    The maid's room is where I'd put a cozy library with a wine bar and a standing fireplace. That would be a magical place to hang out! OMG! That tree was amazing! Folks not only need to stop and hug a tree but sit under it and let it talk to you. I've had some amazing conversations with trees; they are so incredibly wise.

    What a gorgeous place. Exciting, embracing - both refuge and showplace. Even the interior public entranceway had more warmth than usual. Imagine how completely stunning the place with some "intelligent," ambient, sensitive updating ! Wow.

    I’m an American, I lived in lecce when I was a teen for two years it is really a beautiful place to live. I love the culture and the people they are so welcoming. One day when I’m older me and my wife are planning to buy some property and move there.❤

    What a great place Nick, thanks so much for the tour. Charming outside views. Having to go through one bedroom and two smaller rooms to the other bedroom seems a tad strange. What would you use the little rooms for? Dressing I guess. Also wondering how it works with multi owner properties having work done such as roofing and walls?     You're setting off my claustrophobia again with those bathrooms, Nick! That third bedroom was gorgeous, though. It is strange how different houses were built hundreds of years ago, as compared to today, with all the connected rooms. Loved the maid's quarters, and the ceilings.

    And the ceilings make the place so light ...
    The terrace is a place that can be made into a little paradise with the right plants and seats ..

    Love this space and the other apartment in Lecce on the ground floor with the open space that housed the animals...and that large property in Orvieto with the guest houses and cantina. Just a few of my favs' that you've showcased. These properties have that italian essence that foreigners admire, the stuff we see in movies. Thanks for sharing!

    Really seems rather higher than market prices in Lecce that are not for BnB properties, but rather private homes. One can do better down there, but cudos to Nick, he is the only fellow doing these types of blogs who is totally enjoyable and not insufferable.

    Another beautiful Italian property! One of the videos on this channel says ‘CHANGE YOUR LIFE’ which immediately made me cry, because I very much want to but don’t know how. I’m stuck in a humdrum job in a humdrum country. Maybe I should just go on and buy me a Corvette, with matching transition eyeglasses and a toupee and get on with my midlife crisis. I think that’s what I’m supposed to do anyways

    Someone in Italy told me those doors were like that to stop armed robbers from getting through in a rush. Basically the same door concept referred to in the eye of the needle analogy.

    This place has so much going for it , the fresco ceilings and old tile floors alone are incredibly charming. The rooftop terrace is wonderful. It could be turned into a jewel box.

    I have been bingeing through so much of your videos and have immensely enjoyed your content, esp w/ how much you appreciate how the owners made the houses theirs and the properties' character.
    Warning! This is going to be long, but I just wanted to share what I know about how small the pedestrian gates are.
    From what I noticed, Italy's apartments are structured sort of similarly to the Philippines' Spanish colonial era homes, which were built around the 1500s-1800s and highly influenced by the Spanish & Portuguese.
    They had all the horse carriages, religious icon palanquins/platforms parked on the ground floor along with other various things that needed to be stored, while the living quarters and guests were entertained on the first floor.
    Even how they had an inner courtyard to help cool down the house and outer passageways, which were pretty much for the servants while the guests and owners passed through the doors inside each room (pretty much how the owners got to flex their wealth and impress guests w/ how elaborate their rooms could be.)
    The doors were very much similar to the ones here. Yes, people were shorter back then, but they still had to duck through those particular gates.
    It was due to a few reasons. One of which was that it lowered the defences of those that entered. It made it harder for people with bad intentions to barge inside & immediately attack.
    Also, in a form of the values they had, it was a way of humbling themselves when entering the house of another. Ofc the bigger doors were opened when there were important guests and/or parties were held.
    So yeah! If/when you get to read this, hopefully it shed some insight. Thanks for taking the time to read this and I wish you all the best!

    I was surprised at the price. While there is some beautiful parts of this property, there are some real negatives as well. None of the bathrooms are up to par and there doesn't appear to be an easy layout fix to really upgrade these. The kitchen is also substandard. It would be a hard one to price. Will be interesting to watch if there's any activity on this one.

