I am 78, if I could time travel back to my 40’s, I would jump on this house in a heartbeat. It has everything! Yes, it needs work, but oh so worth it! What a fantastic house. I am a first generation Italian American and this house gets my juices flowing. Lucky, lucky, lucky person who is able to procure this property and refurbish it to its former glory. You are so correct about the tile floors and the windows, no rip out and replacing them, just wax, upgrade to double glaze keeping the original windows. We think alike! Love this property❣️BTW, that giant chair is for cutting hair, my father was a barber.
you clearly dont know the law in italy ..! by law if you buy a old property you must make it by eu rules label AA ! so new wiring new windows new tripple glass new roof , isolate the walls roof floor ecc ecc .. this price is actualy just for the outsite walls !
We feel the same as you do! Alas, no longer 40 years old. My husband is first generation Italian Canadian but it is me who gets really excited about places like this. Someone is going to be very fortunate and with a little love this place will be a home that loves them back.
I believe my grandfathers uncle had a home like this years ago. My grandfather when young would put out coins on a rock fence to pay the people working on the land. It was in Umbria. Who knows maybe…
I am completely and utterly in shock! This is absolutely the Tuscan dream and I have never wanted a property so badly. And when you said the price… unbelievable! Someone is going to be so lucky and blessed to be able to call this one home.
My husband and I went on a rambling drive today, happily getting lost on the Umbrian/Tuscan country roads, and stumbled on this property. We immediately recognised it from the videos. It is in a lovely location, congratulations to the new owners.
Wow. Such a fantastic property. So many decisions to be made regarding the approach to bringing this wonderful place back to its full glory. There is absolutely nothing that can be said that would diminish the appeal of this magnificent palace. The grounds are sprawling and inviting and even in their wild state, very appealing. Thank you Nick.
Yes! This is very special! If I were in Italy now, I'd be reaching out to your office. A treasure to upgrade and cherish fully to keep its full Italian history and beauty alive! Thanks, Nick, for this great tour... loved it! 👏🙏😊
Lovely house, any more knobs and knockers and you'll need the Benny Hill theme tune. As an idea for those concrete beams: I've got a Victorian English country house that needed some steel joists to hold it together. Then hollowed out wooden beams about 1cm thick were placed over them to preserve the look.
Nick what a gem of a find!Stunning blank canvas and so original. For the money it’s a great value for the space once updated. Truly stunning. Am a little lost for words you could feel those rooms and the tranquillity of the property. Well done on this one.
Quite evident that this house wants for nothing . Count me in with all the good comments . We are all dreaming about this place . Usually I am the first in the room to take out a wall or alter whatever original rhythms the house organically entertains , But not here . First thing is to give the place a deep clean . Change nothing . And live in the house the way it is . Maybe six months to a year . As you well know . The house will speak . A smart chap will learn to listen to what the house wants . It is a friendship that defies nonsensical things like logic and reason . In all honesty . I would not change much . I would adapt to the needs of the building . A few extra steps to here and there is perhaps an eccentricity that makes for happy living . Thanks Nick . You have us . With this one !!!
This is The One for me…and I love it just as it is❣️I was in a state of excitement all the way through 😊 And imagining the joy of my two shaggy dogs running freely through the grounds. Just rewatching now, Nick, and was rather horrified to hear you say that you’ve put dibs on those benches. How much does a boy need, eh? ; ) ; ). Naturally, in the thought of buying this property, I’d anticipated their presence…in situ 😊😊
Early morning walk with dogs, rained out! Getting ready to drool over another property and…. SUNFLOWERS!!! You always bring your A game with these properties, Nick!!! 🥂
Nick, I only discovered your marvellous channel a few days ago - and I have been binge-watching relentlessly! I hope you won't be offended if I offer a small selection of adjectives you might wish to make use of: enchanting, entrancing, exquisite, captivating, dazzling, bewitching, beguiling, seductive, ravishing, irresistible, breathtaking, spellbinding, mesmerising, elegant, graceful… and magnificent! 👍👍👍
