    We pay $1,380/mo in HOA and “lifestyle” fees at The Villages in San Jose , not including our homeowners insurance. Plus we still have to pay $35/round for golf.

    Always an eye opener for us as we live here all year long in Sumter County in a small designer home!! We too live in a budget (hello retirement) and do a lot of cooking at home to save money going out to eat😄😉But we definitely love it here & find it is worth every dime we spend here for the value we receive💯Thanks for keeping it real Tiffany & Michael 👏👏👏

      Penny we don’t live in TV but rented last October. Coming from Delaware we thought store prices were the same but we couldn’t afford to eat out all the time. Thought long and hard, budget etc. about a permanent move but are now staying in Delaware and rent in TV again.

      We're going to try to have 2 restaurant meals per week worked into our retirement budget. We ate out a lot when we visited TV a few months back and we really enjoyed the variety of restaurants there. Of course, we won't be able to eat out every day like we did on our vacation. We were really impressed by how much there is to do in TV and I can totally see why you love living there!

    Thank you for sharing these numbers. Based on this, the Veranda that we like so much would be nearly $2000/month for just those items listed on the sheet, assuming we tack 40% onto The Villages estimate. That is good to know. these are important considerations.

    Thank you for your videos! We have been watching since you started as we had just started looking at TV. We headed there for a life style visit late June to consider TV next year. But as best laid plans go ours went out the window! So we did a thing and my husband took a big gulp of the kool-aid and now we will be back late July to meet with the designers on our plans for a home in Shady Brook! Excited but I’m a bit panicked - moving to a new place with no friends/family is a huge thing for me so I really appreciate all the info you are sharing. Plus with the change in the timeline there are many things that need to be to be addressed - like I don’t retire until next year and selling our home here! But we are obsessive so will be watching your updates as soon as you release them! Thanks for the tips and the help!

    Good job on video. We have a designer home in the northern section of TV and it is located in Marion County. Our amenity fee is $205 now, we bought in March 2023. Our water bill for June was $45, sewer $46. I ran my water a lot in May/June because we had no rain. Our electric bill is based on a cold house, a pool, pool heater, electric car and electric golf cart and the bill has been no more than $185 per month. Our gas bill has average about $42 per month. Our insurance went up to $2,500 per year.
    I’ve had a home in Florida for the past 35 years and found that living in TV is about the same or even a little less than other places I’ve lived in Florida. Personally I think it’s a great deal to live in TV.

    We are at about $8k annual taxes in NH just a 3 bdrm home on an acre. Your taxes look like heaven as well as electric bill!

      Depends on what county you are in here. TV covers 3 counties. Marion County even with no bond can be 5,000 on a 25 yr old house

    Very useful information, especially for those who want to purchase new construction. $30K for a bond on a new patio villa near Eastport...yikes. If I do buy in The Villages next year, it would probably be preowned north of Lake Sumter Landing. No bond or low bond balance.

      Our bond on patio villa is 18,000 in Hawkins. It goes up the further South you go. We are just barely S of 44.

    Enjoy your channel & appreciate your insights. Fingers crossed I may be moving to The Villages summer of next year. Regarding the nightly entertainment at the Town Squares, I don't believe The Villages' monthly amenity fees cover that. The stores, restaurants & a tourism grant from Sumter County pay for the nightly entertainment. Access to the Town Squares' stores, restaurants & entertainment is available to both Village residents & non-residents.

    Hi. We just moved to TV from Southern FL. Our homeowner's insurance was $10,000/yr! Our home was 3000sq feet, utilities were high and the cost of groceries was insane. We've found things much more affordable here by comparison. However, we haven't received any of our utility bills yet. So, kind of bracing for that. In Southern FL we had FPL (nuclear energy) and I believe that is supposedly more affordable. I guess we'll see. If you ever want to grab lunch or whatever, let us know. We would love to say hello in person.

My husband and I hope to move there in a couple of years and your video gives us an insight of the financial aspect we will need to make an informed decision.     Not too far away in Tavares. Water is pricey irrigation and regular total average $310/month. Lawn service $180/month. Electric for 5/4 3400 $325/month Pest control amd lawn fertilizer are also another expenses. Best wishes!! I absolutely love the Fiesta restaurant in your area!

