Here at UCF we have a lot of buildings named after the Phillips Family. The family still donates millions to our medical school and athletics. You will see his name all around campus!

I grew up in DP but bought a house by Belle Isle. Tourist traffic is bad in a lot of central florida but worse around DP because of proximity to all the attractions. Belle Isle is so central and convenient and I love the vibe. Ive lived in a few areas habing been born and raised here and Belle Isle is my favorite ❤
We just bought a second home in Doc Philips to be closer to adult children in Florida. It's convenient, with a lot of places to eat, shop, close to theme parks, .... I like the YMCA there too. Some of the developments are a bit older, but the lots tend to be bigger (though some have septic). We looked at Windermere (too far west), Maitland (houses too old, with low ceilings) and Winter Park (too expensive for a second home). The location is very convenient, but if you work in downtown Orlando, you might want to look at Maitland and Winter Park as they are a bit more convenient to downtown Orlando, and you might want to look into the Sun Rail train. Winter Park has a charming downtown, but I think I would quickly bore of it. Besides, we prefer ethnic food in cheaper locations.
My wife and I and our 2 kids moved from Dubai (Dubai Marina area) to a home in the Ruby Lakes sub division in Dr. Phillips last year and unfortunately our lease is up and the owner sold the home so we are not able to renew it and our 2 kids are going to a private school in Windermere so we have been looking for the last month to find another home under $5k per month to rent and man... there is very little available in this area sadly... I feel like we got totally spoiled by how incredible the Dr. Phillips area is and now when we look anywhere else nothing measures up to it lol 😅 Windermere is nice and so is Winter Garden area but the location of Dr Phillips is truly unbeatable!

The same day I wrote this post I found the exact same floor plan of the home we are currently renting came up on the market on the Ruby lake view side and we jumped on it the same day 🥳 So thankfully we will still be living in Ruby Lakes now 🥰 I am so happy 😁

Sandlake traffic is pretty rough. Hopefully that changes eventually with the new offramp and extra lanes, but I would say that Dr Phillips and Winter Park have similar traffic. Depends what you after. Winter Park has slightly more cachet, and non-chain restaurants. I feel like Dr Phillips has a better location, but that’s just my daily life/drive Let us know if we can help!

Bidenomics has nothing to do with it. Blame the people overpaying for these houses. Home values keep going up because people are willing to pay for them. And it seems to be a particular generation that is doing the buying. I’d like to see a breakdown of home sales / price per age range.
