Our original plan was to buy a Designer Home but we did not want to wait to live and experience The Villages Lifestyle. Our Patio Villa allows us to treat the next year as Lifestyle Visit. Just subscribed last night. Love your energy and information style. You both have covered every question one might have. I personally could never live in Florida heat and space of the yard you have. My husband and I-live on a lake, and also have the biggest lot on our lake which is 7 acres, for 39 years and love it. I am 77 1/2 and my husband almost 80. Yes the yard work and our house taxes are a lot but the tranquility and peace no money can buy. But with that said I think you two are an adorable couple, that know what you like and are living your dream, and that is the secret to life, is living a happy life. We personally do not like to travel at all, what I figured only a few years ago is that I am a friendly introvert. I love people and love hearing their life stories, but like my alone time more. As much as I love my husband of 50 years I know I could never live in a 350 sq foot RV You both should get an award for your 4 years in your RV 😮ha.. God bless you both and wishing you many more happy years together.💕💕 would love to see a video of that miracle RV. 🙂 Are you renting it out now or do you still keep to travel in?

So exciting to watch your journey here in The Villages. We have lived in Lake/Sumter County for 27 Years and have watched the HUGE Growth! It is amazing to me how fast it has exploded. The Villages Hospital wasn't even built when we moved here from Michigan. Just crazy, but they have done a fantastic job in the development of The Villages. ENJOY!!! It's a Wonderful place to be.

Great video. We had considered the Emerald - nice floorplan. This was when prices were going crazy UP. But we were able to get the Courtyard Villa we really needed for our furry boyz. We hope that in a year's time you will find that you've made all these amazing friends and you won't want to move away. We found that over our first year our focus moved from "all the stuff we want to do" to "who do we want to do stuff with".

My house is big even with just two of us. But I also see us maybe splitting our time between MD and FL. Since, it gets so very HOT in the summer in FL. Thanks! It’s going to take us a while to get it totally furnished and decorated but we will do a before and after tour when we do. Good luck with the downsizing process. Just try to make a little progress every week. We have lived in the Southeast our whole lives so the heat and humidity doesn’t bother us so much. But we will do some road trips next summer to get out of FL for a while. Merry Christmas and Happy New Year!

I love that you bought a new patio villa very similar to the one I have my on because all of your information is going to be very relevant for me. :) And yes, I'm absolutely with you on the sun and window placement and how it affects the temperature in the home. I've been in Texas for the last 23 years and it makes an enormous difference.

My husband and I are scheduled for our lifestyle visit next week. We are very excited and looking forward to a few days in TV. We are considering a long term rental versus purchasing at this time. Im definitely interested in your experience/feedback with the age of other residents, give that you both seem quite young still. Asking because my wife and I are in our early 50's and semi-retired, and are considerimg TV as a possible retirement destination in another year or two, but the age aspect seems like a potential concern to us. That said, we're going on our own lifestyle visit in a few months so i guess we'll see for ourselves soon enough 😊

I love all of your reasons for buying your patio villa - makes total sense to me. We'll most likely be looking at a courtyard 3/2 villa because we have 2 sons in their early 20's who will want to visit us and we will also need a fenced in yard for our dogs. We are in the process of paring down our current home and I think the idea of putting the kids' stuff in storage, in particular, is a good way to go about it. It's fun to see the road map that you all have followed to get you to TV. Love your bar stools! Congratulations and looking forward to seeing the rest of the furniture in a future video.

Hubby and I have our home for sale south of Boston and hope to be neighbors with you soon. We are downsizing and I’ve learned about “Swedish Death Cleaning”. Sounds like a harsh term but it’s all about downsizing and minimizing. Also following the minimalist way of life and loving it!
Awesomeness! Happy New Year! Get out of the cold Boston winters as soon as you can. Tiffany’s parents lived in Boston and North Boston for a few years and we would visit for Christmas. Beautiful but way too cold for us. Getting rid of all the stuff is hard but it is so freeing once you do. Good luck with your downsizing! Keep us posted on your move to TV.

