Dear Friends, today we explored the current situation of the Mahalunge Township projects, and I must say, I have some very good updates for all of you who are looking to buy properties in Mahalunge or those who have already bought your dream home here.

Please don't get fooled, builders in Mahalunge are selling dreams which are far far away from reality and they have hiked the prices which is not worth the hype. IT hub is still in proposed state, dont know if it will ever be approved as Hinjewadi already has all the companies. Only 20% to 30% of land parcel in mahalunge is covered as of now, they will build in phases as huge land parcel is still available. When you have more supply and less demand, the appreciation will be minimum to zero. Think of the crowd, pollution, water shortage, traffic this area would have in coming time period as all projecrs are high rise, means more flats and more families. VTP doesn't deliver any project ontime, so you will end up paying more pre-emi. Also there is a plan to develop Hinjewadi upto phase 13. Try selling your flat and you will know the ground reality, it would be super hard to sell your flat in resale as buyer will have tons of options

Where are they living currently? On rent?
And what will happen to old areas in future where mass is living. I don't think the same inflow is going to migrate in Pune as it has done in past 10 years.

Correct. Flat size is very less as per price. Don't get in this trap of EMI for 70 to 80 lakhs
@harshpatel4390, What I know is most of the buyers in VTP Aethereus are end users currently staying on rent. I dont know if buyers still know that in the backside of Aethereus, they are building 39 floors of Earth one, so you wont have any view and construction for next 3 to 4 years. Posession in the agreement was June 2024 and now VTP has informed the delay of 6 months. VTP as per my recent communcation has denied compensation for the delay which as per Maharera and court is wrong. I don't think it will be ready even in next 6 months. I didnt pay them 70% of the payment to hear that project is getting delayed. They have launched tons of projects across Pune, so they are focused on churning money frlm buyers and least worried about expediting the construction. Builders invest only 10% in any project, rest of the funds come from buyers. They get the loan at 15%, so they give us a feeling that they are doing us a favor by selling us the flat. On the contrary, we do them a favor.

However, I have another view. Pune is growing and people are staying as far as Moshi, Chakan, Khed and Shikrapur, ofcourse at lower cost properties maybe. Also the main areas in West Pune namely namely Baner, Aundh, Balewadi, Bawdhan, Kothrud are getting saturated with very high cost for new properties. I feel the other side of Highway ( Baner Annex) is the place to develop with reasonable cost and migration will take place in Mahalunge. Advantage you get to be just 10mins from Baner with a much lower property cost. If life is good there it should develop. However, as correctly stated it may take 6/7 years to develop and invested amount may see 3%/4% growth. But with population explosion growth is by default.
I booked in VTP earth 1 in June 2023, sales skills are top notch. But when it comes to execution its 0 we were told ki possession is in dec 2026, on RERA its DEC 2028 I am glad that I have opted out with less money stuck they were not able to register an agreement till dec 2023 hence realized that they are making fool of everyone. Dont forget megapolis was sold saying there will phase 4, 5, 6, 7 like phase 3, 2, 1. India is not growing that fast
If a single person reads this and take informed decision I would be glad.

This are wont develop properly for another 10 years looking at the pace of development. Just some random tower’s doesn’t mean development. There is no piped water connections, no proper road connectivity to city and very less schools nearby. This is basically totally disconnected from city. Mhalunge town planning hasn’t been approved by state’s govt yet so people are living in some sort of delusion and false hopes.
Before book flat in mahlunge make sure face below issues:
1. Water shortage
2. Electricity failure frequently
3. Road problems

Also does anyone have a unit on the top floor? Need to understand if there are any heating issues.
Hey Congratulations! By the way since the township is still not fully developed so you may see issues with water supply. There are some residents complaining about water issues in one of the delivered projects by VTP in that location. But again once the township is delivered then these issues should go away.
@@arpinabvlogs Ya, 2 years back they had promised that water will be lifted from the river but still that work is incomplete even after people getting possesion.

how much is present rent in mahalunge area ?
My friend is staying in Mahalunge and for a 2 bhk unfurnished flat, he is paying 22k. The rent varies from 21k to 30k for a 2bhk depending on unfurnished, semi-furnished and fully furnished.
last year Apr, my friend gave his hillside 1 apartment on rent on 22k (w/o furnished). so you can assume this time approx 24k to 30k