Such a beautiful field of sunflowers! Amazing to know they are still raised in such a way🥰. The house is spacious and give so many possibilities to change or leave as is, still very inviting us to come enjoy its “secrets” of passages. Some of the doors are a bit too much in such a small area, but that could managed. All in all, a lovely home when someone does the “fixing up”. Thank you, Nick! Such a nice trip to Italy again!❤️
P.S. Love it! Love it! Love it! ❤ And had already said that I’d leave those cracked tiles before you did, in the very next breath 😊😊. Repositioning the loo in the green bathroom would definitely be an improvement though. Thank you 🙏 as always, Nick. Where’s Mackey- he’d loved accompanying you on this one 😊
This is another one of those properties that you show us, that I hope will not be ruined by new owners that modernise it too much. I realise that it must need things like an updated heating system but this is a property that deserves to be original, lived in, enjoyed and just loved as it is. As I’ve said in the past with other beautiful similar properties that you’ve shown us………. A nice bottle of wine, some lovely operatic music and just chill and absorb the very essence of the building. Well done Nick….. no words can describe this incredible property 👏👏
First I’d like to say that I watch a lot of real estate videos for Italy and yours is, hands down, my fave. I love watching you and your love for the properties and for Italy is obvious and infectious. 🤙🏻🤙🏻. Second. This house. It makes me wish I could just up and move to Italy and make this place my own. I’d have to find a spot to install an elevator in this one so that I’d be able to age-in-place but…surely that would be doable. Love love love this home!! Thank you so much for sharing it with us.
Great home! I would use it for generational living. Bottom floor for older family that can no longer navigate stairs. Upper floors for younger generations, each having their own living space. Having 3 or 4 families invest in this property would make it even more affordable for full time living or as a vacation home. Ahhhh...what a dream!
Uh yess - Umbrian sunflowers right at the begining is what I need in rainy-wet-cold DE :) The house and property is so much classic Umbrian/tuscan style - I immediately fell in love with it. There's so much history and such great potential everywhere, but lots of TLC also.... One further comment - I totally agree with all your suggestions to keep and conserve as much of the historic substance of a property as possible to "Make history visible". Greetings fron DE Joachim
I persomally feel that while the house itself is fantastic, the price is rather cheap for the type of house (which is modestly kept) and surrounding gardens.
Oh Nick, every week you spoil us more and more. I hope you take Sunday off because on Monday you could be getting some action on this one absolutely. Great video as always.
What a wonderful adventure! I thoroughly enjoyed this well-paced and detailed tour. This property has tons of potential. The ground floor rooms are great, though I'm not sure about putting the kitchen there. I really like that kitchen area with the fireplace and nicely tiled floor. But.... Instead of converting the small room at the top of the stairs on the first floor into a study, I would remove the doorway and adjacent walls to allow the light from the balcony to stream into the hall. The price is too good to be true, considering the size of the house, the cantina, and the ground. Yes, an additional investment is required, but this could be spectacular. Nick, you provided us with another great intro, not to mention the rest of the video. Grazie, grazie!
Nick, thank you for another amazing property and yes it is a lovely project that only needs some money and passion to make it the perfect Italian villa. We would love to see something coastal with lake or sea views.
Smashing place Nick...! This home seems as though it was built to hold a large family for sure and I can see with some TLC and $$$ investment how this property can become a wonderful place to live once again.
