    It would be nice if the moderator of this channel would acknowledge the comments about the rent prices being completely incorrect. At this point I'm starting to think these type of videos are created by people of other colors to encourage BLACK PEOPLE to move to ONE area. YOU WILL STRUGGLE IF YOU MOVE TO ATLANTA THINKING YOUR RENT WILL BE THIS LOW. Please do your research.

    At the end of the day, you need to look at your own income and your own bank account. When we as Black people freak out over higher rent and higher home prices, we are supporting the idea that all Black people are broke and that we all make $25k a year. Some of us do, but some of us make good money. Some of us make great money. I’m tired of hearing Black people say “oh that’s expensive so it’s not for Black people”. It may not be for your Black (blank) but the lower income individuals don’t speak for the whole community. We have to stop supporting the notion that “Black” means “broke” and “White” means “rich”. We don’t do ourselves any favors by supporting our stereotypes.

      We've definitely come a long way as it relates to financial success and prosperity. We have to get to where it's generational. Longevity is the key with money and how we spend/ invest.

    I am extremely disappointed that out of 17 neighborhoods featured there was NOT ONE mention of the Cascade Corridor! The Cascade area is home to practically EVER Atlanta Mayor since Maynard Jackson, Jr. it’s home to Andrew Young, Hank Aaron, Keisha Lance Bottoms, Kandi Burris, and many other award winning music and film industry A-listers. It boosts amazing pristine neighborhoods and gated communities. It’s where “real ATLANTA natives” CHOOSE to live INSTEAD of Buckhead. As a guide for African Americans Excellence, I am so sorry that you missed he mark on this ATLANTA treasure. On second thought, actually I’m not. Let’s keep Cascade as Atlanta’s “Best Kept Secret” for as long as we can!

      Its a deal You do realize that this narrative is rapidly changing. Atlanta is going through major gentrifications. Blacks are being pushed out of the city and as far as these black actors and celebrities. They don’t actually live in Atlanta. They live on the out skirts of Atl. All these neighborhoods that were shown here use to be Black communities. Not anymore don’t be fooled by this bullshit. They’re pushing blacks out of the city. Period

    The people who have a problem with Atlanta are probably people who are NOT driven and don’t understand TIME. No Atlanta is NOT as cheap as it used to be BUT it’s still cheaper than other major cities. The BLACK love and unity in Atlanta is UnMATCHED. Blacks support each other like I’ve NEVER SEEN. If you have a Trade, Skill or DRIVE then Atlanta is where you need to be. Yessss, the traffic is terrible but SO WHAT🤷🏽‍♀️ It’s not perfect but it can be PERFECT for you if you have what it takes. Don’t believe these crazy people talking down on Atlanta, they don’t get it. It took me 10 months to “GET IT” when I moved here. What I’m trying to say is, if you WANT to win here, then Atlanta is the BEST and BLESSED grounds for you to do so.🤘🏽 Everybody WINS here!

      I like the life I've built here in Atlanta, and coming here from NYC has been a mostly good experience. I still miss certain things about NYC of course and even though ATL is okay, I am not sure if I want to stay in GA. Things are really different once drive 45 minutes outside of Atlanta city limits lol, you don't forget that its still the Bible Belt, and still a Red state, oh and that southern hospitality is starting to fizzle out too

    These are white neighborhoods and half of them wouldn't want any blacks staying next to them especially North Buckhead. How about showcasing some of the beautiful all BLACK gated communities in south fulton and Cascade.

      I was wondering that! Looking at the price of the residences vs rent the numbers didn't add up. And while I know there's many affluent black people in the Atlanta area, the 17 named I've only heard mentioned by some of them and not as their place of residency. I'm only familiar with a few areas like stone mountain and sandy springs and considered ATL area as a place to relocate as the cost of living is similar to my current situation.

    Love the video. However, it lacks in the percentage of blacks in these areas. Most assume ATL is majority black and that's not true.

      Absolutely...I live in Midtown the City itself is almoat 50% White with Blacks living outside the city ..especially new residents.

