I would never "tell" the homeowner to file bankruptcy, but I would just "mention" that this is a "possible way" to stop the foreclosure and that they should "consult an attorney".
When the houses get forclosed on and dont sell at auction. The bank takes the property back and assigns a REO and they list it. Is there alot of negotiating room with them? They are only cash deals or mortgaged deals then right?
I don't know what brand Pace's electronic whiteboard is exactly, but I've heard that the Vibe S1 is a good one. It costs around $3500 on Amazon though!
I was wondering what is a good exit strategy for a seller finance deal, how does a refinance work with the bank and the seller? What happens to the original loan?

In some cases the bank postpone the sale if no one buys.
If the banks don’t want the house back how come they bid high at the auction
They usually start the bid at what is owed plus the foreclosure fees. They are hands off after that- but sometimes there are no other bidders
