In my opinion, this is a steal. Built at the turn of the 20th century in Umbria on the border with Tuscany this amazing Umbrian property just needs love and attention. Well, potentially a little more, but it was hand built in stone, has a lovely mature garden and easy access to all amenities.

My minds-eye can see a fabulous Fresco painted on both sides of the Entry-way, incorporating the two arches and the staircase into the Painting! Gorgeous!
I am 78, if I could time travel back to my 40’s, I would jump on this house in a heartbeat. It has everything! Yes, it needs work, but oh so worth it! What a fantastic house. I am a first generation Italian American and this house gets my juices flowing. Lucky, lucky, lucky person who is able to procure this property and refurbish it to its former glory. You are so correct about the tile floors and the windows, no rip out and replacing them, just wax, upgrade to double glaze keeping the original windows. We think alike! Love this property❣️BTW, that giant chair is for cutting hair, my father was a barber.

you clearly dont know the law in italy ..! by law if you buy a old property you must make it by eu rules label AA ! so new wiring new windows new tripple glass new roof , isolate the walls roof floor ecc ecc .. this price is actualy just for the outsite walls !
We feel the same as you do! Alas, no longer 40 years old. My husband is first generation Italian Canadian but it is me who gets really excited about places like this. Someone is going to be very fortunate and with a little love this place will be a home that loves them back.
I believe my grandfathers uncle had a home like this years ago. My grandfather when young would put out coins on a rock fence to pay the people working on the land. It was in Umbria. Who knows maybe…
Great home! I would use it for generational living. Bottom floor for older family that can no longer navigate stairs. Upper floors for younger generations, each having their own living space. Having 3 or 4 families invest in this property would make it even more affordable for full time living or as a vacation home. Ahhhh...what a dream!

This is another one of those properties that you show us, that I hope will not be ruined by new owners that modernise it too much.
I realise that it must need things like an updated heating system but this is a property that deserves to be original, lived in, enjoyed and just loved as it is.
As I’ve said in the past with other beautiful similar properties that you’ve shown us………. A nice bottle of wine, some lovely operatic music and just chill and absorb the very essence of the building.

In my opinion, this is a perfect property. Seems like there should have been some sort of basement. I would only clean and wax the floors. Of course new electric. Some painting here and there. Need gas for my stove. A few pellet burners upstairs. Easy peasy stuff. It’s absolutely my dream. If only I were retiring to Italy, alas I am not. Someone will adore and cherish it. 😊

This is the Nick I so enjoy and love!!! The breathless excitement as you enter each room on each floor. The giggles, the gasps and the wonderful visions that help the viewer understand the Italian culture/history that create these properties. I have enjoyed the cup of coffee with you as we stroll through perfectly presented pricey properties...but these rummages are what take my breath away and have me falling to sleep (when sleep will not come) reliving and planning my escape to the Tuscan countryside. What!? Under 400.000 Euros! How many kitchens? Two? Three? Oh, what a dream come true for some young, energetic family with a passel of children, a generous pull it all together and interior design budget, and possibly a home internet based business. Enormous! Unique. And? Enough character to have loads of fun with as one plans and then creates a landscaped heaven with an impressive view. I quite love that pizza over, by the way.

No one should change the original parts of the houses over 100 years old. it's ilegal to change the fronts of property's in Italy all ready. Will be sad to see all that carácter go away because the originals materials and the tectonic to make it all are gone with the previous generations. I would't like to see the interiors look like a house in a different country .

Lovely house, any more knobs and knockers and you'll need the Benny Hill theme tune. As an idea for those concrete beams: I've got a Victorian English country house that needed some steel joists to hold it together. Then hollowed out wooden beams about 1cm thick were placed over them to preserve the look.

Wow. Such a fantastic property. So many decisions to be made regarding the approach to bringing this wonderful place back to its full glory. There is absolutely nothing that can be said that would diminish the appeal of this magnificent palace. The grounds are sprawling and inviting and even in their wild state, very appealing.

I persomally feel that while the house itself is fantastic, the price is rather cheap for the type of house (which is modestly kept) and surrounding gardens.

Quite evident that this house wants for nothing . Count me in with all the good comments . We are all dreaming about this place . Usually I am the first in the room to take out a wall or alter whatever original rhythms the house organically entertains , But not here . First thing is to give the place a deep clean . Change nothing . And live in the house the way it is . Maybe six months to a year . As you well know . The house will speak . A smart chap will learn to listen to what the house wants . It is a friendship that defies nonsensical things like logic and reason . In all honesty . I would not change much . I would adapt to the needs of the building . A few extra steps to here and there is perhaps an eccentricity that makes for happy living . Thanks Nick . You have us . With this one !!!

First I’d like to say that I watch a lot of real estate videos for Italy and yours is, hands down, my fave. The house and property is so much classic Umbrian/tuscan style - I immediately fell in love with it. There's so much history and such great potential everywhere, but lots of TLC also....
One further comment - I totally agree with all your suggestions to keep and conserve as much of the historic substance of a property as possible to "Make history visible".

What a wonderful adventure! I thoroughly enjoyed this well-paced and detailed tour. This property has tons of potential. The ground floor rooms are great, though I'm not sure about putting the kitchen there. I really like that kitchen area with the fireplace and nicely tiled floor. But.... Instead of converting the small room at the top of the stairs on the first floor into a study, I would remove the doorway and adjacent walls to allow the light from the balcony to stream into the hall. The price is too good to be true, considering the size of the house, the cantina, and the ground. Yes, an additional investment is required, but this could be spectacular. Nick, you provided us with another great intro, not to mention the rest of the video. Grazie, grazie!

No, I think it’s divided into 2 apartments, but I’m waiting for the paperwork. I would estimate the property tax to be around 2,000 a year. 🙏 N.

Such a beautiful field of sunflowers! Amazing to know they are still raised in such a way🥰. The house is spacious and give so many possibilities to change or leave as is, still very inviting us to come enjoy its “secrets” of passages.
Some of the doors are a bit too much in such a small area, but that could managed.
All in all, a lovely home when someone does the “fixing up”.

As bad as I felt for writing that review last week, I don't think I can say enough positives about this one! For the same purchase price, you're getting five times the house, literally! The place is stunning from every angle! The owner has basically given the buyer a blank canvas to create an absolutely beautiful family home. With some care and attention to detail, this house will be on the cover of any design magazine in the world. The possibilities are amazing. You genuinely had me wishing I had the money for this one, because I would absolutely buy this, and turn it into something incredible. I can see the finished home in my head, and wow is all I can say. The pool, the kitchen, the grounds, the workshop.... Excellent job this week, Nick! This would be a great property to have an update on in a year or two, to see the finished product.