    Central AC cost are expensive in Florida. Ceiling fans are a must. You can raise your thermostat to 78. If you have double hung windows you can install a high efficiency window a/ c in your bedroom and lower the temperature down to the lows 70’s at night.

    Good information. Just FYI, when you have been here for one year, you can ask the utility company to change to budget billing. The price is averaged so each month is the same. That way it is easier to budget.

    Our irrigation bill in the hot weather is $200 to $300 per month, YIKES, if we don’t get regular rains. We have a lot of grass on an oversized lot. Huge lot for The Villages.

    I live in Central Florida. I keep my thermostat at 77-78 during the day and 76 at night. As you acclimate, you will be able to tolorate a warmer temperature in your home. You can expect your most expensive electric bills will be August and September.

      We live in NW FL and we keep our thermostat at a steady 74 degrees day and night. I agree that August and Sept are the most expensive. June and July aren't cheap, either. But once we get more into the fall there are stretches where we don't run the AC or heat at all.

    Great video. You might want to consider installing a "smart" irrigation controller like the Rachio 3: 8 Zone Smart Sprinkler Controller. It will connect to the Internet and adjust the amount of sprinkler run time based on local weather/rain.

    I cannot believe that when I watched your 1 month living expenses video and highly anticipated this 6 month update that we would be living in the Villages ourselves! It's been less than 1 month for us. Thanks in part to you both, it really helped us make that decision. Anyway, I have a question regarding the dehumidifier - did you get a room model or is it an addition to your A/C unit? We can tell the house is feeling humid, and need to get one.     Like the breakdown of monthly expenses. Great info. Just curious, what percentage of residents are full time in TV and is there a difference using a gas stove vs. electric. Love your channel and thanks for all the info you and Tiffany provide.

    That amenity fee is a bargain. It's definitely a huge part of the attraction of The Villages for us and, I know, many others. I just can't get over the variety of things there are to do there. I can't wait to retire there!

    Insurance is going up everywhere and is not controlled by TV. I think TV needs to rethink the combined electric/gas cost 😂. The $90 combined cost is way out of line. I really appreciate your videos, especially this one. We hope to move to TV as early as late next year.

    Our HOA fee $110.00 per year !!! Our subdivision it's NOT big like The Villages.
    I conserve as much as possible , where I don't plug in everything into the socket ( exclude appliances in the house )
    Our thermostat says at 74 degrees. I don't use dishwash alot , I'll wash it by hand. I keep the lights off and open up the drapes.
    If I can save $$$$ , I'll do it .

    A couple things I wanted to note. I noticed on the new price comparison sheet, the cottage villas and courtyard villas have switched places. They based that order on price and size. My sheet notes that the size is climate controlled square footage where the new sheet not only doesn't say that but the listed sizes clearly include the garage. The tax rates have a note that is based on the average sales price WITH homestead exemption. You can only get that if this is your primary home. We have a pre-owned 1206 sq ft courtyard villa with a 1.5 car garage in Sumter Co. Our trash bill is $22.54. Sumter fire is $125 a year currently. They're talking about more than doubling it but cutting the tax rate to compensate. This is being sold as ending TV subsidizing the rest of the county in fire. We have only had our home for 3 months, and we're part time, so it'll be interesting to see what our costs are over the rest of the year.

    Gas was not bad since you have furnace heat, clothes dryer, kitchen stove, instant hot water heater and maybe a grill outside! Not bad costs! come live the winter in Northern Ohio!

