Unfortunately lowest cost always means highest crime/least desirable area
School ratings are pretty rough in the Davenport area.
Just sold my house in that area and it’s been way better commuting in from east side Orlando. I4 and anything that uses the champions gate area to commute is going to be dealing with crazy traffic for a long time until they expand the roads in the area to accommodate the crazy amount of homes being built.
I owned for 2.5 years there and over 6 full subdivisions went in on a two lane road between me and I4.
Lake Wilson road is laughable traffic sitting for at least 30min for one light headed south across the county line rd.
I recommend anyone looking at that area to drive it during rush hour to get a feel for that hell.
Summary: If you want an affordable place to live in Orlando, you'll have to look outside of Orlando.

What about people who want to move their in the feature who have pets like big , small and medium dogs 🐕 and same as big,small and medium cats 🐈 which has to be a pet- friendly place?

Oh my god thank you for this. Considering a move in a bout a year when my kids graduate hs. I’m in jersey , been here my whole life and rented. I am in Hudson county ( literally the my skyline is 6 blocks from my house) but it is sooooo expensive

Yes! I had family members who lived in Winter Haven. I would seriously consider it someday.
Might have been worth mentioning whether they are short term rental communities or not. Polk County allows them but every community has its own restrictions.

Ken ... I'm sure that you received the latest Mattamy Homes email introducing the realtors for Island Village at Celebration. I think they overestimated the number of people that want to buy in to their waaaaaay overpriced homes. Pretty soon they'll come crawling back to you realtors begging you to start sending potential buyers their way. They lost me 100% when they sent us the email saying that Townhomes would START at $380,000. Two weeks later I went and visited them and I was told that the Townhome models now started at $480,000 ... and that was the lowest model with no upgrades and no premium site locations. Good luck to them. I seriously doubt they are going to get beyond Phase 1 with this pricing.

So true. I recently visited looking for a townhouse in Celebration at same location. I would move to Davenport or Minneola before paying that price.
How is $300,000 affordable? Is everyone moving here rich? For most people I know, there is NOTHING affordable in Central Florida. I've had some friends and family move away because housing costs are so ridiculous
Live in a van baby, it’s extremely affordable and if you don’t like the area you’re in start your engine and move and no I’m not joking
That's relative to a good home price in the current market. Do hear you on what many would consider affordable. Houses we viewed in 2018 at $200,000-$270,000 are nearly double in today's market.
Lake County is good. A little bit further out if you want to get into the more affordable houses outside of Clermont.
Oh and larger lots in the communities along with peace of mind of a slower pace.

Got a investment house in Davenport, 27 and 192, back in 2018 and I am very happy with that decision … love the proximity of Disney but not the busyness of Kissimmee.

@@kenpozek yes, I did got a great increase on the house value, bought for $250 and saw prices up to $350-450, which surprised me a lot. We are Canadian and here prices are skyrocketed. Bought my house back in 2001 for $250 and now it’s quoted as $1,250.

This is so weird because my wife and I renting a house in davionport where actually leaving next Thursday to stay in universal for a couple of day’s and first:then we’re heading to our renter home in davionport for 15 day’s. It’s a beautiful house with a pool. And my wife and Is actually thinking about moving next year.we’re not sure which town yet.we’re hoping it’ll be davionport

Unfortunately there are no more affordable houses in central Florida like there was 4-5 years ago.

From a urban design and ease of access standpoint orlando is the possibly the worst city in America.

Still pricey for me. I have a house in Haines city I am selling but have nothing good to buy.. Davenport and Haines city have become completely unaffordable. Looking at the ghetto basically to stay in Florida and not have all my retirement money tied up in a house
