15 million dollar penthouses in new york cost that much because of all the benefitts u get from living in new york, so world class healthcare, good roads, the corporations and high class billionaires in new york, the art, thats what makes it cost that much. Carry the same penthouse from new york and put it in texas and the value reduces drastically, compared to lagos. Pretty simple: if u want to populate the skeletal city in no time, make it realistically affordable. The problem with real estate developers is that they view Nigeria is Monaco with the prices they charge.
First start by selling plots in Naira, bring in banks, markets and supermarkets, seaport etc. It's a city ffs not a gated estate. A city isn't exclusive but rather inclusive.

Despite conferring it with Free Zone status, it is not pulling its weight compared to other Free Zones like Alaro City and LFZ. The values are inflated in addition to the kickbacks that must have been paid for such premium location to government officials

That is why you never hear of prosecution of officials who approved designs and locations of building that collapse or located on drainage channels. She’s right about the 1% of the 1%. But here is where she’s wrong. Those people already have 3-5 properties, now they are looking for good investment. Buying an apartment for $2.5m in Lagos Nigeria is not a good investment especially if you can put that same money in Miami or London where your money is safer and will make better returns. They are building it for people that already have multiple properties and that is not sustainable.
she is actually wrong about it, there isn't that many millionaires in the area - but you are correct that the price doesn't make any sense even for the rich people in the area, it's just that there's a lot less of those than she tries to say there are.
like look I see a lot of thai developments prices and ads for them, the prices the woman was saying out were absurd - it's a 3rd world country, you should be able to buy an entire small block of 20 apartments for 2.5 million usd, something is very wrong if they perceive the value of that entire building at something like 100 million+ usd if we presume 100 apartments in it at average cost of 1 mil, which is probably downplaying what she is asking for.
A super rich can own more than 1 properties in a city for different purposes. EAC is a futuristic city and some people think it will be a safer place to earn a big ROI in the future. I could agree with you if you want to compare the ROI in Lagos/Nigeria with bigger cities around the world but some billionaires don’t buy houses for investment purposes but for their relaxation or holiday home. Mind you, those same billionaires have properties around the world too but because they live and work in Nigeria, they might want to stay in the poshest place in the city reserve for the super rich.
With the rise of tribalism it will also have effect on sales as regards to getting the 1% . People really do not know the effects of tribalism amongst Nigeria .
Most of u commenting here do not understand the kinetics of property prices😊, you actually get more value for your properties in lagos Nigeria, I.e magodo GRA developers sells a house on 250m² of land @ 350mil, a two bedroom apt goes for 4.5mil, a bedroom duplex goes for 10mil per year. It's only if you think poorly that you can criticize what the lady said, I know couple of apartments in ikoyi that charges rents in dollars way back since 2007. The way to talk about this is what percentage of the city has been built on in the 15 years since inception. It looks like less than 1% (literally less than 10 projects). That is a pace of about 30 buildings in 50 years. Even the buildings that have been built appear to be 90% empty. This lady did not articulate an actual plan to accomplish their vision. Also, "green" would mean accomodations for parks, large gardens etc... not plants lining the streets lol. I'd be curious what the financing terms for Chagoury to develop this place was because unless they drastically slash prices, this project may very quickly become tragic.

Asking $15M for a penthouse there is crazy, first of all, there aren't much people who have $15M to spend. Furthermore, of those select few why invest in Lagos over places like Miami, Dubai, or the Maldives? I think even asking $1M would be difficult as you still need outside money, the demand for this project is simply to low in my opinion.

I don’t think it’s overpriced. Nigeria’s general level of development is immature for such a project. Those who rate it highly can’t afford it, and those who can afford it don’t think it’s worth it. There’s no justification for spending such money in a third-world location when you can get properties with amazing views in beautiful countries for about the same amount.

