      Hi cnitf, Inventory that the builder has added to the MLS is included in the inventory numbers given to us by the MLS. And even then the builders don't always include the move-in-ready homes. That is why it is good to have a Realtor gathering that information for you when you start looking . Let me know if you are in the market for a home in our area.

    So beautiful, can’t get over that as I’m in my pool I’m literally stacked side by side with the neighbors pool cage 10 feet away. For 3 million, I expect my privacy. Very beautiful just too close for the price

      Yeah Jazzy, I get it. I live in an older neighborhood that was mapped out with all lots to equal 1/3 - 1/2 acre. And there are new home communities that are built on larger lots and do cost up to $3M or more depending on the size of the house and the builder, of course. The custom home lots in places like Everly and Wild Blue are larger but the larger the more it costs. It's all about the cost of the land and in our area it is pretty pricey. Buyers in this realm are not so concerned about distance between houses or having large lots as they don't want to maintain them. And the homes are positioned so that maximum privacy is attainable.     I love a community like the one I live in that is not 55 plus but most of the people living here are empty nesters. homes are not entry level priced so I think that’s a reason why there aren’t many families just because of the price point of the neighborhood. My ideal would be gated community , with some amenities and lots big enough to have a pool, and yard, but not overrun by kids. We use our own pool. Not the community pool

    I believe any house built in Florida has the potential of being flooded either by the roof or the ground. The flooding can happen when enough water is unable to drain fast enough? When we moved in our new house city, county, mortgage company, sales, city engineer said your are in X zone and there is no need for flood insurance. 3 months latter water came up to 13 feet of the front of the house and 16 feet to the side of the house and every one tells me this is normal in Florida, and the engineer said if it stands more then 3 days to call 311. The water did go down and I was told I only need to keep the storm sewer free of debris.

      @@williamjames8924 There is the saying that Florida is a flood zone. This is not new news. But with new codes and requirements for replacing a home especially near water, building on or near the coastline if you choose to do that then you take your chances. It’s ale been that way in Florida. And maintaining infrastructure is paramount.

      It’s just part of the wet weather we get in Florida, Patrick. People should be prepared and our infrastructure needs to be improved and maintained to avoid events like this. You have other issues like earthquakes and tornadoes in other parts of the US. People shouldn’t be surprised to encounter hurricanes and storms in Florida.

    I made good my Escape. I grew sick of the increasing number of homeless, skyrocketing crime and insurance for your home is as much as the mortgage itself. The haphazard manner in which they go about approving development without genuinely looking at lay of the land is disgusting. This not only relates to drainage issues, but with traffic as well. The Divergent Diamond at University could have been entirely avoided had they simply disallowed left hand turns from the eastbound lanes into the Publix Shopping Center. The problem was plain as day but they refused to admit the mistake. People are simply too impatient to drive up to Town Center Parkway and would rather turn into the shopping center which is clearly not designed for that volume of traffic. Lockwood and University is an absolute joke during Snowbird season. The North and South lights from Country Oaks Boulevard down to 59th Street are not synchronized in order to clear the volume that accumulates from the shopping centers. I have a laundry list of others but we won't get into that here. Thankfully I owned a home with the garage which I used regularly because of the roaming bands of bored children during the summer checking people's cars to see if they're locked. But I must admit it was always fun to go to the tourist areas and watch the pickpockets at work.

    Overcrowding is an undeniable fact, easily detectable by construction sectors all over. Perhaps we are not building adequate infrastructure before we uncontrollably bring newcomers - is there a behind the scenes private ( or not) financial motivation? Suggest to 1- clearly identify those recently flood affected areas 2- identify flood control systems AND performance 3- and based in REAL stats (published), a plan of cure and/or building proper flood controls should be developed… In my opinion, its evolution and adaptation to the changes - it has happened for thousands of years. (… Ice age … dinosaurs… wisdom tooth … sun screen… )

Yesterday I was in the Lorraine Rd & Palmer Blvd. area where the flooding was so awful. The county team was there with a News crew filming, I guess. They were simulating the water flow it seemed and trying to determine factors or causes as to why the water was flooding in that area perhaps. They really do need to come up with some answers and plans to avoid this in the future.

    I wish we could leave. Telecoms sent my family here 5 decades ago & my sons think of this area as their home. Our hearts want to help the humans who live here in these final days as psychopathic officials destroy Florida to cram as many global billionaires as they can into every spot of land they can create. Our life on earth is only a blink in time in the bigger picture. Criminal acts by our elected officials are tolerated by the mass population less & less every day.     OK, I can understand your but I live off of Tuttle where Whitfield at I live in this community for 40 years Whitfield has never flooded though there is a sanctuary where water and birds live. They put a brand new. 7 story building there where it used to flood and retain water now suddenly what field is flooded and houses too??????

      I did not flood I live off Between Whitfield by Publix on University most of these homes been here long time since the 80s I was just saying that when they put that complex in and they took away that land water went to build houses houses apartment buildings condos suddenly we had a problem I had a problem getting around my community different ways because of that flood they need to make better attention ponds and take away one house it’s all about money they want to give $5 million away to a ponds Distant age is all about money. I’m sorry it is my mother used to say money talks bullshit walks and my mother is born 1940 and my family has lived in this community for over 100 years can go back where there was a farm where On Prospect Road and Tuttle my grandmother was a schoolteacher where the fire station is now on Prospect Rd., One room schoolhouse. It was the only one out this way. Parkway was a dirt road at that time my grandparents my father went camping in Lakewood Ranch and went for my grandfather he was born on Manatee River, where they owned the farm on one side of the family I have a picture of him as a new baby 1800 I’m very proud of my heritages. There is not a place for water to go even for a storm. We need to start thinking of the land and not money. Houses are close together. I can put a camper on one side of my neighbor and a camper on the other side and still have a huge backyard and I owned attention on pond behind me I did not have that problem at all. I’m sorry this is too long but I feel that it needs to be said to the public water has to go somewhere. Thank you.

