    For those commenting nonsense, Banana Island is not for everyone. It is for the exclusive rich list. That money spent elsewhere could purchase for you two or even three of such mansions. It is a matter of choice.

    I told Nigerians that as time keeps on passing by, the more nonsense they accept from these developers, the more nonsense they keep putting out and giving you, before it used to be half plot of land houses, which to me, later on became understandable because if you do not have a big family, then it makes sense, later they started shrinking the plots so bad that you can barely pass by the sides of the house without having to tilt your body a certain way, all while upping the prices. Now look at what they are giving you, less than a half plot of land, for an exhorbitant price. Take 5m dollars to anywhere in thw world and you will be getting a mansion with resident permit and no frigging neighbors looking above your head.

      Nice interiors, Although I am not a practicing architect, I did get my Degree and have grown up with my Late father and involved with some building projects. the GDP of Nigeria being being $440 Billion and income per capita of $2,000 ..this far beyond the reach of many. Hyper inflated prices geared toward Western Millionaires. Far beyond the reach of most Nigerians.

    Another nice video from 'Africa's finest real estate consultant'. However, Confidence, i hasten to add my comments to the others in the comments section criticising the high price tag. Yes, the house itself is luxurious, the architecture is grand, the interiors are well done: however, luxury living is far more than that. Those who want luxury also want privacy. This house lacks that. It's overlooked by a block of flats one side, and the house on the other side is way too close as well. While the compound is spacious, for the price you would expect a lot more space than this, with greenery.
    The house appears to have been shoe-horned or sandwiched into the space. Not good.
    Yes, Banana Island can be pricey, and deservedly so, but this is not worth $5m.
    I recall a $3m home on your channel a few years back; now that was definitely worth its price tag. I think the developer of that one is the guy behind Lekki Foreshore.

Almost all the materials used in that home is imported, meanwhile the cost of clearing goods in Nigeria by the Custom is quadrupled the normal price. Pls anytime you see a Real Estate Listing and you feel the price is exorbitant; ask the real estate broker the reasons why it is.

      You estimate the land at N1b. Let's make it, even N1.5b.
      You mentioned importation goods. What we import is fittings, and that house will take less than 1 40-foot container, but for your benefit, let's call it 2 containers.
      The previous cost of clearing 1 container was N12m, but let's call it N25m now, so 2 containers would be N50m.
      Buying 2 containers of fittings would cost $200k for top end quality.
      Block work is cheap and won't cost up to N50m.
      So.....
      Land N1.5b
      Fittings $200 (N300m)
      Custom N50m
      Structural work N150m
      With my extremely generous estimates, the total cost is just coming up to N2b
      I hope we can both agree that $5m is a greedy asking price for a place where residents experience that horrible rush hour bottleneck traffic daily.

      Depends on the abroad you mean. $3.5m dollars for this house in Banana Island is reasonable. This will barely buy you a garage in Manhattan or Central London.

    Herbert Wigwe's Mansion is estimated to have cost 10 Billion Naira..and that house is 5 to 7 times what this is.
    Banana Island land is overpriced, and this house is overpriced.

    For $5m I’ll get a super house in Atlanta this ain’t worth it. Looking at the video might be wrong but some of the design choices are shocking and materials look cheap. For $5m that stairs could have been more modern with a clean finish.

      @@mooflagosrealty I'm aware of how housing is priced and all the factors that goes into it. customs and all you listed doesn't negate the fact from the images shown and the amount stated the building could be a bit better when compared to houses in similar range across the world.