      I have to correct you. According to 2017 US Census Bureau estimates, Atlanta is slightly over 52% Black. That's currently majority.

      SuperGOALdigger I’ve seen the prices. Because it’s an AVERAGE of newer high priced developments and lower priced “unrenovated” properties in areas like West End and Mechanicsvile the average is lower in those areas. Even though it may be $1000/month for a studio in some buildings it’s still $600 at those 8 unit buildings on Rawson St, Pryor St, and Cooper St for example. At the end of the day, I get what y’all are saying and yes her numbers are still off. They’re just not as off as you think they are.

      We moved to Atlanta so our money can stretch further. Thanks to the NYers invading South FL. I rather pay 250k on a big house with land vs a 700 sq ft house in a drug infested area

      Right now the West-End and East Point are some of the last places that are not gentrified yet.. But developers are already investing over $500 million since last year

    Nice video but as a current resident her in Ga. I can tell you these places (while nice) have been gentrified are predominantly white & the rent is ridiculously high unless you live in an income based apartment!! The streets are small, traffic is horrible (including electric scooters, bike riders), the homeless population is out of control & crime is rampant!

    TH-cam really got Black Folks thinking Black people in Atlanta are prospering. I have only made it through a few cities on the list, but none of the ones listed are “Black Enclaves of Wealth”. Let’s take Ansley Park for example. Ansley Park is in Midtown and I have a home there so I know what I am talking about. The homes there are beautiful and expensive for Atlanta. I have walked through that neighborhood several times and NEVER seen a black family coming out of any of the homes there. I am not saying “no Black families live there”, but I am saying “I have never seen a Black family” there. This video is called “Top 17 Best Atlanta Neighborhoods” not “Top 17 Best Black Atlanta Neighborhoods”. These neighborhoods are diverse in that there are other nationalities living in these great neighborhoods like Chinese, Japanese and Indian, but most of the nicest neighborhoods are devoid of Black people. I also own a rental apartment in North Buckhead. I RARELY see black people who own homes there. They come there to party and shop, but Buckhead is for the most part not inhabited by Black people. Please stop selling people a dream. Black people are struggling by every known metric.

      I rent in candler park. I know of 3 black families that own their homes. There's about 2 or 3 black women that rent. The rest are white families.

    Now I understand why ppl keep moving here. They think they can pay 1k for rent and around 300k for a decent sized home in the city. Your numbers are way off. You'd have to redo the entire video to make it accurate. 500k median home in North Buckhead? Maybe in the 90s. Try 1 mil starting....

      median income means the average. the average house in buckhead is probably not the new construction or expensive flip for sale today. a couple of low priced homes--say $250k would drive the median down.

I recently road thru Atlanta a couple of years ago and was amazed at the steady growth in the last 15-20 years. I stayed in an apt. in Buckhead years ago and some people thought I had money. I just set out to find a affordable apartment in town and did just that. Not every home in Buckhead or the Sandy Springs area is Better Homes and Gardens. There a few old timers still living in some houses or fixer uppers and vacants or foreclosures that will keep that median lower than the current prices on the market.

    Great video! Please do more videos in the suburbs like Snellville, Lawrenceville, Lilburn, Loganville, Duluth, Johns Creek and Buford . Gwinnett county is one of the largest counties in GA and black ppl are moving here at an alarming rate. I’ve been here 24yrs…Love it!

    The prices for housing are incorrect. They are way more higher than listed in this video. Please do not be bamboozled, people out here in ATL work two to three jobs plus have a roommate to be able to afford to pay rent... I forgot to mention housing complexes require you to make 3 to 4 times the rent to be eligible.

    Atlanta to me is what you make it im from Chicago I love Atlanta for different reasons . Its Peaceful at least where I have lived and there are alot of black owned businesses there and the energy is much different here comparing where in from . I'm not debating someone else's experience but for me its the best place I've ever lived.

    what this report should say is:”here are the neighborhoods where VERY VERY few if any black folks live.....Chastain, Morningside, and many neighborhoods listed have few if any black residents. Many neighborhoods like Brookhaven have apartments, and unfortunately that’s where the blacks reside. There are predominately black neighborhoods of black homeowners, and I’m unsure why it’s left off this list....Kirkwood is gentrification at its best, huge numbers of black homeowners were pushed out, bought out, hence marginalized.....HORRIBLE, inaccurate report!

