Kay that's my life also. For some reason i'm in a hot area right now and the amount per acre for the town I live in is outrageous but when I do find a few acres here or there at a decent price, you have people who work at our courthouse where I live and the are good about getting the first pick just so they can turn around and sell it for double what they paid for it. We also have this law that the person who is delinquent on the land they couldn't pay the taxes on at the time, we, the people who purchased the rights can't touch it for a year because the person who couldn't pay the taxes on the property to begin with has a year to then pay the taxes on it and it will be turned right back over to the delinquent owners. I don't see that being right because if I were the buyer and I had plans drawn out to the spec on how I wanted everything and then not being able to touch it for 1 year is another reason why I cant see investing.
Land has been a hot commodity as of late. It has been difficult to keep properties available due to the high demand. Be sure to check out website on a regular basis and hopefully you'll be able to snatch up the perfect spot for you. Thanks www.instantacres.com/
With a small dam not to stop the water but just to make a place that is deeper and put in some fish, maybe a water wheel for With a small generator for some power! Cannot stop the water flow from the land down stream! But if you do a little bit at a time you may get away with slowing down the water for a short time. If there are spring coming out of the side of the hill that would give you drinking water for a home! I can see a lot of things that can be done there! Would need to be sure of the boundaries and fence it off. Small numbers of livestock, some chickens, nice garden houses and a out building for equipment. The open part may be or may not be big enough to have sunshine all year because of the trees for solar panels. Just some thoughts!
Saw that once. About the same size creek. Owner poured a concrete dam. About a week later Fish & Game paid a visit, issued fines, owner was required to remove the dam which was more expensive I'm guessing than the pour. Guessing around $15k to learn in the US most waterways are not owned by the owner of the land around it. In some areas a landowner does not have the right to even remove any water. Water rights are separate from mineral rights and surface rights. A little research can save you a lot of money. The dam had also instantly failed because he just poured directly onto the creek bed so water had no trouble going under. A creek bed and sides need to be dug into, blasted if needed, to try and create a seal. So this dam never held water. But it did hold sand, dirt and rocks being washed down stream. So generally what happens pretty fast is your pond becomes creek bottom again as it fills in. His forms blew out too during the pour...so he ordered more concrete and kept pouring. A real mess. Generating electric for the volume and drop I see on the video would be very little. Maybe 1 LED light? For all the equipment needed it would be very expensive electric. Solar would be better imo.
