknown vines” to deal with. May also be wise to consult with an arborist to guide you on best approach with tree and “.vine” issues. But congrats on a beautiful property purchase also house looks really nice not much major looking issues from this video, and definitely a tractor will be a great help lots of property to maintain without one😅. Water features are a blessing so much worth the LONG wait too. You are BLESSED for sure.
