Hey buddy thanks for the tutorial. I could be wrong but AFAIK you need to set all the non color (sRGB) Maps to "Raw" so they render correctly. Regardless of your lights metalnes/ roughness would be RAW and appear correctly in your render as well as viewport. 😉