You can also get better than that in Lagos. Stop comparing that project to a residential environ, it's a commercial district. How many people own houses in the commercial subchorionic of Dubai? It's hotels and business that can make the money back. Before you claim it's because of Dubai's tourism, try to look outside of Dubai and check it's surrounding environ, that feels like Lagos can still do it with it's massive increase in population and popularity in the world.
We can keep saying it's not possible and yes it's not but that's for now. Compare Banana Island pricing to the average street pricing in Lagos, look at the number of environs that keep developing annually around it.
The major cities around the world had stumbling growth for years before a sudden involvement of some franchise and investments and like we are talking about what would be the most populated city in the world in 50 yrs time( I am thinking earlier than that)
Talk about Mumbai, Maharashtra( India), Seoul(Korea), Beijing(China), Istanbul(Turkey), Jarkarta(Indonesia), Sao Paulo (Brasil). It was like magic; population boom brought about foreign businesses interest not just to sell to the citizens but even to produce there it assemble and ship out, it's cheaper due to local raw material, taxes and export fees and so.. like apple produced this last sets of iphone in India and china and it's not just because of their population, the cost of rubbing on taxes and fees was cheaper than producing in US, not trying to be disrespectful but everyone in the world saw India as the home and face of poverty years ago. Like the progression in that country needs too be learned.

The question is how do African countries, in this case Nigeria, build organic industries as opposed to being dependent on foreign direct investment. I watched a video a few days ago about how Indonesia banned exports of raw nickel but allows for it to be processed by Indonesian companies and exported as an actual product.
Of course Nigeria would need to explore how such export bans would impact its economy, and directly invest in companies that are capable of processing materials into products for export markets. They also need to SERIOUSLY drive out corruption, and perhaps look into creating state owned enterprises.

Succesful real estate development don't take 20 years for a land mass of this size. It is only sustainable because it's stolen money - or let me be nice; govt money that was used to reclaim the land. Such a project in America would have been declared bankrupt and auctioned off.

Reclaiming the land from the ocean was the primary aim. It was a sensible move to then think of building a city on the reclaimed land. I know it must have cost serious money to fill that area but I believe that the investors could have still recouped their investments if they had planned a less pricey city by cutting back on some of the extravagant infrastructure. Much of that land is not being used inspite of the housing crisis in Lagos whilst loan obligations must be met nonetheless. This was a chance to do something that could have benefitted the common Lagosian but that's not really important, is it? BTW, there are several apartments which were built for the 1% of the 1% which are as yet still vacant within the island. Lagos doesn't need more houses for the rich. What it needs is affordable and befitting homes for the working class

The MD is knowledgeable and explained the background to the project very clearly. The questions by the producer were relevant and put the documentary in perspective. My take is that they need to turn Eko Atlantic into some type of attraction center where people from surrounding states can access by sea, rail, road. Introduce food, entertainment, banking, shopping into it. With the coastal highway linking it, the potential is immense. Eko Atlantic can easily generate N 5-10 BILLION in revenue monthly... Good job

Your budget for 2024 is roughly around $30bn and yet Nigeria had to borrow most of that money. In 2022 the UK's budget was roughly £840bn and they financed it easily without useless loans. Compare a paltry $30bn to £840bn. Can you see the humongous difference? Nigeria needs all the foreign investors it can get.

Living here in America, I've noticed through observations, actions and conversations with family and friends that there's a growing trend of investing in real estate in Nigeria. Many of us are planning to move back to Nigeria, either permanently or temporarily, and are making more investments in properties there as a result.

The spokesperson was very articulate and grounded in reality when describing what the city has to offer. It's important to listen carefully to get a sense of where the management team's vision truly lies. Initially, I expected them to approach the project with an overly ambitious, 'head in the clouds' mindset. It's reassuring to see that a dose of reality has been factored in. Nonetheless, the bottom line is that this project isn't designed for the average person, and the rest of us will need to hustle even more to afford to live there
Interesting video. One correction, the U.S. Embassy is in Abuja, the facility being built is the U.S. Consulate General. Embassies are only in the capital of the country.

There's a reason it is empty and will remain empty. $2000/sqm is ridiculous, for context you can buy for $1200/sqm in Barcelona, Spain. You'd have to be insane to spend 67% more for land in Lagos Nigeria.

