Meritage Homes has many floor plans, so they have many good options. I wanted to ask if you can have a video on Home Owner's insurance (hazard and flood ins.). I looked at some videos in TH-cam that the topic is why people are leaving Florida and the main reason is the insurance prices and they said that flood ins. now is mandatory in Florida, also mentioned that most insurance companies have left Florida, there is only Citizens ins. left, and insurances dont want to insured houses with roof over 10 years old. Also, if you can cover what is included in the HOA fees? specially for townhouses, does hazard insurance and water is included? or for each townhouse or homeowner the insurance is separate by unit and there is a water meter for each owner... thank you as always. If we can get the approximate annual hazard ins amount in Florida for one of the new houses that would be great, also maybe cover the approximate tax amount, this way anyone planning on moving put together the whole monthly amount needed, not just the mortgage amount. So putting donw 20% plus, mortgage, HOA, ins, taxes. maybe can give an example, wonder if a new buyer can volunteer their info to everyone....

There are so many factors to insurance rates, including personal history and credit worthiness, it will be hard to cover them in a video. In addition, we are real estate experts, not insurance experts. Perhaps we can interview an insurance professional. Although some insurers have left the state, there are many who still insure here. As far as I know, each home is zoned according to the flood zones but not all homes require flood insurance. Flood insurance for homes in lower risk zones is less expensive and still a good idea to consider. I'll follow up with the HOA fess and information in just a bit.
Here is the HOA information, the CDD covers part of the amenities in addition to the HOA. Amenities planned include Pool, Clubhouse, Tot Lot, Dog Park. Sport Court w/ Pickle Ball, Fitness Center. Estimate completion about 1 year. HOA $150/yr, CDD $211/mo 40' lots, $237/mo 50' lots, $264/mo 60' lots.

I forgot insurance is based in credit and debt ratio. In my case my credit is super exellent and almost debt free (following Dave Ramsey baby steps).
