We’ll analyse the progress of different projects like Signature Business Park, Information Technology Investment Region, Namma Metro Phase 2, KIADB Aerospace Park and the Special Economic Zone and their current status. Location & Connectivity
Devanahalli stands as the closest town to the Kempegowda International Airport, often referred to as Bangalore Airport. This strategic proximity places Devanahalli at the forefront of both direct and indirect economic growth, driven by the airport's presence. Furthermore, the airport's influence guarantees a robust and efficient transportation network for the town.
Road connectivity
"The NH-44, also known as Bellary Road, is a smooth 6-lane route that directly connects to Bangalore city. Additionally, the SH-104 is another road often used by travellers, especially during quieter hours, because it's shorter and doesn't have tolls. For those coming from the eastern part of Bangalore, NH-648 is an option. Recently, more people have been using the road via Budigere Cross, as it links to SH-104. Also, it's interesting to note that the Budigere road has seen a lot of residential property development in recent years."
Satellite Town Ring Road
The STRR project is led by the National Highway Authority of India to ease the traffic flow inside the Bangalore city. It will divert the traffic flowing across the city via outside of the city. It connects Dobbasapete, Doddaballapura, Devanahalli, Sulibele, Hoskote, Sarjapura, Attibele, Anekal, Tattekere, Kanakapura, Ramanagara and Magadi. As the east corridor side of this project is coming close to the city, it improves the connectivity of the Bangalore IT corridor to Devanahalli. It is planned in multiple phases. As of now Dobbasapete to Hoskote line is under construction. Other phases are still far from completion. Even after that as the East side of STRR is going via NH-648, it will not be much of a benefit. But combined with the proposed Peripheral Ring Road connecting Sarjapur Road to KR Puram, the Hoskote to Devanahalli STRR will realise the promised connectivity improvement of Devanahalli to WhiteField, Outer Ring Road and Electronic City. My expected timeline for this to happen is 3 to 5 years if everything goes well.
Namma Metro
Namma Metro Phase-2B which is connecting Hebbal to Bangalore Airport has no plan as of now to connect to Devanahalli town. As of now it has 17 stations planned. The expected completion of the metro is June-26. You can consider the metro as an option if your project is before Airport and near any of these 17 stations. Suppose if the project you are planning to invest in is after the Airport, keep following the news. Because just a week before in ministers’ meeting CM and Deputy CM discussed extending this Metro work to another two towns.
Suburban Rail Corridor
The suburban rail corridor connecting the Bangalore Airport is coming under Corridor-3. Currently Corridor-2 is under construction and it is expected to be completed 2026 with a buffer period of 2 years. The Corridor-3 work will be taken-up only after completing the Corridor-2 work. So, it's safe to assume that the suburban rail corridor connectivity to Devanahalli will not come in the next 10 years.

The projects you mentioned are very close to the airport. Thought development is 100% sure, I'm not confident about the timeline. If it takes more than 10 years, all these projects will be out dated by new technology. Also, I don't have any information about IT parks in this area. I hope fellow-viewers will comment here.

North Bangalore has appreciated so much in last one year. Next price bump will take some years. You can invest if you don't plan to resale before Metro, PRR completion.

Consider any area within 5-10KM radius of IT park. Hoskote no near by IT park. Except one small IT park.

Some of your myths is incorrect in your case study. As I'm person from same locality from Bagalur cross area here is my clarification...
1) Till Devanahalli you have Ola and Uber Cab Services available as its very close to Airport. So there is no aggregator Cab problem as you have mentioned. Also Swiggy and Zomato service is available till Airport gate at all important places/Junctions post Yelahanka..
2) Another is water availability is dependent upon place to place since some Village panchayat supply water outside BBMP limits. In some private layouts they would drill borewells or get connection through village panchayat in outside BBMP limits. But in BBMP limits corporation would supply water through pipe connectivity from BBMP borewell points. Till Yelahanka already cauvery water is supplied. Also dedicated for Airport there is Cauvery connection. Hence there is plan to supply drinking water till Devanahalli in phases.
3) As you mentioned Infosys declined to invest in KIADB area pre 2010 in the beginning of Airport inauguration due to not much development compared to Electronics city at that time. But now its busltling area for development and even if Infosys didn't get land to invest in KIADB area and instead they satisfied with few floors in Northgate project (Ph-2) at Bagalur cross which is lost opportunity for Infosys. Also Boeing's larget facility outside US is almost ready for inauguration. Also SAP is constructing largest campus outside Germany at KIADB area. Shell has largest campus outside US is already existed at KIADB. Also there are IT/ITES tech parks/Business Parks are coming along Airport Corridor/KIADB Area.
4) Bagalur area is coming up with India's largerst Residential Townships with multiple highrise apartments from Brigade, Prestige, Godrej, Provident, Assetz and Bharatiya City around 250 acres. Already Brigade El-dorado, Prestige Finsbury Park and Godrej Ananda is already completed. Now provident Ecopolitan from Provident white oaks has started to build multiple highrise apartments in the same area..

I accept that the new airport road via Bagalur is developing in a rapid phase. But there are more residential projects than tech parks. So, most of the apartments are bought for investment purpose, not for self-use. Though IMO Bhartiya city area, Thanisandra, New Airport Road till Bagalur are hot area for now.
What do you think about the area North to the Bangalore-Hyderabad highway?
Also, the KIADB park is mostly filled with hardware oriented companies. An area will develop into a better residential community if there are more human resource intensive companies like software or financial services. Isn't the current situation is making Devanahalli as Detroit of US? May I know your opinion on that too?

@@13218107 Karnataka Government is not positive about developing towards Tamil Nadu. They want to redirect the city expansion towards Airport. Recently they cancelled the metro between ElectronicCity to Hosur. If you prefer that location, you can find many projects in Attebelle road which are available in discounted price now.