When you change your countertop, I would get an under mount sink with no divider, it’s a game changer to be able to fit large pots and pans in. And anything other than stainless steel is my preference.

I heard most people buy 2-3 homes in the Villages. We just bought a resale home in established neighborhood in the north. We bought it because it was 3 bedroom 2 bath home with no bond and it was totally update. Also my husband is a big golfer and he likes the championship golf courses in the north and access to major shopping. We are in between two squares Spanish and Sumpter. But who knows in 3 years we might want something different.
Exactly why we live north of 44, we’re both big golfers
Actually I think you mean people move 2 - 3 times while living in The Villages. They don’t own 2-3 homes, just to clarify.
Yes that is correct. Usually stats show that people buy and sell 2-3 times because depending on the activity of your life style. More clay tennis courts up north and the better championship golf courses like Lopez and Glenview are up North. Younger 55+ people who are still working favor the newer area and the 40k+ Bond is not a big deal.
I see everybody talking about bonds whether they’re low high and what are they exactly and why why do some homes come with it and some don’t? Thank you for any information you can give.
We heard the same thing too. So that is another reason we decided to jump in now with our Patio Villa and figure out where we want to be long term. We will probably move at least 2 or 3 times over the next several years here in TV. Congrats on finding the perfect home for your lifestyle!

Your “one year” plan is smart. You will see other homes and other floor plans that might appeal more. We started in a patio villa but found it too small for entertaining and moved to a designer. You’ll figure it out but in the meantime, enjoy!

I was all about the patio villa and no yard when I started looking about 2 years ago. I finally selected a 3/2 in the Village of Dabney. I have a grassy yard with a pond view out back. Closing on January 18th. Did you guys have a TH-cam channel when you were RV living?

We are about 5 years out from the 55+ age limit, and are seriously considering downsizing to an RV or 5th wheel, and selling the big house with the mortgage, to prepare for a relocation. What do we do with all the stuff? 😂 Love your content. We feel like we are really experiencing things through you!
Thanks for watching. Glad you are enjoying our videos. We will do a follow up video on how we downsized and got rid of most everything. Getting rid of all the stuff was the hardest part for us. Start small with just one closet or small room and focus on making a little progress every week. We had multiple yard sales, gave away things to family and friends, donated a lot of stuff, threw away a lot of stuff, and only saved and put in storage the things that could not be replaced. We then had an estate sale at the very end to get rid of all our furniture. Good luck with everything! Please keep us updated on your progress. Thanks again!

Based on the floorplans currently on The Villages site, Patio Villas range from 1225 SqFt - 1870 SqFt.
Awesome! Thanks for watching. The brand new Patio Villas being built right now range from 840 sq ft (1 bedroom) to about 1450 sq ft (3 bedroom). We have a 2 bedroom and 2 bath Emerald model Patio Villa that is 1295 sq ft. That is the living space and does not include the lanai, patio, garage or golf cart garage square footage. Happy New Year!
Absolutely love your channel. We sold our place after 17yrs also, moved to Palm Springs area. Now 3yrs later we’re ready to join The Villages.
Question on the sale prior to a year. If you purchase within the villages ( new ) can you sell, keeping the equity and purchase another?

Michael I noticed your cap! We moved to The Villages from Surfside Beach, SC. If it didn’t fit in our SUV it didn’t come. Like you guys we bought all new furniture and wanted to be able to upgrade our villa. Having a smaller footprint enabled that so I agree, less is more

I live in the north end of the villages and watch many Village vedios. I really love your vedios. Keep them coming ❤
My husband and I just got home from a 5-night lifestyle visit at The Villages. We loved it. It rained like hell for a couple of days and was in the 50’s, but it didn’t stop us from driving everywhere we could in the golf car they gave us to use. We hit a different square every night for the music, tried lots of restaurants, visited a lot of rec areas and found each one unique and beautiful. We were given a small 3 bedroom home to stay in next to Fenny. Not sure the style - it has fencing around it with a lanai between the house and golf car garage. Used a Village realtor and a regular realtor to look at properties. We are definitely going back. Everything was so clean and the people so friendly.

