Some advice if you aren’t already planning this: schedule all inspections on the same day and call out your contractors to write out quotes for you right on the spot. It’ll be a crazy day but you’ll end up saving so time in the long haul, and estimates will be far more accurate. Also, i would invite the seller to come by. Just for transparency. I was able to get a 1.7m deal at a 30% discount with no arguments just because I had the seller present during inspection Also also… HUUUUUGE FUCKING CONGRATULATIONS!

Congrats Lili! As a former landlord, I would say that depending on where your apartments are located and how many tenants you have, I think you’re going to need at least 4 washers and 4 dryers. You’re also going to have a separate electric meter and water meter for all of them. I don’t know if your tenants are workforce/affordable, but if so, you’re going to have to charge $1.50 to $2.00 a load. You should be able to find coin-op or credit card types, just go online and start digging (I can tell you’re good at that!)

Quick correction: as a multifamily agent myself, the commissions are usually lower %. For properties $2-10M, the total between both sides would probably be 4%. $10-25M is likely 2% for both sides. $25-40M is maybe 1.5%, and after that it is usually a flat fee. This is for the exact reason you mentioned: no investor wants to shell out $6M on a $100M sale.

Quick correction: as a multifamily agent myself, the commissions are usually lower %. For properties $2-10M, the total between both sides would probably be 4%. $10-25M is likely 2% for both sides. $25-40M is maybe 1.5%, and after that it is usually a flat fee. This is for the exact reason you mentioned: no investor wants to shell out $6M on a $100M sale.

Congrats!!! Been following your story and this is amazing! One thing about bringing on partners...Just came back from Michael Blank's bootcamp down in Orlando and the Real Estate Attorney broke down partnerships in Joint Ventures and Syndications. Doesn't look like partners can just provide capital with no active role in the partnership (he/she essentially can't be passive). Worth talking to your attorneys about! :)
