      Nabayaran ko na po ng buo ung lupa na kinuha ko at may dead of sale na kaso ung seller ay gusto ng bawiin ibabalik daw ung pera.
      Maari po ba yon attorney ano pwedeng gawin kapag ayaw ko pong pumayag.
      Malakas ba ung papel na hawak kong dead of sale?? Nilalakad na din po ung titulo.

    Good morning atty, 15 years ago, kumuha ako ng installment na lot. Natapos ko na bayaran this year, si seller ayaw iprocess ang title ng lot palipat sa name ko hangang hindi nababayaran ang development fund na half the price ng actual lot pero wala naman nakasulat sa contract to sell noon na may devt fund na babayaran.

    Hi Atty. Noel, a blessed day! May nagbebenta sa akin ng lupa. Ok po sana, kaso po marami sa area, hindi pa natatayuan ng mga houses. May isang owner o residente po, isa pong veterinary doctor daw yun at the same time may alagaan ng mga pansabong manok. Ginawa nyang parang farm ang mga residential doon na parang farm ng mga pangsabong ng manok. Kanino po pwedeng itanong at ng mapaalis ang mga alaga nyang manok. Yung bibilhin ko po, inalis na, pero yung mga katabi pong lupain, nandun po ang medyo maraming bahay ng sasabungin na manok. Di ko po alam kung pinaalam nya. Sa Association po ba ng subdivision or sa developer pa rin. Kindly advise po attorney . Maraming salamat po.

    Hi magandang gabi po atty.may tanung lang po ako patungkol sa lupa maybibilhin po kc ako agricultural land po sya at malayo sa kaysada na may price na 500k tama po ba ang price ng lupa? na may sukat itong 3/4 or kulang kulang 1hectar basi sa price na na 500k..kc sukat ng kabintahan nya 70pesos per square meter ..tama po ba ring ang price ng 70pesos per square meter pag agricural land ang lupa..? May katanungan lang din po sana ako . may bibilhin po sana ako ng lot clean papers daw po .hindi ko pa po na double check sa city hall . pero si buyer na daw po kase ang gagastos sa transfer fee all documents po like cgt and deed of sale . ok lang po ba na deed of sale and title lang po ang panghahawakan ko po muna kung sakali ? medyo malaki din po kase ang magagastos kung maipa transfer sakin ang title .       Kung may dokumento ng sanlaan at 5 taon ang palugit may proseso kc ng pagreremata. Foreclosure ang tawag.
      At pag reremata ay dapat sa loob ng 10 taon after due date ng pgbbyad ng sanla. Pag d nagawa yon ay lapse na ang period.
      Maari cgurong pagusapan n lng ulit kung ppaano ang bayaran

      Sa transfer of title ay buyer tlga ngbbyad maliban kung inako ng seller ang capital gains tax sa bir. Kung d regular n ngbbili ng lupa ang seller ay ikaw din mgppasukat nyan.
      Yung magagastos nyo sa korte at pagkuha ng abogado ay baka konti n kng natransfer nyi n yang title sa name nyo

    Good morning attorney noel, tanong ko lang po kung ano ang ilalagay na technical description sa deed of sale kung parte lang ng lupa ang bibilhin.( ex. 300 sq.m pero po 130 lang ang ang bibilhin)? Paano po Kung sakaling wala pa po technicl.description ung 130 sq.m?
    O kailangan ko po ba ipasukat muna yung 130 bago ako magpagawa ng deed of sale?

      Mahirap sbhin na walang may-ari ang lupa. Kung yan ay agricultural land at nagsasaka kau ay pwd munang ipadeclare sa assessor para mag ka tax dec. At bbyad ng amilyar taun2 Saka p lng pwdng magpatitulo.
      Mahabang proseso perp pwd nmn. Kung residential yang lupa mhirap hanapin ang dokumento kung meron man.
