    African American neighborhoods or black communities are types of ethnic enclaves found in many cities throughout the United States. Wealthy African American homeowners have gravitated to these affluent neighborhoods in pursuit of lower crime rates, better schools and Black American neighbors who share their socioeconomic demographics. Today, we will have zoom in on Texas*… and take a look at communities and zip codes that have populations of at least 30 percent African American *and that have a median household income greater than $50,000. Also bear in mind that cities contain multiple zip codes and zip codes can span over multiple cities or even counties. Nonetheless, our data analytics have pointed us to these impressive Texas neighborhoods and zip codes where African Americans are succeeding in terms of income, homeownership, and academic achievement. Other important indicators that our researchers factored in included cost of living, economic equality, and livability.

    I am a resident of Desoto and own a business in Lancaster. The problem we run into with these communities is that the majority of the black people that live there and make up the most wealth in the community do not actually work there. Typically, the professional people are driving miles to work either to downtown Dallas or even further.
    I first noticed this when I myself had to commute the 37 miles one-way to Plano everyday for a consulting role. All the traffic flowed to the north in the mornings and to the south in the afternoons. There aren't many black owned businesses in these communities that are employing people in numbers.
    Also, we typically don't own much land in these communities. That's not always completely our fault though - "they" don't like to sell to us. I've tried to buy a few different properties in my area only to be either hung up on or lied to. Still, in order for us to hold a true stake in the game and really call these "black communites", we'll need to own some of that land. Community investing needs to be our next step

    As our foreword stated, this real estate educational is based on Zip Codes. We don’t factor in bias, personal ties, real estate agent collabs, or emotions. As always, our presentations are based on #FACTS, #DATA and hours of research and due diligence. We stand by our work and are confident that our analysis will stand up to any challenge. No arrogance. We are Data Analysts and Software Engineers that leverage tons of sites. And you can too. Here are a few: Niche.com, UnitedStatesZipCodes.org, City-Data.org, NeighborhoodScout.com, Livability.com, and DataUSA.io. Not to mention we have invested into our own Analytics Heat Map based on Census data and American Census Survey. We not playing...

      My husband and I just moved here from DC area. What a beautiful place and I miss it but we quickly picked up and moved here to Dallas due to my health problems and I have my family here to help me. He already found a great job working remotely in ux design and we are in a safe area. My daughter was being bullied constantly in DC due to the color of her skin and had no friends. It was stressful and we always struggled with finances too. Now a year later my daughter is happier and has many friends, good neighborhood. We don’t have to stay down, we can do better. Blessings!

    I grew up in Beaumont in the 70’s and 80’s. My neighborhood or subdivision was all African American with high income. It was a rare neighborhood with black doctors, lawyers, teachers, refinery worker, preacher and entrepreneur. It was called Fleetwood Edition and my family was the first to built in the subdivision in 1969. It was great growing up there, I knew all the neighbors. I didn’t have to worry about being attacked or robbed. Both my parents have past, but still visit the neighborhood when in Beaumont. It’s still doing ok. I cherish the memories.

    As someone that moved to Texas from the East Coast, I will say there are pros and cons in every area mentioned. To me, the main con is traffic. The people I know that live in those areas have a 45 min.- 1 hour commute time to get to work every day (not so much so in Ft. Worth). Rest assured, the commute is not fun! Texas drivers are challenged and its good to say a daily prayer when getting on the main highways every morning and evening. In addition, most of the "Southern Tier" cities mentioned near Dallas have those large populations of Blacks because they never move! They and their families have lived ONLY there. While people say they are welcoming, I will tell you ... it's not that simple. Anyone that wants to move here I highly recommend they move as close as they can to where they work. I live next door to Mesquite in a very new community and am quite content. Mainly, because most of the residents are from other cities. Good luck, everyone!

You never realize when your younger what your parents do for you, and your future. We moved so many times in Texas, until my parents bought their home, which was in Cedar Hill, TX, at the time growing up in Cedar Hill, no one knew where that was, so you always had to say...right outside of Dallas, Lol!!! I graduated from CHHS (🤘 Go Longhorns) and made so many great friends, that I consider family. My brother decided to stay, and he lives in Ft. Worth. We are buying a home in FL, but if i had a choice, i would have chosen Cedar Hill, TX to raise my children. I have grown to love Texas so much, and I would do it all over again (make a few personal changes, Lol!!), but it made me, me right!! Not a Cowboys fan though, Lol!!

It is a HUGE difference now that all are back in school. Lower class sizes allow teachers to focus on students' individual needs. This is most likely the reason for such high achievement rates in these communities.

      @@skyychase2132 That's actually not correct. The 'h' is not pronounced in the word 'honour'. (I am not American so I spell honour with the British spelling). Re Humble the place- it is always reasonable to defer to the pronunciation of the residents of the place itself.

    My grandparents were from Fort Bend County. I had always visited Richmond, Texas a lot. I am surprised that Pearland and Manvel haven't been mentioned.

    • @dezgarrett2790
      @dezgarrett2790 2 ปีที่แล้ว

      These are "black" communities I supposed. Pearland and Manvel and parts of Missouri City (Sienna, Riverstone, Lake Olympia) are more diverse than anything. But there also a lot of black people. I live in Sienna and there's a ton of us there, but its also very diverse. Guessing that's why 77053 and 77489 are mentioned....they're right on the outskirts of the more blended communities. I grew up in 77489, and my HS (Willowridge) was in 77053, and its NOTHING like it was when I lived there.

      yeaaaaa but not that many black people up there. There are more black people in little Elm than Frisco

    • @PhoenixBlacc
      @PhoenixBlacc 3 ปีที่แล้ว

      There's not really a lot of Black people that actually reside in Frisco like that and you do not get that much bang for your buck. However, Frisco has a great job market for healthcare and tech. It is in close proximity to some large corporations like Chrysler and it's only a few minutes down the tollway from Dallas.

      I live in allen another affluent are by Frisco. I'm getting the heck out of here this year, after 9 years. Safe, pretty, good public schools... but I need more... of my own culture and less southern, less pretentiousness.... Raised here in dfw(texas), and lived in Desoto for 15 year before moving to Allen tx.