Hello Nick, I live In a town in Maine surrounded by the ocean and way too Many tourists who make our internet practically stop so I’ve been missing some of your lovely videos and just waiting for the odd times I can actually get on. You had me at the gorgeous sunflowers wow! This house is so beautiful I just love it. So much potential and so well taken care of. I love the doors and the square rooms with high ceilings how sunlit all the rooms are. I can absolutely envision a gorgeous kitchen and living room downstairs for sure and maybe a powder Room too . Stunning, It really is a very speacial property and also love your pick of where the poor should go. I hope someone can’t snatch it up quickly and give it some love it deserves to be. Thankyou for showing us this beauty and have a beautiful blessed day 😁🙏🕊💕💐
Wow , how do you deal with the Nay sayers 😊 Cheers Nick .. thank goodness there are so many people who appreciate history, architecture, style , tutti !! Great job , ...almost there, Bravo !
It’s so obvious that you really love your work, and with such properties to show us you are so inspiring to see and listen to! Makes every saturday worth waiting for, and after I’ve seen your videos I have a nice feeling inside and a smile on my lips… Thanks for your, as always, good work!
My minds-eye can see a fabulous Fresco painted on both sides of the Entry-way, incorporating the two arches and the staircase into the Painting! Gorgeous!
Hey Nick. Another beautiful home. Wow. A dream of a place. Probably sold already. Thanks for all you do. I so look forward to seeing you and hear your laugh. Xxoo
Nick, a table with the marble top like that is more of a work surface for kneading and stretching dough and preparing food, and less of a dining table.
Nick, besides the properties that you shows...I love that you are showing a lot about the country side. I wish I can go back to Italy...my heart is broken 😢...can I hold your camera for you 😂
what good old bones here in this gem! everything is here but the tlc to make her shine again! the rustic simplicity is what makes it wonderful :) and a prime example of the charm that is italy! i suspect someone will see the same thing about it because this blank slate is ready for the time and attention it deserves to preserve it. another great find nick! you're an italian house whisperer lol always seeing the best in each property you come across. it's fun each week to see what you'll discover next!!!
I'm sorry, what you describe as your ideal kitchen is really my art studio. That press is in the wrong room. 😅 Someone will have a bargain with this one needing only cosmetic refinishing.
Thank goodness I haven't won the lottery. Otherwise, I think I'd be hard pressed not to buy your amazing finds. A renovations dream home. I've the skills, the motivation, just not the funds to make it a reality for me, unfortunately, but one mustn't give up hope. LOL. You astound me at every turn and so pleased whenever you post a new video. ❤❤❤❤❤
Fantastic commentary! The tours are great, but there's nothing like being there. It is really helpful to have you bring your experience to the table with what you would do. Thank you!
Like so many, you had me just inside the gate 😂 and that first groundfloor room is just to die for ❤ If I can convince my wife ( our house is already on the market) I'll be in touch soon Nick ❤❤❤❤❤❤❤❤🏠 🇮🇹
What!? Under 400.000 Euros! How many kitchens? Two? Three? Oh, what a dream come true for some young, energetic family with a passel of children, a generous pull it all together and interior design budget, and possibly a home internet based business. Enormous! Unique. And? Enough character to have loads of fun with as one plans and then creates a landscaped heaven with an impressive view. I quite love that pizza over, by the way.
You had me at "Huge Knockers"! Seriously though, this place is a no-brainer. Quick question: What would the annual property tax be for something like this? Would it be categorized as a "luxury home"?
has always a great video so in that price do i get the long underwear hanging in the tool shed you showed up back to Nick 🤣🤣🤣 sorry i just help myself but do love all your videos so i give u a thumbs up
Beautiful house. I am currently looking for a property to purchase in Umbria or Tuscany, so I was wondering if can arrange to view this house. I would appreciate your response since I will be in the area in the next day or two. Thank you, Camelia.
Hi Camelia, This house sold in a week of me posting the video. Why don’t you drop us an email with your requirements. We are getting new houses every week. Sorry for my delay. Best wishes, Nick. 🙏
@user-kb5bi1v4e I'm sorry you couldn't get that property! We are an American retired couple looking to retire in Europe next year. We'd like to maybe refurbish a home in an abandoned village of restorable homes. Would you ever consider partnering on a interval ownership situation? Good luck! Rocky and Kimberly