    Great video - thanks for sharing! I dunno.....FWIW I sort of started with the assumption that TV was going to aim on the low end for their statement of monthly bills, especially when I saw that they omitted basic things like internet service, etc on the sheet. So it doesn't really surprise me much that their estimates are a bit off. We've only been there for about a month and a half, and so far it feels like we're not seeing much cost difference between TV and where we used to live in central MD. The cost per SF for the house is about the same, property taxes (and tax-like costs like the bond) are about the same, and utility costs per SF of house are about the same. It also doesn't cover all of the other costs you mentioned like groceries, eating out, etc, and for us this is the bulk of our monthly costs vs just "the bills" they list. But for us it's still worth it to get away from the cold weather, and also we get so much more to do here in TV!
    Gotta ask - any recommendations on insurance companies, especially for car insurance? Now that we sold our old house we will need to go and get our FL licenses and tags for our cars, so I'm planning to start calling around and getting quotes. We just signed up with TV insurance for home insurance because it was easier than shopping around, and we knew that we could always change it later. I'm hearing on my FB groups that State Farm is the way to go, but if you have recommendations I'd love to hear them!
    And finally, on the irrigation - you should look at getting the WiFi module for the sprinkler controller (assuming it's a Hunter?). We picked it up for around $100 on Amazon, and really like it - nice to be able to control our irrigation system remotely. Also their app monitors the weather forecast in your area and automatically shuts off the water if it rained in the last 24 hours, so no need to control it manually! (This is in addition to using the weather station your house probably came with). It's a little tricky to set up since it defaults to a 2.4GHZ band and most routers use 5 GHz, but once it's set up it works great. Def something to look into!

      Thanks! Glad it was helpful! Great rule of thumb 👍 to budget at least 20% higher for the items they do list. I’m guessing they don’t list the others items because those are more personal expenses that one will have no matter where you live in the USA. We will be sharing more of our other expenses when we release our Budget Tracker next week with our Newsletter (and in future update videos).
      We have used Progressive for our auto insurance (including our Motorhome) for the last 4 years in Florida. But I think it is time for us to start shopping around. Will share more when we do. We too just went with The Villages Insurance (out of convenience) for our homeowners policy this first year. Will shop that around before time to renew and share in an update video.

    I think it’s crazy that the sewer bill just keeps going up every month. Is there any end in site?

    I'm in a designer home with a small yard - approx 10' all the way around and a bit more in front - but my irrigation runs me at least $50 monthly - I have no idea why they neglect to mention that - and if you have a big yard WOW! But boy you keep it cold, my gas& electric for the past year has not gone over $200 monthly (and I blame that because dh discovered baking).

Will also monitor and share how much kWh we use to charge the Tesla and the Golf Cart individually each month as part of our total electric bill. As an FYI.. I just took our cheapest electric bill and divided the total cost (including all fees and taxes) by the total kWh used for that month and it came out to $0.177 per kWh. I did the same thing with our most expensive electric bill (so far) and it came out to $0.156 per kWh. Hope that helps!

    Do they give you a bill that actual shows how many gallions of Potable water you ca drink? Do you have a seperate meter on your exterior sprinklers for the lawn that show ho many gallions per reading you used? Do they charge you a mandatory service charge for water/ sewer/ sprinkler water wether you use them or not?

    Hmm just built a house overseas for $64,000, 3 br 2 ba., property tax $100/yr, Homeowners insurance $200/yr (includes fire, earthquake, flood, wind, theft, liability). A walk to the beach. Water bill $2 last month, Drinking water $4, electric $39

      @@patland1762 nice, our expenses are a little higher, home 80k, elec.€120, waster and garbage €22 home insurance €151 in central portugal about an hour to the ocean, 5 minutes to the river beach, and a walk to any window in the house for a beautiful Mountain View. Now groceries about 40-45% less than US but everything is fresh. Farmers markets once a week with fresh inexpensive produce. Our cost of living including a few day trips a month runs about €1,100/month including home and car insurance and all taxes pro rated to a monthly rate. Life is great with no crazy political tensions.

    I’m surprised by your electric and gas numbers. They are much higher than mine, and I’m in a verandah. Our thermostat stays at 75, but I cook lots and do tons of laundry.

    It is hard to figure an average for your electric since you have an electric car and golf cart included in that. You have to consider that you don't have any gasoline costs because of this. If someone has a gas car and golf cart, their electric bill average will be less but they have gasoline costs.

      Some items will be much more expensive in FL compared to VT, like homeowners and car insurance. The car insurance hike was a bit shocking for me. Good luck with your sale and move.
