Great video as usual, Ladies. The Captiva was pretty sweet. Would loved to have seen the Master bedroom... oops, the "Owners Suite". But it still seems priced awful high. They must be tacking all the extra bucks for that sweet pool & quick move in. How's the lot sizes and the HOA in that subdivision? Still in the 50' range? Do you see much solar roofs in your area? I didn't see any the last time in was down there. Is it due to the storms & hurricanes? We live in the suburbs of Phoenix and solar is everywhere out here. Would love to move to the Parrish area, but are put off by the tiny postage stamp lots. We're too spoiled out here on 115' x 130' lots.

THe price a year ago without a pool was over a million so this looks like a good price with the lot and the pool. The lots are small but these are very private. Solar is not offered by builders so in very new communities we don't see solar so much. It's done after market.

To your point, I compared 2 inventory homes, both Endless Summer, 3 bed/2.5 bath, with a pool, in Canoe Creek in Parrish and in Indigo in Lakewood Ranch. The Canoe Creek home is priced at $712,990 while the similar home in Indigo is priced at $878,990, still a significant difference for the homebuyers.

Hard to believe a 2200 sq ft 3/2.5 is still over $800k AFTER a reduction. I thought prices were cheaper in Parrish, this is LR pricing.