Meant to say that this was very interesting. The house is great! As usual, I would really like to understand how it all works on a daily basis if you are not doing AirBnb etc. Guess that is not the brief. Very enjoyable nonetheless! More village houses please! Thank you!!

I'm close to 65 and if I could turn back time I'd snap it up too. Agree with Nick too

It has so much charming things ...
Absolutely agree ❤️
Makes us realize how far we've fallen from our ancestors
Okay then, the wine room would make a great stuff as 9:29 well...either or could work or maybe I'd just use both!

Another lovely property. I’ve been binge watching because I injured my knee and must rest and heal. Again, thank you for your beautiful work. ❤
Thank you! 🙏
I could do amazing things with that property!! I absolutely ❤❤❤ IT!!!
Really enjoying your video tours! Would love to see a series of ‘€150,000 or less’ as is more realistic budget wise for us 😊
Okay. ❤️🙏😊
Nick, don't even think twice. Buy this and make it your new office.
Very solid property! Lots of potential as well..
another amazing property....this is a great find...incredible value
Love, love, love!!! You must share the reno if you purchase=)
I persomally feel that while the house itself is fantastic, the price is rather cheap for the type of house (which is modestly kept) and surrounding gardens.
I’m going to step out of the way so you can buy it Nick!
I have never seen so many doors in a house!
I was thinking that too..I would call it The House of Doors
Outrageous price. Beautiful. Someone. Go for it!
Love all the trees, but would do some major pruning and clean up. Bring in the sun!! A pool would be a plus also.
I seriously wish i was ready to buy now. Still working on my citizenship. 😑
this house is amazing. :(
Oh Nick, every week you spoil us more and more. I hope you take Sunday off because on Monday you could be getting some action on this one absolutely. Great video as always.
Impressive property - gorgeous features! Thank you for showing us this diamond in the rough Nick.
Great property. The one thing that stuck out to me was the angel candle holder. Loved the furniture. Thanks again Nick
Oh my gosh! it's fantastic and the possibilities are endless. It'll be gone in a week at that price!

You should show us your own house one time, Nick!
Yes , my 85 year old mum 🇦🇺 always comments , I'd love to see ' his house ' , sorry Nick , she has ..a bit of dementia.. living the life in 🇮🇹❤️
Nick, a table with the marble top like that is more of a work surface for kneading and stretching dough and preparing food, and less of a dining table.
What €320 euros my God. It's beautiful and not much of a reno apart from bathrooms really and installing a new kitchen and pool. Love it❤
Finally! We’re singing off the same page. 🙏😊 N.
Nick, besides the properties that you shows...I love that you are showing a lot about the country side. I wish I can go back to Italy...my heart is broken 😢...can I hold your camera for you 😂
OMG!!!! 🤩🤩🤩🤩🤩
I want it !!
Love love it !!
Great job Nick !!❤❤❤❤
Thank you. 😊🙏❤️ N
what good old bones here in this gem! everything is here but the tlc to make her shine again! the rustic simplicity is what makes it wonderful :) and a prime example of the charm that is italy! i suspect someone will see the same thing about it because this blank slate is ready for the time and attention it deserves to preserve it. another great find nick! you're an italian house whisperer lol always seeing the best in each property you come across. it's fun each week to see what you'll discover next!!!

Fantastic commentary! The tours are great, but there's nothing like being there. It is really helpful to have you bring your experience to the table with what you would do. Thank you!
Glad you enjoyed it. Thank you N.

Amazing property! For all those that already live in Italy or already prepared to move there, this is the home to buy.
Potential everywhere! A corker indeed. ❤
This is huge VRM..... will make a character country house
Has this been sold? Can not stop watching video!
Yes, this sold in a week. 🙏
Beautiful
You had me at "Huge Knockers"! Seriously though, this place is a no-brainer. Quick question: What would the annual property tax be for something like this? Would it be categorized as a "luxury home"?
No, I think it’s divided into 2 apartments, but I’m waiting for the paperwork. I would estimate the property tax to be around 2,000 a year. 🙏 N.
@@italianproperty ugh... I'm working on my dual citizenship right now. If I was already a citizen, I'd buy this in a heartbeat.
has always a great video so in that price do i get the long underwear hanging in the tool shed you showed up back to Nick 🤣🤣🤣 sorry i just help myself but do love all your videos so i give u a thumbs up
I hope you buy it Nick. You could have an Italian property restoration channel ! ❤
I used to have a restoration company for 5 years, but it was all too much running two companies. 🙏😊❤️
@@italianproperty Ah that answers the passion that runs through your soul. Keep doing what you are doing, we love your videos.....
What you want as a kitchen I would love as a studio ❤
That would be cool! 😀🤗🤗🤗

I'm sorry you couldn't get that property! We are an American retired couple looking to retire in Europe next year. We'd like to maybe refurbish a home in an abandoned village of restorable homes. Would you ever consider partnering on a interval ownership situation?
Good luck!

Meant to say that this was very interesting. The house is great! As usual, I would really like to understand how it all works on a daily basis if you are not doing AirBnb etc. Guess that is not the brief. Very enjoyable nonetheless! More village houses please! Thank you!!
Okay. Thank you for your comment. You can just do B&B. ❤️🙏😊
A Fabulous Find Nick... after you move in, we will come to your Grand Opening!
😂😂