The land is so expensive, who is going to build the school? Library? Food shops? Will there be any public parks? Any attractions? Or is it just going to be another boring concrete jungle like you can find in any city in the planet? If the apartments are so expensive where will the low-income workers this community needs live? This feels like a wasted opportunity, the government could have built a world-class neighbourhood that improves the lives of many ordinary Nigerians, or a new business/industrial/tourism district to create jobs. Instead private companies and greed have stolen this opportunity. She even said, they build for the 0.1%, why not build for the 99.9%? The 0.1% can build for themselves.

She has a point! and we can't just refute it by saying "It is too expensive, nobody gonna buy it". If 0.1% of Nigerians are rich or very rich, we are talking about at least 218,500 people. The numbers are there. So, the project makes sense and has a potential.
The numbers are there . The real issue is that the Nigerians who have the money to buy here would also shop around globally for similar properties that would offer a good return, strong demand in case of resale, country economic stability and other factors. It's business for this wealthy class, not about being patriotic.

Same case with our so called konza technopolis here in Kenya! 🇰🇪 Ever since it broke ground way back in 2009, the “city” is an endless expanse of almost nothingness! 😏 We even think the city should be abandoned in favor of SEZs which are more likely to accelerate Kenya’s industrial and manufacturing sectors and the economy at large! But some Kenyans are still convinced that Konza will be the main economy driver! But for how long will we have to wait for this to happen? 🤷🏿♂️
Konza City is on the right track given the fact that it officially broke ground in 2017.As at now, phase1's horizontal infrastructure is 100% complete and investors have begun breaking ground for their projects. In 10years time God willing, a significant part of the city will be operational. The most difficult part was getting the master plan right and ground breaking.

Her explanation about landmark beach does not explain why it was demolished as it was not blocking any development, and the lagos calabar highway was never routed to pass through it.
Steven asked the lady a straighforward question about why there hadnt been a lot of development after over a decade. She tactfully ignored the question. Unfortunately that question is the biggest issue with the Eko Atlantic project and remains unanswered. There's no shortage of dollar $$ millionaires in Nigeria who would have jumped at the opprtunity of buying into the scheme. You only need to look at Banana Island where there's no primary market property available doing to it all been sold out to Billionaires.
I opine that there's something wrong that theyre not making public. It's might be structural or geographical in nature. Which is such a shame as i followed htis project since its inception with such enthusiam.

You're not entirely correct.A lot of the prime plots (especially in the residential districts) have already been snapped up by the same developers in Banana Island and VI as well as your business and political elite. The problem as I see it is that South Energyx has to do a lot more than just provide the basic infrastructure (roads, electric power). They have to put in some social infrastructure as well (schools, retail developments,health facilities etc...) just as the developers of Victoria Garden City dis back in the early 2000's. Those who bought property in VGC were moving into a purpose built development that had all the infrastructure needed to be a self-sustaining project. They had schools,a mall,banks, a very large shopping complex (VGC shopping complex Ikota),green spaces, recreation facilities etc.. already built by the Israeli developers so they didn't need to leave their environment to enjoy those amenities except to go to work elsewhere or travel out of Lagos.
If South Energyx had built some residential developments to start with,I believe they would have sold out every unit because the infrastructure is certainly better than what you have in Victoria Island or Lekki Phase 1. Only Banana Island can compare. But at present if you built an office tower or residence in Eko Atlantic,you'd have to drive OUT of the place to get basic services or buy groceries or take your kids to school.Your staff would have to come and go because of the lack of residential property.
But looking at Goldman Sachs projections for the largest economies in the world by 2075,Nigeria is fifth or so with a $13tr GDP so my thinking is 25-30 years from now,Steve Ndukwu will be amazed at the complete transformation of the seemingly bare expanse that he sees today. All the multinationals that left Nigeria in the past 3 years will have returned and indeed will have their African HQs there in Eko Atlantic.Just you wait and see,Steve.
