I was mining my very own businesses this morning BEFORE I awake, WHEN I take touring of this Penthouse, there were few real estate agents at the Penthouse, I SEE Ms. Eden Oasis, for a seconds, the Kitchen ALL the appliances were taken out, I can still see where they were, at I guess the Living room they were a lot of Black, brown people, while we were in front inside, Penthouse, my real estate agent said, that will be your driver & young woman, would be my maid, I REALIZE, in the Penthouse , it were ONLY a "DREAM" I am living in New York City, I am expected to be in Lagos, next Month in August.
One day the Nigerian upscale market realtors will understand that at acertain price point, you must stage the property you`re advertising. Imagine having unfinished areas , unclean floors with cardboard litter in a penthouse you`re trying to sell to an upscale buyer? All you have to do is watch an episode of selling Manhattan, or look at any property in Palm beach Florida. It will cost you zero dollars to pay attention to detail and stop treating your buyer like they have no class. SMH

Kitchen is somewhat Big BUT however, it has a SMALL Appliances, I live in a one-bedroom Condo in New York City, my Microwave is bigger than the Penthouse, my Oven is Small, the exact size, as the Penthouse.

Beautiful presentation & fantastic apartment, however it would be great if Nigeria has a proper real estate listing website, like most advanced countries do, where everyone could easily track property listings, monitor price changes and drops, and see how long properties of this nature sits on the market before actual transaction. I’m aware of comparable properties in Ikoyi and Eko Atlantic with similar listing prices which has been on the market for over 3 years showing sometimes, this prices are way off. The business of real estate, and profession of property valuation needs to be taken seriously if our real estate market is grow and catch up with global markets. We cannot rely on real estate agents and developers (who clearly have conflict of interests) to single-handedly determine and dictate value to consumers. There are economic principles on how property values are determined and underpinned and I highly doubt if there’s any Nigerian bank that would be willing to extend a loan to value ratio of up to 80% of the asking price of this property. The Nigerian institution of estate surveyors and Valuer’s needs to step up to the plate to sanitise the system.

It's a beautiful penthouse, but the developers could have put automated window shades with automated curtains; because window shades look better from outside of a Floor to Ceiling window building

First of all, I just want to say, you did a great job to really sell a place that hasn't even been staged. As for the property, it has great views and I like the way it's built but the immediate issue is privacy. It has windows floor to ceiling pretty much on every level while you have cheaper residential units surrounding it that can look directly into your property. There's also a lot of construction going on which means the owner will have to put up with all that work for awhile and lastly, the actual building is far too close to other buildings. If it's going to be exclusive, you want the surrounding to be exclusive. Others shouldn't be able to step out of their apartment and land right on your doorstep especially at these price points but overall it looks like Nigerias architecture is improving.

That's not what I'm disputing, I'm talking about the price point but there are a lot of things wrong with this "penthouse" for it to be priced that way. Of course someone can buy it but they're overpaying. It's fine if they don't mind losing money when it's time to sell. I live in an apartment in Canary Wharf that doesn't have the same flaws as this property and costs less.

I can bet my bottom dollar that your entire apartment in Canary Wharf is not larger than 140sqm. Indeed, it may interest you to know that the entire size of the penthouse is 900sqm or 9,688sq feet, which is humongous even by British standards. I agree with your comment on the staging aspect of the apartment. However, our real estate market is still at its infancy stage and lacks furniture companies that can lease furniture to developers to enable them stage their property prior to sale. In more advanced markets, such specialised services exist. Finally, despite the floor to ceiling windows, which I must add are a major selling point of this penthouse, no neighbour can see into it because it is the tallest building in the neighbourhood and is expected to remain so. I will be more than happy to provide you with further clarification should you need it.

As a realtor these are some of the things buyers should be advised on because unless the owners of this building have the air rights to the surrounding buildings (which I doubt) those buildings are already on par in terms of level, there's no 360 view for a reason, the view is one one side because the buildings beside that are still being built are already high enough to see into the penthouse. Maybe in the Nigerian market privacy isn't as important as here, as you said, it's still in the infancy stage which is understandable and I love how quickly the real estate market is growing there, I'm just pointing out some flaws that developers can consider to make their properties more premium, luxury and prestige in the future. That separation from other surrounding residencies is a big selling point for higher profile individuals.

I think the air conditioning should have be incorporated into the ceiling. That standing rock called air conditioning look ridiculous.
