As an older woman (43), I will say that I think you chose very wisely to buy a tract home for your first house. The resale will always be among the best, even in a recession. You will have so much less maintenance, which saves money. So, kudos and congrats! (I know I'm behind - watching your videos randomly). Good job saving up, too!
i never realized how expensive a house was or how much work came along with one until my family moved into our new home almost a year ago and i helped with everything. even though im a teen and wont have to go through it for a long time, my parents were explaining to me how all of the expenses work and how it's so important to be careful with your money, and i feel like being a minimalist definitely will help me with being smart with my money and also make my life a lot less stressful! so thanks ashlynne for inspiring me to be a minimalist lol. also i have a video idea: could you do a video on your makeup routine? i doubt that you wear a lot, it always looks so natural and pretty. but yeah there's a video idea, maybe you could do a day in the life as a new homeowner and put that in somewhere? 😁🤍🤍🤍

You can refinance in a few years to shave off years of payments ;) I went from 30 year to 15 year, monthly payment only went up $100! We might even pay it off way quicker than 15 years now
You could also do this by paying extra when you can, without refinancing. That way you won't have closing costs. We paid both our homes off early, once without refinancing snd once with refinancing but that was only because of the interest rate advantage. If you print out an amortization sheet, you can also keep up the principal, interest rate, and how much you saved. We saved over $140,000 in interest in our current home by paying it off early.
New homeowners must also keep in mind that they must purchase a lawn mower or lawn mowing service, Garage shelves to store your supplies, Gardening tools,shop vac and extension cords, rakes, snow shovels and a snow blower or an annual snow plowing service depending on the weather region you live in.
Also in your own home vs. apartment you will now be paying for weekly garbage removal and recycling, monthly water bills, local school district taxes and county taxes.

OMG yes, the tools do accumulate when you own a home as you do repairs/renos. Hard to keep them minimal sadly unless it is borrowed or rented. EVERYTIME we move, we end up spending up to $500 in the first weekend on random unseen things to make setups work, repair leaky taps, etc, so I now always tuck some cash away when we move for those unforeseen items.
It’s definitely a dream of mine to build a house. I’m a single mom of one, but I know being dedicated to saving and living a simple lifestyle, I will get there 💜
You can get warranties on appliances and whatnot in existing homes too, that’s not an “only in new construction” benefit. Whole home warranties are very useful and can be purchased on pretty much any property.
I would love to see a video on the cost of living in Charlotte. Even weather and housing cost buying old vs. New housing (actual monetary cost) I am currently living in California and looking to relocate to a more affordable state.
Tip # 45 for saving your money, do you have credit card bills, if so get an unsecured revolving line of credit from your bank, that way you pay 75% less interest and you make the payment that you want to make instead of a fixed monthly payment. If things are tight, you have the option of paying interest only.

The fact that you could put down 20% on a new home is incredible. I wish we could do that but all we can afford on our new home is 10%.... that being said it’s rare to be able to put down 20% not being a previous home owner (meaning using the money from selling old home)

My husband I looked 2 months he was on it and did online hunting we were close to getting one we loved but im happy we didn't get it was qay to small.Then he saw one and wanted a tour of the place he made an offer and got it.💗One day we picture to have a family so this year we will have a baby in are home.
They pretty much Pre Approve everyone. It is getting the final approval for a loan that matters. Getting that approval is the hard part for a lot of people. People get excited that they are pre approved only to find out the bank won't approve of a loan due to some circumstances.

Definitely comes with more work but our last apartment was truly awful and they never wanted to fix anything, so we just tell ourselves 'Well at least it will get done!" XD
On months you can make an extra payment, be sure to specify that the extra amount is to go towards the PRINCIPAL, otherwise the bank will just pay off a little more of the interest. You want to reduce the principal as fast as possible, and generate less interest, not just give the bank more of your money faster.

Yes, when you make extra payments, make them Principal only payments!! We own our home and 3 rentals that we have for this for.

Lots you can do in an older home to make it energy efficient! Mine was built in 1929 and it’s better than a lot of new builds.
