There are 3 Covered Car Parkings for 5BR Apartments, 2 Covered Car Parkings for 4BR Apartments and 1 Covered Car Parking for 3BR Apartments. That is why you see 2755 car parks for 1520 flats.

This is actually on lake bed. About 10 years back this was considered part of Varthur lake, they have levelled it and started construction. Problems like water logging and legal disputes are guaranteed.
Probably it might have been part of the lake before laying the Varthur-Whitefield road. But I couldn't find any information that old.
Is the nala going to be a issue ?
There won't be any legal issue in the near future as Prestige would've taken all the necessary approvals. But due to monsoon changes, if there is more rainfall, it may cause issues.

any idea about this property and its naala situation?
As of today the naalas not a problem. They are going around the project and Prestige has already constructed compound wall surrounding it's property. Also, prestige has a planned for a good drainage system.
What about water source? Big joke in real estate no will tell about water source to support thousands of apartments, per flat 500-600 ltr per day required.
In last one year, BBMP didn't give approval for any new borewells. The saying goes that borewells will not be approved for construction. But once the society gets an OC, the association can approach authorities to get a permission and get the borewell done. As all the no-borewell projects are under construction, the practicality of the approach is not realized yet.

How far is it from the railway track which is just beside the property ? Will it pose problems in the future ?
It will not cause any problems. For comparison, there was a nearby property, Ahad Euphoria which is right beside the railway lines. When the railway line gets expanded, there wasn't any land issues. Also, in Ahad Euphoria no-one complaints about the train noise. It is the preferred society for Uber employees working in RGA tech park.
If varthur lake full means ....then ground floor full water ....becareful

Hai Manager sir We have purchase 3.5 bhk in Godrej Woodscapes, Budigera cross, Bangalore 10 days back And paid 13 L booking amount as booking advance At the time of booking the sales man hiding the below facts and booked plot 1. Is it A khata 2. Water is not sufficient with 1 bore well for 3500 houses 3. The remaining area is congested for 3500 families 4. Under ground gas pipe fecility is there or not And other my own problems I want to cancell my booking plot and requested return my booking payment. So far no reply from you. As Godrej is a top big repeated company i am not expect it. Your sales manager assured to return 100% booking amount back but neither sales manager nor booking person not responded so far As per RERA act booking amount has to be returned to the customer, if he cancell the plot. In North Bangalore, what are your thoughts on Tata or Birla projects? Is it a noisy area due to the flight takeoff path? What is your outlook on appreciation? Or do you suggest a different area?
I've already posted a video about development prospectus in North Bangalore. That may help you. IMO N.Bangalore is a good place to invest in land. Apartments may get older by the time development reaches the Airport surroundings.
Could you also do your detailed sunlight and Floor Plan analysis for the F Tower facing the garden side? The N Tower is just next to it

As always very informative video. However, you missed talking about carpet area/ super built up area ratio which is below 60% (1675 sqft carpet for 2741 SBA) in Tower P and Q. Also issues with basement car parks which are not sufficient for few towers including P & Q. I was about to book the flat but these two issues pulled me back. If someone can compromise with these two things, this project is really good.
Thanks for the details. I didn't analyze the floor plans yet. So, I didn't come across this issue. But losing a 1000 sft in carpet area is unacceptable! I'll include this point in next video.
No information regarding the construction of both the club houses in RERA. Any information on their completion timeline?
This is another confusion. Both the club houses are marked as civic amenities in the blueprint!
I visited the project and here is the honest review :- 1) Godrej is going to have a lot of towers and there are very less space for amenities for such a large township project. 2) Its over priced based on what they are giving. Its an area far from Whitfield. Almost highway. 3) The marketing office resembles a fish market. Sales team just want to sell inventory fast. 4) Buyers should be cautious. This will be always a construction going on project. Too many things to construct.
Very Bad things from GODREJ PAN INDIA Builder. Different payment plans for different customers. Below there are two payment plan. One is construction based and another one is for time based plan payment. Always go through construction Based plan. For New buyers beware of their cheating. For time based you will ended up paying in one year more than 50% even though their is 5% construction happen.
Yes absolutely. You should always go with construction-progress-based plan. The construction timeline will vary due to multiple factors in big projects like this. If you go with a bank loan, the bank will do only construction-progress-based payment. There is never a concept as time-based payment. Beware of this scam!

Afaik there is no such restriction. EWS units can be sold to anyone. So, it's not "legally" wrong.

Many builders are now doing mixed development and the residential buyers end up paying some part of commercial development too.. same thing is happening in SBR Minara and Provident ecopolitan and many other projects.
If the commercial projects are constructed in a revenue sharing basis, it is good. Because the income from the commercial buildings will offset a heavy burden from your maintenance.
