    I live in the Taylor Morrison community of Palmero in Nokomis, Fl. If I had a choice, I wouldn't buy here again. First, it's supposed to be a gated community, but tha gates are open from 4am to about 7pmwothe HOA claims it's because of the construction, but I know neighborhoods identical to this one, that still keep the gates closed. Giving the workers the code is not a big deal. The workers cut major corners here, too. They left a huge eyesore in my garage that, according to the community manager, can't be painted over. The garage door doesn't completely hit the ground on the left side because it was made too low. Also, there are a lot of areas that should have been painted but weren't, making it easier for ants to get in and out. The playground is a joke - there are no swings, slides, anything really. Our $772 quarterly goes to the pool and the mowers, who don't even do a good job. I took pictures of all the mulch bags and trash that were left in my bushes.

      This video was made in 2021 before much of the construction was done. We are disappointed to hear this. It can be frustrating to deal with construction traffic and debris, especially on these windy days, while the other homes are being completed. We encourage our buyers/customers to have an independent inspection to identify construction issues and address those with the building manager at walk through, prior to closing. (We could also generalize to “Taylor Morrison” instead of manager). Does your HOA offer you the opportunity to attend monthly meetings? That’s a good place to start addressing your community concerns.

    Nice floor plan but I think it’s too much house for 55+ community. That’s a lot of house to keep clean.

      There are other floor plans to choose from, the builder has many options. We will return and video some of the smaller models soon. Are you interested in 55+ communities?

      Hi Doc! Thanks for watching. This community offers 7 floor plans, ranging from 1668-3200 sq ft., with 2-5 Bedrooms. All of these plans offer an upstairs bonus room option. We have customers downsizing from much larger homes with basements so this home may not seem too big to some people. As Susan mentioned, we will be revisitng Woodland Preserve to show you some of these smaller options. I'd love to take you there to show you all of your options.

      Yes, me too. Builders are building some townhome communities that are affordable in the $300's. But the days of a move-in ready single family home in the $2-300 is long gone. Desirable gulf coast and affordable is hard to find. But the townhomes are great options. In Lakewood Ranch you can find a new TH for mid $300s.

    Wellen Park is ahead of schedule in their second phase for Downtown Wellen Park. Would you consider a custom home is an exclusive neighborhood like Everly in Wellen Park?

    Traffic being worse isn't relative. It's a comparison to itself. We have so many factors that has caused this nightmare and at the root of it is baby boomers and their massive consumption behaviors. You shop all day which means all of us trying to work have no point in time of reduced traffic. So many services are needed to fill the void and old people don't provide any services. They also hate nature and their children. Their version of nature is a golf course and they don't actually care about the future. Another issue is HOAs and their gates. All traffic is stuck taking main roads because of the lack of access to side streets because again baby boomers think they are entitled to quiet streets. I hate to go on this rant but it's really the honest truth. Oh yeah and old people live in trailers or if they are well off they own multiple house which also ruined the cost of living. Yes the traffic is getting worse. Today it took me two hours to drive northbound from Clark to 301 in Palmetto. The interstate was a disaster so I thought I could take cattleman. I ended going east all the way to Lorraine because the left onto Lockwood Ridge was backed up to China. I moved here in 2012 for work and i used to love it here. I hate it so bad now. I drive in this traffic all day. That doesnt help.

      You've got a good eye, monymony68! There is a downdraft installed so you don't block the window with the hood. You can do whatever you want but that is the design to fit this model.

      Sounds like a simple request right? But, spending time with a Realtor looking at different builders and talking with the reps will help you make good decisions. Reputation is a good resource but just remember the negative comments made about building are usually more than the positive ones. Haven't figured that one out but it seems true.

    Palmero isn't what I would call a "gated" community. The gates are open from 5:30am to 6:30pm - all day, creating a huge safety issue. Also, the workers cut a lot of corners when building my townhouse. My walk-through was late, so by the time I noticed, the closing date had passed. They won't pay for anything after the closing date.

      Hi Sarah, It is customary that gates stay open until the community has been completely built and closed out, nothing left to sell. I'm sorry your building experience was so negative. Did you use a Realtor?

      I know many communities who give the codes to the construction crews, so the gates can be closed during the day. I have a problem with a neighborhood being called a "gated community" when the gates are open all day. We used a realtor 50/50. We looked at a bunch of different houses with her, and then we started looking south, with new construction. After that, we met with an office representative, and took a tour of the model home. It took a little more than a year to build, but the workers definitely cut a lot of corners. It's been disappointing. Everyone complains about safety. Hello, the gates...lol

      Hi cnitf, Inventory that the builder has added to the MLS is included in the inventory numbers given to us by the MLS. And even then the builders don't always include the move-in-ready homes. That is why it is good to have a Realtor gathering that information for you when you start looking . Let me know if you are in the market for a home in our area.

    So beautiful, can’t get over that as I’m in my pool I’m literally stacked side by side with the neighbors pool cage 10 feet away. For 3 million, I expect my privacy. Very beautiful just too close for the price

      Yeah Jazzy, I get it. I live in an older neighborhood that was mapped out with all lots to equal 1/3 - 1/2 acre. And there are new home communities that are built on larger lots and do cost up to $3M or more depending on the size of the house and the builder, of course. The custom home lots in places like Everly and Wild Blue are larger but the larger the more it costs. It's all about the cost of the land and in our area it is pretty pricey. Buyers in this realm are not so concerned about distance between houses or having large lots as they don't want to maintain them. And the homes are positioned so that maximum privacy is attainable.     I love a community like the one I live in that is not 55 plus but most of the people living here are empty nesters. homes are not entry level priced so I think that’s a reason why there aren’t many families just because of the price point of the neighborhood. My ideal would be gated community , with some amenities and lots big enough to have a pool, and yard, but not overrun by kids. We use our own pool. Not the community pool

    Still a healthy market. And the Debby storm dropped so much rain that it really tested all those new communities to see how they performed.