    What’s sad is these neighborhoods have been gentrified. When I was living there most of the AA were moving to the outskirts like Lawrenceville, snellville, Stone Mountain, Lithonia, and Duluth. Great video.

    Every black mayor of Atlanta lived in Southwest Atlanta = SWATs. Not mentioned at all. Filled with million dollar homes. Many celebrities from here. Lot of old black money in this neighborhood. Many teachers, lawyers, doctors live here. Whites are starting to find there way here as well. Home to most of the famous hip hop artists. Maybe I should thank you for not mentioning it...might stay black!

      These are not Black neighborhoods. Read the title carefully. It reads "Top 17 Best Atlanta Neighborhoods” not “Top 17 Best BLACK Atlanta Neighborhoods”. There is a difference. This entire video is basically click bait. I own 4 rental units in upscale neighborhoods in Atlanta. I haven't seen an upscale Black neighborhood since I started buying in 2006. There are Black neighborhoods that are being gentrified. After the poor Black people move out they are then considered "upscale". There are a few Black people doing well and living in affluent White neighborhoods, but no affluent Black neighborhoods. TH-cam really got Black Folks thinking Black people in Atlanta are prospering. I have only made it through a few cities on the list, but none of the ones listed are “Black Enclaves of Wealth”. Let’s take Ansley Park for example. Ansley Park is in Midtown and I have a home there so I know what I am talking about. The homes there are beautiful and expensive for Atlanta. I have walked through that neighborhood several times and NEVER seen a coming out of any of the homes there. I am not saying “no Black families live there”, but I am saying “I have never seen a Black family” there. This video is called “Top 17 Best Atlanta Neighborhoods” not “Top 17 Best Black Atlanta Neighborhoods”. These neighborhoods are diverse in that there are other nationalities living in these great neighborhoods like Chinese, Japanese and Indian, but most of the nicest neighborhoods are devoid of Black people. I also own a rental apartment in North Buckhead. I RARELY see black people who own homes there. They come there to party and shop, but Buckhead is for the most part not inhabited by Black people. Black people are struggling by every known metric.

    Excellent video but the incomes in some of these neighborhoods are from 1 person households . It also doesn’t account for passed down wealth chaste in park and Brookhaven alone are mostly multi million dollar homes . A person could make 70k a year but have 3 million dollars in the bank. There are a ton of corporate executives,entrepreneurs and entertainers in these areas. You need to make at least 200k-1million plus to affford these areas .The rents are way off as well you can’t rent a nice apartment in a nice part of Atlanta especially a 2 bedroom for under $2000 a month. Also no neighborhood in Atlanta is building new homes for under 900k townhomes are also being built for 700k to 1 million plus . I have plenty of friends and associates in these highly affluent areas. I lown a home in Alpharetta/johns creek . I’m house hunting in Brookhaven chastening park and sandy springs. By the way they are gentrifying every area inside the perimeter for upper middle class to wealthy buyers.

    Yes though this city hosts probably some of the cheapest properties for quote-unquote City Life ... all areas mentioned Apartments will start up 1100 or higher which is decent considering it's the city but the heydays of Atlanta being super affordable is LONG GONE!! When I moved to the city 8 years ago I paid under a thousand for rent. Now it's almost double..just sayin!

      @Jon Harris Right, I'm an ATL native and More than half of these places will land you in an apartment at that price just like you said, in the Hood like Castleberry Hills, Kirkwood, and Grant Park just to name a few. This is a set up honestly. You will not get much bang for your buck you are better off in places such as Hampton,McDonough, Peachtree City, Fayetteville, Fairburn, Powder Springs and etc.

    Um where are you getting these median prices from???? Those prices are from around 2006-2009. Show me a place in Chastain Park with a median rent of $597. I stayed in Brookhaven from 2013-2015 and my rent in a 2 bdr was 1560. This is all false and I hope people aren’t gullible enough to believe these prices.

