In our country everything is addressed only when things come close to a halt, standstill. Everything is fixed only after it breaks. There's no concept of maintenance here, outside of private property. Water will be addressed when there's no more/too late. Traffic and road infrastructure will be addressed when the politicians/beureucrats suffer, and only in those places. It's a Ponzi scheme based only on tax collection. Not its proper utilisation.
6249/sqft is a joke. Pune real estate is super expensive. This data doesn't represent clear picture. Even a Bangalore real estate is quiet cheaper than Pune. There are lots of affordable options in Bangalore with huge carpet sizes which doesn't exist in pune at all. Small carpet and high prices is the new norma for Pune and I don't see how it is affordable when 900sqft 3bhks are sold at more than 1 CR price.
Bangalore is much costlier than Pune. Average price mentioned is for whole city not for just specific area. You will get 3bhk even in 60 lac if you go in outskirts.

@@rupesharya4051 As I already said, flats are available for every budget in Pune as well. If you live in North or south Pune rates are quite cheaper. If you live very close to IT hubs it will be expensive. Its same in all IT cities. People are able to rent 3bhks in 25-30k in areas like Wakad, Pimple Saudaghar. In Bangalore, you won’t find anything in that range even in outskirts. Moreover, most of the flats in Pune are available in gated societies unlike in Bangalore where most of the flats are in standalone buildings. If you rent out in Gated Society in Bangalore then you have to premium. Now, with respect to salaries Bangalore has double the population of Pune. Pune has more jobs available per capita population.

Pune's social and road infrastructure is in a complete mess. Especially the newly joined areas in PMC which are completely in dire straits. No public parks/gardens, narrow/pothole ridden holes roads, no footpath, no reliable public transport, water shortage, garbage burning, and so on. Everday a new tower comes up with hardly any upgrade to existing infrastructure. This haphazard growth will stagnate at some point. Once this IT bubble burst, people would be left with these overpriced homes.
Pune property market is super overpriced when you consider the avrage salaries and job opportunities in pune, people should rethink before purchasing flats in pune because once this bubble burst there will be no way to sell thses properties.

Being lived in Pune and Hyderabad and travelled across all Tier 1 cities of India, Pune is definitely affordable in terms of real estate and very much aligned with job opportunities. Only thing concerning is road infrastructure. If govt takes it seriously and improve infrastructure then Pune will reach new heights. Pune ticks well on many parameters except road infrastructure and public transportation.
No public airport, pathetic public transport, pathetic road planning which can't be changed now, bottlenecks everywhere, not even a single ring road - even tier2 cities have ring roads, water supply issues are only rising every year, electricity supply is also pathetic, lots of outages even in areas like viman nagar

Tell you they are the ones who you have to pay to lift goods like furniture and appliances etc. Take money from you by harrasing you and your family members and leave without doing any work. Usually they take a bribe of around 3 to 5 thousand in Viman Nagar. If you dont pay this amount, Your vehicle will be followed and they beat and show knife to you and your family members.