      Yes, slower this time of year but still a desirable area. I don't know of any of the new communities that had issues.

      It did jazzyflorida but Artistry was not flooded. Unfortunately the homes around that development did flood.

    I believe any house built in Florida has the potential of being flooded either by the roof or the ground. The flooding can happen when enough water is unable to drain fast enough? When we moved in our new house city, county, mortgage company, sales, city engineer said your are in X zone and there is no need for flood insurance. 3 months latter water came up to 13 feet of the front of the house and 16 feet to the side of the house and every one tells me this is normal in Florida, and the engineer said if it stands more then 3 days to call 311. The water did go down and I was told I only need to keep the storm sewer free of debris.

      @@williamjames8924 There is the saying that Florida is a flood zone. This is not new news. But with new codes and requirements for replacing a home especially near water, building on or near the coastline if you choose to do that then you take your chances. It’s ale been that way in Florida. And maintaining infrastructure is paramount.

      It’s just part of the wet weather we get in Florida, Patrick. People should be prepared and our infrastructure needs to be improved and maintained to avoid events like this. You have other issues like earthquakes and tornadoes in other parts of the US. People shouldn’t be surprised to encounter hurricanes and storms in Florida.

    I made good my Escape. I grew sick of the increasing number of homeless, skyrocketing crime and insurance for your home is as much as the mortgage itself. The haphazard manner in which they go about approving development without genuinely looking at lay of the land is disgusting. This not only relates to drainage issues, but with traffic as well. The Divergent Diamond at University could have been entirely avoided had they simply disallowed left hand turns from the eastbound lanes into the Publix Shopping Center. The problem was plain as day but they refused to admit the mistake. People are simply too impatient to drive up to Town Center Parkway and would rather turn into the shopping center which is clearly not designed for that volume of traffic. Lockwood and University is an absolute joke during Snowbird season. The North and South lights from Country Oaks Boulevard down to 59th Street are not synchronized in order to clear the volume that accumulates from the shopping centers. I have a laundry list of others but we won't get into that here. Thankfully I owned a home with the garage which I used regularly because of the roaming bands of bored children during the summer checking people's cars to see if they're locked. But I must admit it was always fun to go to the tourist areas and watch the pickpockets at work.

    Overcrowding is an undeniable fact, easily detectable by construction sectors all over. Perhaps we are not building adequate infrastructure before we uncontrollably bring newcomers - is there a behind the scenes private ( or not) financial motivation? Suggest to 1- clearly identify those recently flood affected areas 2- identify flood control systems AND performance 3- and based in REAL stats (published), a plan of cure and/or building proper flood controls should be developed… In my opinion, its evolution and adaptation to the changes - it has happened for thousands of years. (… Ice age … dinosaurs… wisdom tooth … sun screen… )

Yesterday I was in the Lorraine Rd & Palmer Blvd. area where the flooding was so awful. The county team was there with a News crew filming, I guess. They were simulating the water flow it seemed and trying to determine factors or causes as to why the water was flooding in that area perhaps. They really do need to come up with some answers and plans to avoid this in the future.

    I wish we could leave. Telecoms sent my family here 5 decades ago & my sons think of this area as their home. Our hearts want to help the humans who live here in these final days as psychopathic officials destroy Florida to cram as many global billionaires as they can into every spot of land they can create. Our life on earth is only a blink in time in the bigger picture. Criminal acts by our elected officials are tolerated by the mass population less & less every day. More wake up daily & won't put up with the abuse anymore. We are moving into a more transparent era. Thx, neighbor!

    OK, I can understand your but I live off of Tuttle where Whitfield at I live in this community for 40 years Whitfield has never flooded though there is a sanctuary where water and birds live. They put a brand new. 7 story building there where it used to flood and retain water now suddenly what field is flooded and houses too??????

      I did not flood I live off Between Whitfield by Publix on University most of these homes been here long time since the 80s I was just saying that when they put that complex in and they took away that land water went to build houses houses apartment buildings condos suddenly we had a problem I had a problem getting around my community different ways because of that flood they need to make better attention ponds and take away one house it’s all about money they want to give $5 million away to a ponds Distant age is all about money. I’m sorry it is my mother used to say money talks bullshit walks and my mother is born 1940 and my family has lived in this community for over 100 years can go back where there was a farm where On Prospect Road and Tuttle my grandmother was a schoolteacher where the fire station is now on Prospect Rd., One room schoolhouse. It was the only one out this way. Parkway was a dirt road at that time my grandparents my father went camping in Lakewood Ranch and went for my grandfather he was born on Manatee River, where they owned the farm on one side of the family I have a picture of him as a new baby 1800 I’m very proud of my heritages. There is not a place for water to go even for a storm. We need to start thinking of the land and not money. Houses are close together. I can put a camper on one side of my neighbor and a camper on the other side and still have a huge backyard and I owned attention on pond behind me I did not have that problem at all. I’m sorry this is too long but I feel that it needs to be said to the public water has to go somewhere. Thank you.

    If you are within 10 miles of any river you are in a major flood zone… This was actually a small rain event for Florida. I am just North of you. Wait until we get the real big one… Water always go down hill into the rivers. The more you build around water the more you will flood. I take the risk for freedom and the beauty, knowing that everything I own could get destroyed someday. Better than living in any blue state for sure.

I am a 3rd generation my kids and grandkids 4th and 5th I’m on brink and thankfully only our garage flooded I had a yard sale over the weekend and met so many people who lost everything absolutely heartbroken one ladies English bulldog drowned 😭( I have an English) Thank you for your videos looking forward to more 🎉