Filling up an rv is not hard - I know, we had a 36ft diesel. More patio villas are rentals because of the cost to purchase. A lot of sinkholes?…. We went with courtyard villa to have fenced yard. It was 10 months old, but we got a great price and still had warranty. Now we moved to designer home within 1 mile of our villa, north of 44. Been very happy with both of our purchases.
Absolutely! We moved in to our empty RV with just our clothes and computers and filled it completely up in just a couple of months. Donating, selling and throwing away almost everything from that stage of life. Now on to the next chapter! So glad you have been happy with your home choices here at TV!
I've been in my veranda in DeLuna for 1 year now. I also had a great realtor who found me the perfect home for me with a lot of privacy and a beautiful view. I couldn't be happier. My neighbors in Deluna are amazing too.

How difficult is it to learn your surroundings and places to go, store, dr appts, target etc...is it really a golf cart easy to get around..Gas ir Electric golf cart and why...thank you for your experience..

My wife and I are considering becoming snowbirds in either 55+ in the Phoenix area or The Villages. Currently, we anticipate doing this in two years. Ideally, I think we'd like to stay somewhere warm Dec through March and rent the other 8 months. I think a patio villa would be great for our needs. Can you tell me what amount a place similar to yours would rent for April - Nov? I look forward to learning about expenses, etc. through your videos. BTW we share your affinity for a white kitchen! We have spent lot of time in both AZ and FL for work and travel adventures. Both are great choices for snowbirds. Totally different climates, environments and things to do. Try and visit both if you can during peak snowbird season.
It’s definitely a lot cheaper to rent April 1st - Oct 31st. Goes up in Nov and Dec and the most expensive Jan 1 - April 1. Don’t want to give you inaccurate info but we have seen listings from $2,500 to $4,000 per month out of season and $4,000 to $8,000 peak season for a Patio Villa. It would depend on the house, location to amenities and the town squares, how new the home is how it is furnished and does it come with a golf cart or not. Some owners only rent by the week.

@@indkeith if you get lucky, you can rent a patio villa for $1800-2200 off season, April thru Nov. Most rentals sit empty during that time so you might be able to negotiate the rent.

Hi. I did a lifestyle visit in that area with the same type of Patio Villa. I really liked it. But regarding the flooring. In the corners going into one of the bedrooms, the floor was peeling back and it basically looked like a thin piece of wallpaper. Extremely cheap looking and it was peeling. Back in two areas. Have you had any issues like this with the flooring.

Wow, you're reasons for choosing a patio villa are very similar to our reasons that we're shopping for a patio villa. We're not ready to sell our nearly 5000 sq foot homec that we've lived in for 22 years yet. We still have to downsize. We can jump right into the lifestyle with a low maintenance, affordable patio villa. Our daughter is a senior in college so it's time! But we're not kicking her out. I fall in love with all the areas of the Villages. So I'm open minded about area. I'll be following your journey as we take ours!!

Is it tough to find a 3BR patio Villa?
They don’t build as many 3BR as they do 2BR so they typically sell very fast. The down side of the 3BR is you lose the covered and screened in lanai.

If you are house poor because the payments etc are so expensive, you can’t do anything else -Life is about having fun not just a fancy house-You will be glad in the future not to have a big house 🏡 🎉

It’s a tiny home for RV Motorhomes called a Casita Coach House. Has a living room, kitchen, bathroom and laundry plus outdoor living space.

I have never heard of a lifestyle visits in a patio villa- they have always been Courtyard Villas. Very odd.
I think they do both now. You can check out our Lifestyle Visit videos to see the Harper Villas community they are using for lifestyle visits as of September.
Do you find it is easy to make new friends there?
Absolutely! There are so many different clubs, activities, and neighborhood get togethers. There is something for everyone here at TV. We are going to do a video on that topic in the future. Thanks!

Majority are owners but there are some rental units as well.
