You go Lili! Rooting for you any thing is possible if you work hard towards your goal. I use yellow hand written post card and it works. ROI is great imagine if you can get a few a month. To save time you can also do direct mail instead of driving around. For now focus on old expired that listed for a while did not sell listed couple of times. Also focus on owners who own property for a while but fail to manage properly due to age and property management charging them a lot they are most likely to sell. Some times you can accept higer selling point if you know you can raise the cap it's ok depending on location you can raise the value once it is is fully occupied. What I love about you is that you do not hold back you educate and you motivate keep it up
Yes direct mail works. Anything you do with a plan in mind will work. But if you send mail once, get no calls, and say Oh well that didn’t work I give up, then no direct mail doesn’t work.
I use a custom spreadsheet + Callrail to track my campaign , just assign a local phone number to each list / campaign , it’s cheaper for me. I don’t like Call center or VA answer these types of call for me.

So the ARV is $260K Purchase price $145K Rehab was $75K If your exit strategy was a cash out refi even at 80% you’re only getting $208K from the bank but you’re all in $220K. Would you say this was good or bad deal?

Call porter is ok but you save more money by using a va the service is fair I had missed calls from them doing the day on a week day . Far as ballpoint marketing just make sure you pulling a good list cause if you don’t your money could be waste I had 10-13 calls and I sent out 1087 mailer neither calls was were actually leads so it was a waste not saying it’s there fault but be sure to pull a good list . Resimpli is wonder crm out the 3 I think that’s was the most product that was worth it .

Lili, do you upload your leads you generate from Propstream to Deal Machine and send out using Ball Point. Is there a drip campaign feature with the Ball Point letter like Deal Machine does with their post cards?