    Ok you had me a the tree hug 🤗. I’ve done that a time or two myself being so in awe of the beauty and history in a tree. I get it. Nature , nothing like it. Nick I think it would be great if you could not only do real estate but if you could show the town more maybe interview a local or two. Take us around to some restraunts and such. Show us what you love about an area. I realize your so busy as it is and probably don’t have the time for that but you’d be great ! This home was beautiful and if I lived there I’d maybe make a living room when you walk in and that small bedroom next to the kitchen I’d knock down the wall open it up have a dining area and a bigger kitchen . Didn’t care for where they had that as a bedroom and I really didn’t like the window so dark. The tile floors and ceilings were so beautiful and well
    Maintained. And to have a beautiful place in that gorgeous town is so wonderful. My grandparents are from Puglia. And they’ve shown me so

    Fantastic apartment! The price seems fine too. Many homes in my area in Canada are roughly the same price with very little character and/or history to them. The older I get, rich character becomes ever more appealing. Your nature moment was very enjoyable, Nick! Beautiful trees 🙏

    Hi Nick, Yes, it is true that people were much smaller in the 1800 - early 1900's. I lived in a very old farm house that was British military headquarters near Cloverdale, Surrey, Canada in 2000 and believe me the steps were so tiny, the doors also and some of the windows!     An amazing place. We stayed in a similar place not far from there. My favourite restaurant in all the world is just around the corner. Parking is interesting but all adds to the experience. Have loved this town for years. Husband found it after his RAF squadron went on a training exercise to a nearby Italian Airbase.

    It is a wonderful town. I visit two weeks every year. It is great for photography and pastries! I cannot quite place where it is. It would take some doing for me to make it into a home…. But Lecce is a lovely place to live!

    Oh yes - with some thoughtful work this would be a whopper, indeed. A very nice property to live in.
    However, I loved the very end of this vid most, Nick - yes, those old olive trees are so impressive and they all deserve deep respect and love (and hugs, of course ;))

    oh my gosh. i want this. i graduated from LCB and I would gut the kitchen. the maids quarters. the colors through-out the house are spectacular. its not an outrageous asking price. this house is fantastic

    I see this thing going on lately in other channels too - if the property is currently used as a business the owners raise the asking price high up, considering the optional "income", but for people's just looking for their next home that's make no sense 🤔

      Hi Ram, I understand your point of view if the goodwill of the business is also being sold, but that’s not the case here. The owner is willing to negotiate, so this is a guide price. I know one cannot put a price on light, however, it’s extremely difficult to find houses in historical towns or cities with so much direct natural light. Best wishes, Nick. 🙏

    Nick, please post where Marko obtained that hat and coat - very nice, very handsome. You have to understand my position on this matter of fashion - it is of grave significance - I am the grandson of an Italian tailor from Calabria, and I currently live in Seattle, WA - USA - the most un-fashion-ly (that is my own word) place on earth. I never saw my grandfather in anything other than a suit, and I was raised in his home. So I inherited his fashion sense. Lecca is on my list to see - absolutely love the Italian's devotion to the obsession of beauty. While in Puglia, see Vieste and Peschici on the Gargano - my favorite hang-outs. You won't be let down.

    Nick, you are an absolute gem! I always look forward to the release of a new video with your buoyant personality. In many of your other videos you talk about olive trees being on the properties. How lucrative is this for the property owner? Can you place a value on the income generated by an olive tree each year? Keep up the fantastic work.

    250 square meters is close to 2700 square feet ... lots of space. Bathrooms could do for a remake, yet could depend on how the place is being used. I agree on the tiles, outstanding designs, and seems to match other colors there. The ceilings are super, the windows wonderful, and a nice outside top area, too. Definitely a north African feel to it, although not surprising for southern Italy. And ... 1,000 year old trees? Wow.

    What an interesting property! The floors and the frescos are cool. I appreciate you showcasing a town in the south. Will future videos present properties in Lecce? Thanks for sharing that majestic olive tree. I know that a bacterium is attacking the trees in Puglia, and millions have died in the last several years.     anyone thinking about buying. needs to be a multi millionaire. one would have to bring in a structural engineer and earthquake engineer.they would have to do a complete study of the structure. also bring in electrical and plumbing experts. do not believe anyone who says this is such a great deal. if it so much of a deal, why are they not buying the property.