    If you are within 10 miles of any river you are in a major flood zone… This was actually a small rain event for Florida. I am just North of you. Wait until we get the real big one… Water always go down hill into the rivers. The more you build around water the more you will flood. I take the risk for freedom and the beauty, knowing that everything I own could get destroyed someday. Better than living in any blue state for sure.

I am a 3rd generation my kids and grandkids 4th and 5th I’m on brink and thankfully only our garage flooded I had a yard sale over the weekend and met so many people who lost everything absolutely heartbroken one ladies English bulldog drowned 😭( I have an English) Thank you for your videos looking forward to more 🎉

    You aint got no hurricanes here 😅 when a hurricane actually hits Bradenton half the town is trailers and they all broke this is a Karina waiting to happen. When a real hurricane actually hits this area and all those trailers go homeless this is gonna become the zoombie apocalypse here. And developers can’t wait to rezone those trailer parks even those who don’t have damage will be forced out.

      That’s a great question. After any water intrusion repairs have to be made to avoid the growth of mold, especially in Florida. This is where hiring certified people is really important because you need those receipts to show that you’ve made the repairs. The sellers disclosure for a property that’s listed with a realtor Will allow the seller to speak to any repairs that were necessary after water intrusion. And certainly a buyer is going to have an inspection and if it’s a good inspector that will reveal any water damage that wasn’t repaired. There are certainly very good companies that deal with only Water extraction. It’s important to keep photographs and receipts. Thanks for watching. I hope you subscribed.

    Long Island NY saw 10 inches of tropical downpours last night. The whole NYC metro area is badly flooded. Same as a hurricane without the big winds. Dad's Pelican Cove condo is waterfront and 6ft above sea level. We sold spring 2021 for 4x his purchase price in 2005 and donated the proceeds to a Florida university. His HOA was already rising monthly. His property insurance costs then were 4X higher than insurance for my Gold Coast home! After the nightmare I had rescuing my bakers acted father with covid19 who was 11 days positive no longer contagious!😠, the state of Floriduh forced 26 days quarantine on us, preventing me from getting my parents the critical care they needed 😡 . We were thrown out of Dr Sassano's office. He was 23 days positive and NOT CONTAGIOUS. The staff in his office was terrified! Landing at JFK, the 1st thing I noticed after 10 weeks hostage, was New Yorkers have a very noticeable higher standard of manners and decency. ❤ Manners Matter and we New Yorkers rise. Looking back at DeSantis selecting who got vaxxed and the residents that were refused the vaxx protesting was never aired on the Suncoast news! My experience going through that covid19 disaster tells me that Florida is a fascist state. Because I have disabilities, I received instant care on Long Island where I was repeatedly denied in Sarasota for 10 weeks. Then I flew over the plume 350000 gallons of toxic industrial lake water DeSantis dumped into Tampa Bay. The dying marine life afterwards made national news as they showed mountains of dead fish on 500 miles of Gulf Coast beaches.

The Wilbanks plantation became Pelican Cove in 1984-ish The units are 2 stories on slab. 270 units on 74 acres, 2.5mi mangrove walk. Marina, 7 pools, hot tub pickle ball tennis. Stunning. And PC is a state arboretum and bird sanctuary. If you like living in groomed forest and waterfront, there is no place like Pelican Cove.

Homes are built and how disasters are handled. I’ve been researching products that can be used to control flooding. It’s amazing what’s out there from sealant tape and inflatable barriers to lightweight structures that can divert water flow on streets and properties.     Hi Susan. So sorry to hear you were impacted, but thankfully not too badly. What scares me is that if Hurricane Debbie was just a category 1 hurricane, what can we expect from categories 2 - 5? Even in the aftermath of Debbie, here in the northeast we had 3 continuous days of rain as well. I hadn’t recalled anything like this in the 15 years in my home. I hope everything is ok with Judy and her family as well!

    William Ryan is not a good builder none of them are. They throw these houses together in about 3 weeks i own a home in that community and i regret that investment these homes are not well built been there for 1 year roof leaking crooked walls gaps under doors these homes are trash

      Pinkleather, I am so sorry to hear that. I believe this is the only video we did of this builder a year ago. we haven't sold in this community and this is the only feedback we've received. They were selling at that time in a lower range than other builders that filled a gap for buyers that could buy in that price range. Sorry for your bad experience.

    That leaseback is the only issue. If I purchase a home I’m ready to move in. I think Cobalt is the same. Are all the homes leaseback in Wild Blue?

      Hi Tara, The leaseback options are only on the model homes. After this phase of Wild Blue is sold, Wetherington will have another model in the next phase and then the models in phase 1 are released from the lease period and ready for the owner in the leaseback to occupy. There might be a spec home built which will be further along in the building process. Otherwise it is a custom build from the ground up. The build process is usually 18 months depending on the size of the home. Would you like more info about any spec homes built in Wild Blue?

      @@JFreeUNC yes I think that is safe to say. We weren’t so focused on the summer months being affected by an election cycle. The data we were showing focuses on the two months running up to the election and in general the following year.
