    This video helped soooo much. Thank you! Quick question? When you were discussing getting the seller $80,000 for the pre-foreclosure-is this $80,000 that will just cover the mortgage? Or $80,000 on top of the property? So $160,000 total?

      In my experience they have built up this story about how complicated it will be, how a parade of strangers will be in their house, etc. and most put their head in the sand and wait because of emotional overwhelm resulting in them disengaging from logic.
      As with other sensitive lead types, you need to REALLY put yourself in their position and be empathetic to the overwhelming emotions they are feeling. Remember, you found out about their situation today and they found out about it 6 mo. ago when they lost their job. We never know just how down they are so we focus on people and situation first and then when we can gauge that then we can earn the real estate conversation.

    Wow, great info Chad. Just subscribed! My wife and I are wanting to invest in real estate and we’re wondering if buying foreclosures or pre-foreclosures was extremely competitive? It just seems as though there are signs and ads everywhere for this type of real estate investing.

      Plenty of people are saying the same thing and competing with a selfish approach, so it's easy to differentiate yourself and get what you want by helping others get what's best for them first. Get on our email list by engaging with content at www.ProbateMastery.com and later this year when the time is right you'll be notified when my new course comes out to teach how to provide options to families in financial distress. Usually, their only feasible option is to sell so you buy the ones you want and list the rest. I'm 100% consumer-focused so you'll be received entirely differently using my approach and you'll find that your biggest problem will be raising enough capital for deals if unemployment hits like I think it may (don't trust all government data, look at labor force participation rates and the number of actual layoffs that they won't talk about for another month or so)

    Hi Chad, just found your channel. If you're going to buy on a wrap, how do you handle the insurance so the lender doesn't call the note due?

      Often times you leave the existing policy in place if it's paid from escrow and then buy a secondary policy with you as the primary insured. It's more expensive but you got a mostly-free house so it's easy to price in.

      @@realestateinprobate one thing that is confusing about a secondary policy is, if something happens there would be two insurance companies paying two different people for the same property.
      If that's possible, why not have 10 people take out a policy on one home and burn it down? I'm not trying to be rude, I'm using an extreme example to illustrate my confusion.

      @@AberrantArt you can buy insurance on anything you want. It's the arson in your scenario that makes it unrealistic, not who is the insured on the policy. Look behind the curtain of life insurance and how companies buy policies on unhealthy employees to benefit financially if they pass away...that will really make you think.

    I wouldn't mention about asking the homeowner to trust you on the first call. Trust takes time. The homeowner will trust you only after they feel that you are looking out for their best interest.

      You'd just be pairing the seller with an end buyer. You need to have a good buyers list so you know who to bring the deal to

      It all depends on the tactic used. If I remember correctly this one had $80k equity once we got the defaulted seller talking so it would have been a discounted as-is sale to accommodate a fast closing, or we could have just bought it ourselves. There are MANY outcomes, that’s why I interview thoroughly before giving them options and narrowing it down to one.

      I'm assuming you're talking about the "emergency brake" of filing for bankruptcy. Each situation is different, some will go all the way through with it and others will determine that the filing gave them enough time to sell the house so they can actually afford to settle the other liabilities so they don't complete it. Either way the bank isn't in control, a BK Trustee is.

A bit difficult, I hooked h3r up w a real estate agent to get top dollar but she keeps calling me back to see how she can stay in home and get a new lawyer who makes bank take payments.     Do you just go about this without mentioning the NOD or foreclosure if you’re in a state that doesn’t allow the talks of a foreclosure? I’ve heard Cali is very particular about this due to all the fraud that happened in the last housing crash.
