How did we get clients to pay ? Seems like this is a big issue . And do you have a small contract for each customer, or their online order is sufficient ?
I'd definitely would create a general contract agreement. This can save both sides from headache should any issues arise. But always make it a part of your business to work any concerns out. Conflict resolution is key for both sides. Include the online order with the contract to keep organized.
Why do a free first shoot? If you want to showcase your work find builders with model homes and ask if you can shoot the model home to build your portfolio. That's your proof of work. I don't see plumbers, roofers, electricians, painters giving away free first anything. Free isn't the path to prosperity. Focus on creating an offer (that isn't free) so good they'd be a fool to pass it up. You get a reputation for giving your services away for free you've boxed yourself into a corner that'll be hard to get out of.

I get these DM’s a lot from photographers, I shoot all my own listings but it’s a great strategy and I’d take them up on it if I didn’t do it myself

No contracts at all! That’s such a hassle. Easiest way is a Pay-To-Download setup.
