The Brooklyn townhouse feels very luxurious. The Tribeca loft is nice, but it doesn’t feel like a $4,000,000 property.
Primarily cuz half the cost of the Tribeca loft is due to the location
The Steinway baby grand is yelling at you to differ.
It’s location and the fireplace that make it that expensive.
The Tribeca loft is priced like that because it is in Manhattan. It is fascinating the ridiculous premiums people pay because it is in Manhattan
It’s a townhouse you can buy a mansion for that in Chicago
The townhouse easily wins. Sophisticated, modern, easy on the eyes, and clean.

Unfortunately it's not in Tribeca
The TriBeCa home needs a lot of work - the kitchen is especially disappointing considering a master chef lives there. The Brooklyn home is ready to move into.

The townhouse was airy, full of natural light, modern but timeless. It s worth it.
I'm a Brooklyn girl, and thought out my 34 years of life Brooklyn has changed tremendously. Although I've moved outside the city there is no place like home. Brooklyn got me vote!

Love Tribeca but the first apartment is a total gut job other than a couple key elements. Second is well done in a great location.

Brooklyn isn't the country. If it was its own city it be the 4th biggest in the country. A lot of Sh*t in the middle of Brooklyn as well.

Townhouse!!!!! Light airy open flows seamlessly gives a ton more space eat in kitchen area and separate dining space for larger gatherings elevator option windows galore and a homey type feel with all the trees two parks and restaurants the townhome can be designed to fit different tastes because it’s so versatile so hands down townhouse!👍🏽

I like the Brooklyn townhouse with the loft feel. 😍👍 As a suggestion when doing an apartment comparison could we see two places staged in the same decor and furnishings? I feel like I would like the Tribeca location more if it was decorated like the Brooklyn place.

They are both lovely. Assuming one does not work, so commuting time is not an important consideration. These are other factors that I would need to ponder.
Overall, I found the Tribeca 2,400sf to have much more character and a more walkable area to live in, for most daily needs to be accomplished at the same time as getting in some brisk exercise.
The townhouse, while super contemporary has that sleek, monochromatic almost sterile feeling in its design.
And, it is almost too big, 3,200sf is a LOT of home to keep clean, furnish and decorate.
Too much space for 2 to 4 individuals to live in, if they want any amount of "connectedness" to each other. Now if it were a family of 6 with 2 people per bedroom, that much space could be justified.
I would need to compare the fees not mentioned, annual property taxes, HOA costs (if any), and things like that.
For me, a single retired person, I believe that I would enjoy the Tribeca over the Prospect Park unit much more.

Have you noticed a changed in demand for houses in the city since covid? Many people moving out cause they get to work from home, but not aure if its because of my social bubble or if its accurate
allot of people are moving out, it is said that the housingmarket will collapse soon in NY. but we will see.
Buy low sell high. Great opportunity to purchase real estates and hold up to when the market warms up.
Apparently a million people have left New York and haven’t returned yet...
My uncle is a realtor and said the housing market is nuts right now. Lots of bidding wars