    I applaud you about this video but I'm going to have to build off on a comment that a commenter just recently made under this video. I lived in pretty much 1/2 of those areas. The video of spot on for the most part, don't get me wrong. However a lot of those areas have a small percentage of black populations. It's very few that are actually black homeowners in those areas I mean very few. But the rest of the black people who do live in those areas, 7 times out of 10 are renting condos or houses in those areas. They are not full fledge homeowners in these areas. Now my daddy's from old fourth ward. A portion of old Fourth Ward is getting re gentrified and everything but there is the other side of Old Fourth Ward where is Ralph McGill and Boulevard, is very ghetto and extremely dangerous to be at. So we don't know what they're going to do with that side of old Fourth Ward because it seems like they're not going to do nothing about it at the moment.
    Oh and anyone that's asking about ways to get away from the traffic....if your job is downtown Atlanta, Southside, Gwinnett County, anywhere on 285 for the most part, or North Fulton, you're going to be dealing with some traffic whether you like it or not. Outside of that oh, you're going to be fine usually if you have a job in the same county or adjacent county that you reside in then you going to deal with a little tiny bit of traffic here or there, that which is not an issue versus the traffic in the areas that I mentioned.       I was just walking back behind Boulevard the other day, near Central Park, and there's a bunch of fancy condos back in there, so I think it's only a matter of time now before the whole stretch gets unaffordable for lower income folks (and by lower I mean you make less than 100k a year!).       @@ATLyen3000 Bruh those number were wrong in 2010. I rented a 1- bedroom apartment off of Marietta for about $700 in 2001. That was the cheapest I could find then.

    That ranking was pretty solid...up until that #1 spot.
    Believe me when I say, no one is picking Buckhead over any of the other neighborhoods in that list. Not walkable and barely any activities outside of shopping at malls and high end dining.

    Only thing I strongly suggest people research besides housing. Is the air quality, I moved here an developed a lung disease, I worked in Atlanta live in Snellville an this video is spot on, I can see were gentrification is taking place an we know how that's done. So beware.

    This list wasn't very diverse. All of these neighborhoods were just north east and east of downtown.

    Chastain Park is nice, the houses are pricey, Lenox is also a nice and expensive. Brookhaven is also a nice place but very expensive. Atlanta Georgia is a nice place to live I grew up in NYC with cane here back in 1992 then I moved back to NYC where n 2009 stood there 8 years then 2017 I moved back to Georgia I love it here

    Don’t expect to comfortably live in any of these areas at the median incomes listed here. Informative video just seems a bit unrealistic.

      Traffic in these places listed are insane. Anything inside the perimeter is crazy and trying to go outside to avoid it is nearly impossible especially if you work anywhere in the city. Either you work close to home or from home but driving anywhere from outside to the city is a hour extra at a minimum

      Most cities like Sandy springs, Alpharetta and even Buford are creating live,work,play neighborhoods live the Avalon👍 Atlanta is definitely growing and excited to have you in a few years!

    There are nice neighborhoods coming up south of 1-20 also like West End, Capital View, Cascade Heights. Mechanicsville is nicer. Adair Park, Collier Heights, Mosley Park and Adamsville. All these neighborhoods are black. Most of the neighborhoods they have listed are definitely not affordable. Gentrification is changing these neighborhoods also. Your have to be dang near rich to live in the neighborhoods they have listed. Peoples town is up and coming also. Reynoldstown is nice too

      diana king No problem. Born and raised in Atlanta. The neighborhoods I mentioned where you can find some gems. A lot of neighborhoods are being renovated and updated.

    This is simply all wrong and I did not hear our main and almost only neighborhood which is Cascade. it's nothing but old black money in that neighborhood.

    I wanna where in the world did you get your median rent data for these neighborhoods because I know damn sure you ain't finding a place for rent in Ansley Park and some of these other neighborhoods especially Buckhead for $1,200....you mean it's more like $2,000-$3,000

      $2,000 - $3,000 I can get a house for that price rite here in Middletown, DE or in Wilmington, DE
